Due to store opening date pressures, theclient challenged HB Projects to improve the fit out programme. Byoverlapping the shell construction with the fit out, HB Projects were able todemonstrate a reduction in overall programme which met the requiredopening date. HB Projects were subsequently awarded the fit out package torun concurrently with the shell construction. Severaldesign and site challenges were encountered and overcome, withoutaffecting the programme, including: • Various scope and specification changes throughout the project • Boundary and Party Wall issues due to insufficient pre-development information • Insufficient site investigation information resulted in unforeseen ground conditions which had to be addressed as they were encountered. The partnership with sister company HBPW Consulting was invaluable in dealing with these challenges • Neighbour objections and noise restrictions – the site is bounded on some sides by residential properties. Initial hostility and objection was overcome through HB Projects opening lines of communication and spending time with the neighbours appeasing their concerns. Due to noise restrictions, site working times were restricted • The project achieved the required BREEAM rating of ‘very good’ with ‘exceptional’ thermal efficiency

A scheme was required tocut and fill the wasteland and pond areas respectively, and construct a newconcrete hardstanding across the area.
HB Projects Ltd Reservoir infill and new car park Case StudyThis project presented a number of challenges, including:Ecology:Bats – A phase 1 habitat survey identified the existence of a bat population inthe area. In light of this, a phase 2 bat survey was conducted. This concludedthat the scheme would not impact the local population.Pond life – an aquatic life survey confirmed that the pond contained no fish.Water quality – chemical testing of the water confirmed it was suitable fordisposal to the local drainage network.A 4m wide landscaping strip was planted to the length of the site boundary.Silt:Removal of the silt in a liquid state would have attracted high costs throughthe use of pumped tankers.A bund was created to the perimeter of the wasteland area within which thesilt was placed.Once settled, the water was drained from the surface and the cohesivematerial was disposed off site in wagons.Made Ground:Trial pits established that the made ground contained approximately 50% ofsuitable fill material.A 3 stage vibrating screener and crusher were mobilised to extract thesuitable material and crush to a suitable size for use as a 6F2 fill material.This material was placed in layers and compacted to raise the levels to thepond area.Construction:A new concrete hardstanding was constructed over the prepared area.Associated drainage was installed, which provided a facility to 'lock down'the hardstanding in the event of a spillage using a penstock. Bunds to thehardstanding perimeter hold the spillage until it can be neutralised orremoved.Gabion baskets were constructed as a cost effective means of maximisingthe size of the hardstanding.The project was delivered on time and on budget.

The development site was located between the existing production andvehicle loading areas, and so meticulous planning of site logistics wasrequired. This resulted in the daily (sometimes hourly) evolution of sitepersonnel and traffic routes.
