You will need a Contract For Sale prepared by a professional To list your property on the market you will need to have a Contract Of Sale prepared by a Solicitor or a Conveyancer. You can choose your own professional or we can provide a referral for you. The contract is specific to your property and made of several components sectionalized including a 149 Certificate. You will also need to sign an Agency Agreement engaging Wilkinsons as your listing Agent. This will endorse us, allowing your property to be marketed, to be introduced to buyers and for us to negotiate the sale under the terms and conditions set out in the agreement. The content of our Agreements are set out and endorsed by the Real Estate Institute of New South Wales and comply with state legislation. Once we have an agreed price on your property the procedure is as follows: 1. Have the Purchaser(s) sign the Contract For Sale at the agreed price, and pay a deposit of 0.25% of the sale price 2. Any special conditions are set at the time 3. You, as the Vendor also signs the Contract For Sale 4. Both parties are then committed to the sale under that agreement At this time the contracts will be dated and exchanged under offer, we will now have an expected time frame for you to move out. The sale will now enter into a cooling-off period of either 5 or 10 business days. This time will allow for the purchaser to conduct their Pest & Building inspections, and finalise their finances etc. If the sale does not proceed, the purchaser(s) will forfeit their 0.25% deposit to you. At the end of the cooling-off period the purchaser(s) will now pay the balance of their 10% deposit and the property will be exchanged unconditionally. Your property is now considered SOLD.
