MEET THE CORE TEAM FRASER MURRAY Fraser is a former Professional Football Player who moved into DIRECTOR construction and property sales. With 15 years' experience in the construction industry covering various roles. Over the last 5 years, Fraser has developed into a property market expert and is CEO of REIP UK Limited. Fraser's wealth of knowledge and experience within property will play a major part in growing Murray Property Holdings. Away from work, Fraser holds the Charity 'Ataxia UK' close to his heart and likes to help out where he can, with future ambitions to utilise his property experience and put it to good use within the Charity.

MEET THE CORE TEAM PETER MURRAY Peter worked in the Freight and Logistics sector for over 15 years, building key relationships with customers' logistical DIRECTOR AND operations, guiding and growing their businesses CLIENT RELATIONS MANAGER worldwide. It was during this time that Peter built on his business skills and is focused and driven in everything he is part of. Peter also holds a wealth of experience as an Internet Marketer, successfully building his own brand online by implementing successful strategies and is results driven. With his clear passion for property these key qualities make him a great asset to the company. Peter's skills in negotiation, sourcing and customer relations is a vital part in the continued success of Murray Property Holdings.

MEET THE CORE TEAM STEPHEN MURRAY Stephen has 30 years' experience working within the DIRECTOR AND construction industry. His journey started as an Apprentice Electrician and working to become a fully qualified Certified PROJECT MANAGER Electrician. Projects - Stephen Murray Stephen then progressed into a Foreman role, before moving into Site and Project management. He has a wealth of knowledge managing and overseeing projects from beginning to completion, which will be invaluable to the development and growth of Murray Property Holdings.

MEET THE CORE TEAM PAM ANGUS Pam has successfully developed a combination of ADMIN MANAGER managerial and communication skills having worked in the Secretarial industry for over 25 years, holding numerous Executive positions. Pam has continued to build on her skillset over the last 5 years to include web design, graphics and digital marketing to UK and International clients. Having worked in the past as an Estate Agent, she is a keen property photographer and property investor, making her the perfect fit for her role at Murray Property Holdings.

MEET THE PROJECT TEAM SHEENAGH GRAY Sheenagh founded Framed Estates in 2012 after working for several private BArch(Hons), PgDip AAD ARB Architectural firms and National Housebuilders. Her experience ranges across all sectors, including residential, leisure and commercial. Portfolio - Framed Estates Sheenagh established Framed Estates with the goal to bring various professions and trades together. Sheenagh continues to build up an Architectural company that is not only known for high quality and design, but also encourages strong links between all levels of the construction team. She endeavors to encourage the FE Team to design well and build well, respecting all parties involved in the construction process. This makes construction management key in all projects, from concept to completion. Whilst managing Framed Estates, Sheenagh also lectures in Construction at West College Scotland. He spent a few years working for major construction contractors in the UK including Balfour Beatty and Morgan Sindall. OPTIONS AND PROCESS WE DELIVER THREE MAIN SERVICES:: 1. GUARANTEED RETURN ON INVESTMENT Your investment is secured against the particular asset, plus the income from the let that the project is on. In return there will be a pre-agreement of the % of interest per month, either paid monthly or typically rolled up at the end of the agreed timescale. This will be formed in a legally binding loan agreement drawing up by solicitors. 2. As we guide you through the process you will receive 'paid interest' on your loan. Step-by-step we teach and provide invaluable knowledge on the go, from sourcing the property at the start of the process, to refurbishing the selected property or properties, right through to the rental at the completion of the project. All whilst earning a substantial return on your investment.

OPTIONS AND PROCESS 3. JOINT VENTURE BUY TO SELL PROJECTS The sourcing, development and sale of residential property, aiming for very significant profit for both partners. You are the funding partner and Murray Property Holdings is the delivery partner*. Please note this service is only available to VIP Members who can evidence compliance with FCA Policy Statement PS13/3. The JOINT VENTURE Agreement shares the profit equally, on a 50/50 basis after all costs. Costs in the main include the buying cost, renovation costs, professional fees and other costs directly attributable to the cost of bringing the project to the market. BUY TO SELL - Buy, refurbish to add value, sall (Investor supplies the funds, Murray Property Holdings deals with the rest) 50/50 split in profits after all costs. Examples of projects are: Residential (refurbishments, extensions, loft conversions) Land and new builds Converting large properties into smaller units

OPTIONS AND PROCESS 3. JOINT VENTURE BUY TO SELL PROJECTS BUY TO HOLD - Portfolio bulding within a formed LTD Co (SPV) Investor supplies any initial funds needed and is mortgageable, Murray Property Holdings Ltd, takes care of everything else, all equity and monthly rental profits are split 50/50. HOW THEY WORK OVERVIEW - We like to agree the principle of working together on Joint Venture projects well in advance of us both getting excited about a specific deal. So, if doing one or a number of Joint Venture Buy to Sell projects with us interests you, please get in touch and have an initial conversation. We will talk through the likely financial scale of the project, timescales, and discuss most of the usual risks inherent in a Buy to Sell project, so that we can understand how our Joint Venture partnership would respond to a blip in a property project - the joy of property ensures that this does occasionally occur. We generally like to start with a smallish project, which allows us both to get comfortable with the working relationship, before we 'rinse and repeat!'. This can be a highly profitable method of work with us for you. Please note, due to the introduction of 13/3 we do need to ensure your situation allows us to take part in Joint Ventures. We therefore require you to complete some paperwork for verification. We are acting in good faith with the intention of making a profit, but we cannot guarantee the profit deliver, due to the variable nature of buying and selling property.

OPTIONS AND PROCESS OVERVIEW (continued) Usually you will own the property, as that feels more secure for you. You fund the purchase and the cost of refurbishment. You pay the reservation fee as normal to secure the deal, and upon exchange the balance of the sourcing fee. This sourcing fee forms part of the costs, to be deducted from the final profit, on a 50/50 basis. We sign a Legal Agreement outlining the terms of the Joint Venture. We manage the sourcing, refurbishment and sale of the property, with regular communication to you. The property is sold with the profit share split on an equal basis after all costs. GENERAL DUTIES OF BOTH PARTIES Murray Property Holdings Ltd sources the deal and appoints you a solicitor and brings the deal to legal completion. Identifies works required, selects the right refurb team for the specific project and manages the refurbishment, along with staged payments. Dresses the property for sale. Appoints the right local Estate Agent and conveyances the sale until purchase (unless the project is a build to rent). Maintains costs on spreadsheets and provides you with regular updates. Split the profit 50/50. YOU - Pay for the purchase of the property, through cash or cash and normal funding. Pay for the formal funding requirements such as survey and fees, if needed. Pay the fixed price build costs to Murray Property Holdings Development account in advance of build starting. Responsible for all finance costs. Split the profits 50/50.
