DO I NEED TO BE PRESENT IN THE HOME FOR ANYTHING? No! It’s best practice for the seller to be out of the home for all showings. It’s best for you to be out of the home while inspections are happening. You will get 24 hours notice of when inspections are to be conducted. You also do not need to be present for the appraisal. A licensed Realtor will accompany any professionals who have work to do at your home (photographers, inspectors, appraisers, etc.) so you don’t need to worry about strangers being in your home. WHAT HAPPENS IF MY PROPERTY DOESN’T APPRAISE FOR THE CONTRACT PRICE? If your home doesn’t appraise we will negotiate with the buyer on the best way to resolve the issue. Best case scenario is that the buyer will make up the difference in cash to the lender. However, we may have to lower the contract price to keep the deal alive.

It’s unlikely that you will get feedback from every agent who shows your home. But, we will do our best to get in touch with every agent and find out what they thought about the home’s features, how well it showed, how well it’s priced, and find out what their buyer’s reaction to the property was. If a buyer loves your home and wants to make an offer, their agent will be in contact with me as soon as possible.
