MAGNUM OPUS A DESIGN INSPIRED BY THIS CITY AND THE GREEN SPACE THAT EXTENDS FAR BEYOND ITS REACHES BUILT TO SUSTAIN FOR GENERATIONS TO COME

INTRO Magnum Opus is built around necessary objectives to design,development and aesthetics. The building is focused on creating a pleasant space, whilst also never omitting its clear purpose of a green space in a concrete dominated landscape. The first floor has a spacious lobby and three adjoining retail units surrounded by large floor to ceiling glazing, giving the feeling that the building and its surroundings are seamlessly joined as one. In a saturated bike environment like Toronto, the building provides an enclosed-bike storage area for extra security needed from the constant bike-thieves riddling Toronto streets. With the core placed towards the East face; more room given towards the west and south end, creating an L-shape for the remaining floors. core placement allowed for a building that better takes advantage of dawn till dusk sunlight by locating suites and green spaces in the direct path of sunlight. The circulation is a simple three sided movement with the eastern face having the core attached, therefore making stair to room movement simple. The building has created a balance by providing clear and easy movement from the core all the way to suite entry. Adding to the alignment of the building, the L-shape complemented the overall building shaped and contributed to the distribution of rooms and movement. The contrasting feature is the forest life on the building taking up most of the view when walking down Queen and Fennings Street. With the city’s requirements of holding onto rainwater, we created a sloped roof towards the landscape, making a draining system that feeds the building’s plant life. 1 | Magnum Opus

[1] SITE AREA The site is 26m by 27m on the east west sides running parallel to queen st west [2] GREEN ROOF The building is comprised of multiple green roofs, to better accommodate to the changing world and to lower the green footprint of the building. [3] VEGATATION The green spaces of the building include planted trees and shrubs native to south western’ Ontario. [5] VOLUME The building accommodates multiple uses: commercial spaces, one, two and penthouse suites [6] SUN INTERACTION The buildings location allows it to take advantage of sun throughout the day during the harshest hours the sun is shaded via green balcony’s. [7] EXTRUSION The building does not follow the typical model for maximizing units, instead it was design for a large green space to be used by all residents. [8] VIEWS The buildings south face outlooks towards king street and beyond, warranting much of Toronto’s beauty to the eye. 6 | Magnum Opus

GROUND FLOOR: The main floor of Magnum Opus serves two functions: commercial spaces for unique Toronto shops and a main lobby/ services area for the residential units. The commercial area of the building will be allocated to three unique services/ shops unique to Toronto each with their own entrance on Queen St. These commercial spaces will continue the theme of the surroundings with special shops alongside Queen St. The main lobby is to strictly serve the users of the residential spaces and is only granted access to those people. The main entrance is found alongside Fennings St. Found in the main floor lobby is the private bike storage which is only accessible via suite owners. The bike storage offers a secondary entrance and exit alongside the lane way. Another secondary entrance is found on lane way as well which leads occupants directly to the staircase.

SECOND FLOOR: The second floor of Magnum Opus unlike the other residential floors, serves two functions. The function every floor has in common is that they contain suites. Floors two through 5 host 3 suites per floor. One along Queen St, another on Laneway, and the last being on Lane way and Fennings. Unique to the suite on Queen St, you’ll find the planteron the suite which is to be managed and maintained by the occupant. However, the unique feature to this storey as opposed to the others is the landscaped area. The landscaped area is home to a variety of vegetation. The vast varieties ofvegetation will find occupants in admiration of natures beauty or relaxing in the area. The landscape serves manyfunctions beyond an outdoor amenity space for occupants. The fairly dense landscape serves numerous purposes for the surrounding environment and mankind’s trouble with global warming. To ensure the longevity and prosperity of thelandscape, long processes of detailing and planning has gone into the design of the space. This landscape can be seen from the corridors on every floor as well as the suites from the floors, giving occupants a beautiful view.

PENTHOUSE: The largest suite found in Magnum Opus, Suite 601. This suite is unique not only because it has the largest area in the building, but it also grants access to the penthouse. The green roof found on the pent house alongside the view of Toronto will most certainly be a prime spot for relaxation. The penthouse is exclusive to the occupants of suite 601. 15 | Magnum Opus

Magnum Opus will propose to mix two dominate forms seamlessly into a single building, it will invoke sustainable ideas and show the world what urban and green spaces can become. Magnum Opus was designed for Toronto, but the concept is far greater; the world is changing, let us not allow our dated technologies to keep us in the past and out of touch. 23 | Magnum Opus



MAGNUM OPUS: Masterpiece, magnum opus or chef-d’œuvre in modern use is a creation that has been given much critical praise, especially one that is considered the greatest work of a person's career or to a work of outstanding creativity, skill, profundity, or workmanship.
