Feasibility Study Winchester Rackets & Fitness Club Room and Gym Refurbishment Feasibility Study 1833-R-0 Date: Revision: By: Checked: 22.12.01 0 LB DG 160623-Ref-BlankA3LReport copy copy ISO 9001 Version 3 Date: 12 February 2016
Following previous studies undertaken in 2020 that involved the introduction of a new Introduction build gym building, the club concluded (Post Lockdown) that they did not wish to proceed with a significant expansion of gym facilities. We have also considered the equalities act and in particular access for wheelchair users. The number of steps and levels changes make this challenging but at this stage our This study looks at a reduced scope concerned with two key projects: ambition has been to gain access to both floors of the expanded gym facilities and the •Refurbishment of the clubhouse - Project 1 Club House. We have also included an accessible changing room and WC. •A small expansion of the gym facilities - Project 2 The extent of access and features can of course be tuned once costs are understood Project 1 across the project, Facilities can be arranged in order of priority and added when funding •Refurbishment of the existing Clubhouse Building including: is available. •New entrance screen/fence and branding •New court facing glass wall with solar canopy above terrace With the new iteration of the Building Regulations published June 2022 we have also •New office and store/plant space considered opportunities to enhance and improve the thermal performance of the •Refurbished interior - both floors building and its future energy consumption. With the orientation of the club house there •External envelope upgraded are also clear opportunities to add solar panels to the clubhouse roof. •Additional insulation and reclad - (subject to Building Regs requirements and approvals). Project 2 Its essential that the as much as possible can remain in operation whilst refurbishment is •Refurbishment of The Gym including: taking place to maintain business continuity. At a later stage a detailed phasing strategy •Extension into 1 squash court will be required to map the sequence of works. At this early stage we have made new •Refurbished interior additions distinct and stand alone to limit disruption. •Potential new fire escape staircase •External envelope upgraded •Additional insulation and reclad - (subject to Building Regs requirements and approvals) Towards the end of the previous projects in 2020, a full topographical and measured survey was undertaken. For this study this has allowed us to look at the levels with greater accuracy, particularly the various ceiling heights, steps and levels changes that occur within the existing building. For this Feasibility Study we have anticipated what may required for means of escape, particularly where occupancy is likely to increase. During later stages of the project our assumptions will need to be verified by Building Control and the Fire authority.
