Solution The new bridge was completed in 5 working days, facilitating the redemption of the existing arrangements whilst also raising the additional funds required to commence the new planning application.Regulated PurposeBridging Our clients are in semi-retirement and looking to downsize from their Loan Amount: £320k 4 bedroom house to a 2 bedroom bungalow. LTV: 48% Challenge Term: 12 months They had already identified their dream property in a desirable area close to where they live. As property moves very quickly in this area, the clients didn’t want to lose it whilst waiting for their sale to complete. Due to the clients age, income and timescales, a traditional mortgage was not a viable option. Solution Finance 4 Business arranged a regulated bridge over a 12 month term at 0.54% pcm for the full amount required. The clients were able to complete the purchase, carry out some refurbishment and move in within 6 weeks. Clients property was on the market and awaiting confirmation of sale. The proceeds of the sale would allow them to redeem the bridge and provide surplus monies to enhance their retirement. 5

Case StudiesTraditional PurposeDevelopment Client looking to redeem their existing finance which was used Loan Amount: £3.3m to purchase land and complete the construction of 3 high quality LTV: 58.8% executive homes. The properties were situated in a very desirable location in Warwickshire. Term: 6 months ChallengeExitDevelopment Due to delays in planning consent and foundations not being completed, the existing finance needed to be redeemed and a draw Loan Amount: £830k down facility implemented all within a tight timescale of 3 weeks. LTV: 67% Solution Term: 12 months Finance 4 Business raised an initial £1.4m enabling the client to redeem their existing finance and make up a shortfall due to complexities on the build. A further £1.9m draw down facility was also implemented within the 3 week timescale. The new arrangement included no exit fees allowing the client to retain all the profits. Purpose Client was looking to redeem their existing development finance and raise additional funds for phase 2 of the project. Finance 4 Business arranged the finance for phase 1, so we were fully aware of the project and the costings. Challenge Our clients required the additional funds, prior to the completion of the existing development. Phase 1 was nearly complete and all funds had been draw down. Planning permission has been granted for phase 2. Solution Finance 4 Business were able to provide an exit on the existing development enabling them to repay the existing £600k development finance. We also raised an additional £230k to convert a public house into residential apartments. The value of phase 1 was £1.35m, meaning there was sufficient equity in place to meet all of the clients’ requirements. 7

The lenders were concerned about serviceability and there was also a reduction in the value of the property.
