Central www.CoffeOutlets.com If you frequent any coffee shop in Wichita, be it a large chain or an independent coffee shop, you will likely come into contact with one of Rebecca McNelly's organizations without even knowing it. When she is not slinging espresso at Kookaburra Coffee, her westside cafe showing espresso machines to coffee shop owners at her equipment showroom, or developing content for her online sales platform Coffee Outlet, she is acting as the CEO of BGW( BrewGrindWater), a now nation-wide specialty coffee equipment service based in Wichita with fiield offices in Missouri, and Arkansas. \"My first coffee memory was making lattes during my ddad's mission service in Springfield, Missouri called Friday Night Coffee House. He found a little prosumer espresso machine so that I could make drinks. I think I was about 9 years old. He believed everyone deserved something nice, no matter the circumstances they were dealing with. I loved being a part of that.\" McNelly's start in the specialty coffee industry was sweeping floors of a then southwest Wichita-base coffee roaster , Corsair Coffee. She eventually worked her way up to managing the business as wellas becoming their head roaster. Here she learned how to source green coffee, new coffees, and manage the distribution of coffee and products to hundreds of customers across the state of Kansas at just 19 years old. \"I 'll never forget the day the owner of Corsair walked into my office and dropped a stack of what I would soon find out were technical manuals for coffee equipment. I was informed I'd now be responsible for bfixing equipment in the area. I was both excited to learn something new and terriffied of what seemed to be an impossible tasks.\" Even 2019 there is no formal schooling, training, or education for learning how to service specialty coffee equipment, eveAndathmoHuigllh the skills require include the understanding of complex, high-voltage electronics, hydraulics,plumbing software, and how to properly make coffee. It was even harder to begin her journey as a coffee technician in the mid -2000's when most espresso machine makers didn't have a US - based office wiith manuals and techniical support available. \"I remember walking into my first service cal with a toolbox full of mostly inadequate tools and spent a lengthy amount of time on the phone with a very patient tech support individual.\" Continue on next pages

In 2009, McNelly was hired as the orginial manager of Mead's Corner, the well-loved downtown Wichita coffee shop. Mead's was McNelly's formal introduction into retail coffee and the training ground where she honed her skills as a barista. \"I grew up in the mission and helping people. Through Mead's I was able to pair coffee with an organization that's purpose was to help people and that was a very special thing to me.\" From Mead's the then 23 year old began working as a founding partner of Reverie Coffee Roasters. After nearly a year she broke away from Reverie and founded Heartland Tech, the business that would become BGW and Coffee Outlet. The coffee equipment service industry isn't something most people think about, it's often thought of when someone has an equipment issue or a custom notices someone working on the espresso machine at their favorite coffee shop. Without coffee techs to maintenance and repair espresso machines no one gets their latte in the morning. I think coffee techs are the unsung heros of the coffee industry. Heartland started in 2014 as a one woman operation. The production professional turned barista turned technician began servicing independent coffee shops all around Kansas. Through the on boarding of a few key accounts and the laborious task of personally mentoring and training team of technicians, she was able to expand her business into Missouri and Arkansas. \"Coffee shops rely on their equipment to generate revenue. Their whole business model is built around it. Qualified, well-trained, and reliable service providers are something the entire struggles struggles to find.\" Recently, Rebecca had the itch to get back into what she calls \"playing with coffee\" She, along with her fiancé's father and native Australian, Edward Fox, dubbed their venture Kookaburra Coffee. \" From a young age I was always fascinated with Australia and just so happens my fiance and his family are Australian. It was the perfect name.\" A year after purchasing their mobile coffee trailer, Kookaburra found a brick and mortar home just west of Tyler on Central. The 1,500 sq. ft cafe boasts beautiful white brick, a large custom bar, plants hanging from the ceiiling, dozens of house -baked pastries, and her \"favorite possession\" a fully customized Synesso Hydra MVP espresso machine. The shop also has a drive-thur for customers on the go. The new cate serves as a space where the \"coffee snob\" and not-so-snobby coffee drinkers can both find what they 're looking for, what McNelly calls \"the fusion of third-wave and approachability. L oan O f f i cer As I talk to a new client, I hear him apologize for not knowing and remembering financial details from the last time he got a mortgage. This happens quite often. I went to high school, earned an undergraduate degree and graduate degree and was never taught about credit or home loans. I assure this client we will work together so that he is informed and confident in this process and no questions are stupid questions. As I write to you, maybe thinking about buying your first home, refinancing or moving, here are some basics to consider. Start early. Most find a home they love and then decide they should look at getting qualified for a mortgage. If you are thinking about buying a home in the future, even if it is a year out, I recommend you call to put a plan together. For example, maximizing your credit score can help you qualify for more loan options and may get you a lower interest rate. Here?s a quick tip: if you have a credit card with $1,000 credit limit and your balance is $990 you aren?t maximizing your credit score. If possible, you should look to utilize only 30% of your available credit limit. If you have a $1,000 credit limit, that would mean you keep your balance under $300. In addition, it is key to ensure your credit card is reporting to all three credit bureaus. Each time you make an on-time payment, that should report positive information on your credit. Know your options. There are different lenders with different loan products. Some have limited options, some a wide variety. We offer a wide variety of loans. I believe, for us to do our job properly, we need to explain the benefits and shortfalls of each loan. I always use the example, if we are working with a first time home buyer who has been qualified and looking to use an FHA loan and they happen to be home shopping in areas on the outskirts of Wichita, they could possibly qualify for a USDA loan which has a lower down payment and lower monthly mortgage insurance. You don?t need to research all these options and know the specifics of various loan products, that could quickly become overwhelming. I do recommend working with a lender that will have this discussion and look at all loans you qualify for and explain the pros and cons. Know that rates aren?t a one size fits all. Many times, the rate advertised is the lowest rate possible. That means it probably is based on someone with a 760 credit score and 20% down payment. You may then have a 650 credit and a down payment of 3.5% and not understand why you aren?t quoted the advertised rate. Interest rates are typically based on risk, the less money you put down and the lower your credit score, the higher the risk and the higher the interest rate. Feeling overwhelmed?
