GETTING STARTED PAPERWORK The following paperwork will be completed before you begin working in association with BOND. All paperwork is processed every Monday and Wednesday between 9am – 12pm. You can expect your paperwork to be processed on the Monday or Wednesday immediately following your joining BOND. NEW AGENT FORM – This form is to be completed by every agent starting at BOND. This form includes your social security number, contact information and BOND start date. You will also provide a password that will be used for your email, and BentleyMX. INDEPENDENT CONTRACTOR AGREEMENT – This document is to be completed by every agent starting at BOND. This form covers the policies and procedures at BOND, your commission splits, advertising regulations and fair housing policies. You must acknowledge and agree to this form by signing it. REAL ESTATE BOARD OF NEW YORK (REBNY) FORM – This is a membership application to REBNY and is to be completed by every agent at BOND. BOND is a member of REBNY and therefore every person who holds a license under BOND must also be a member of REBNY. Yearly membership dues are paid to REBNY. A fee of $325 is due upon signing for newly licensed salespersons. A fee of $400 is due for experienced (more than one year) Salespersons. A fee of $550 is due for Associate Brokers. If you are currently licensed with another brokerage, and are up to date on your REBNY dues, you can request a transfer of your REBNY license. The request should be sent to [email protected]. (Please note: prices are subject to change year to year per REBNY.) ERRORS AND OMMISSION (E & O) – $539 will be deducted from your first deal in order to cover E & O fees. This insurance protects you against lawsuits or incidents that may occur during a sales transaction. This fee is due yearly and the amount is subject to change. (Please note: prices are subject to change year to year.)

SALES RESOURCES On the same day as your paperwork is processed, you gain access to the following resources: BOND E-MAIL – You will be assigned a BOND e-mail address. Your password will be the one you provided on your New Agent Information Form. An email will be sent to your manager once your email is live with instructions on how to log in. (BOND has several email groups. You will automatically be enrolled in your office email group & sales emails, and the company email.) BENTLEY-MX ACCESS – BentleyMX is BOND’s internal proprietary listings database for rentals. All agents receive access to BentleyMX. Your BentleyMX username is your first name, space, your last name. The password is the one you provided on your New Agent Information Form. GOOGLE DRIVE – BOND Google drive is by invitation only and provides you with access to our guides, forms, applications and letterhead. An admin will send you an email inviting you to join Google drive. DESK ASSIGNMENT - Desk assignment is left to the discretion of each manager and is determined based on their experience and a desire to create the maximum comfort level for each agent. You will receive your desk assignment when you arrive at your new office. PHONE SET UP – Setting up your phone is unique to each office and individual Instructions. FAIR HOUSING AND COMPLIANCE – If you have any questions about Fair Housing Brian Hourigan.

MARKETING RESOURCES 1. SHOWSHEET REQUEST - Showsheets are created by the marketing department, send an email to [email protected] (If you don’t have the photos, let us know who the photographer was). Showsheet proofs will take a maximum of 2 days to be sent to you. If you need a showsheet for a weekend open house, please submit your show sheet request form no later than Wednesday at 12pm. 2. LARGE QUANTITY IN-HOUSE PRINTING REQUEST - All showsheets should be printed by the admin in your office using the supplied paper. If we are working on a special mailing or event and it is being printed in the marketing department, please allow for a full day for printing. We will always try to honor last minute requests, but they cannot be guaranteed if our printing schedule is full. 3. NEW PAPER FOR BIOS AND TESTIMONIALS - New paper has been created for bios and testimonials. The paper has a black border pre-printed. This makes it very easy to print, simply put it into the printer and print your bio or testimonials. 4. BIOS - If you have requested your bio to be written for you from the marketing department, allow one week turn around time. You will be sent an invitation to edit a draft in Google Drive and once your edits are complete, your bio will be uploaded to the BOND website. If you would like to make edits to your already exisitng bio, e-mail [email protected]. Testimonials pages are created by the marketing dept. as well. 5. E-MAIL BLASTS - If you have requested a personal e-mail blast (not a broker blast) submit your contact list to the marketing department in an excel file. The list must be 100% complete and contain three cells: First Name, Last Name and (1) Email Address. For Newsletter-Style E-mail blast, be sure to submit the content/copy along with any links to articles you would like us to include. For “Broker Blasts” (ie: Open-House Blasts) contact Monika Masarova at [email protected]. [No mailing list is needed for standard email broker blasts, we send it out to the broker community and all BOND agents.] 6. MARKETING APPOINTMENTS - If you wish to discuss a custom project or other marketing related matters, please contact the marketing department to make an appointment at marketing@bondnewyork. com. The marketing department is not able to see agents without an appointment. 7. UPLOADING YOUR LISTINGS - Uploading listings is done using Realty MX and OLR. For complete instructions on how to upload your listings, please see the “UPLOAD YOUR LISTINGS” document on Google Drive. If you are having trouble, please contact your manager for assistance.

MARKETING RESOURCES 8. LISTING PHOTOS AND FLOORPLANS - If you need photos taken of your property, please contact your manager. 9. RENTAL & SALES PITCH PACKAGES - The pitch packages are available in each office. There is also a pdf document, as well as a google slide version available on Drive if needed. If you can’t locate it, email the marketing dept. and they will assist. 10. HEADSHOTS - Prior to the date, BOND will send out an email with detailed instructions— to announce the next upcoming session. At that point, you may sign up for a specific time slot. (There is no charge for headshots). Optional re-touching is available for a fee). 11. BUSINESS CARDS - To order business cards, send an email to [email protected]. They will provide you with the link to the online ordering site. The cost for 500 cards is $85.00 and 1,000 cards is $125.00. Payment must be submitted to your office manager (check or credit card). Once payment is complete, the order will then be approved/printed. 12. TESTIMONIALS - Testimonials are posted on the BOND website by the marketing department. E-mail the marketing dept. with any questions about Testimonials. 13. JUST LISTED/JUST SOLD - 250 of your Just Listed and Just Sold mailings are paid for by BOND. (You are responsible for anything that exceeds the quantity of 250 and will be billed). You have 30 days to use your Just Sold and Just Listed mailings. For Just Listed, it is 30 days from the day the listing goes live. For Just Sold, it is 30 days from closing. To order- send your request to: marketing@ bondnewyork.com. Mailing Lists can be provided to you or you can submit your own. 14. GENERAL QUESTIONS - If you aren’t sure of where to direct your question, email support@ bondnewyork.com and the appropriate person will contact you within 24 hours to assist.
