SEPTEMBER by the NUMBER$ September was another rough month here at Castle & Cooke as well as industry wide with both having one of their worst lending months on recent record. “So many things that effect our business were in play in September” said Rick on his Coffee with Cardillo call. “Rates continue to inch up. Inflation continues to grow. Housing prices are declining but not at a pace that has brought many buyers off the sidelines” he continued to explain, “and as result, there is simply less loan production out there to grab.” He also explained that interest rates are the highest they have been in over 20 years. Castle & Cooke funded just over $41 million in production which is the lowest we have seen in a very long time. We did have some bright spots as we saw a greater percentage of government business which Rick explained is a higher revenue product that conventional. We also saw a sharp increase in our second mortgage products that were introduced a few months back which is a great way to offset the loss of refinance business. Also, our purchase transactions continue to be our main source of production which is what we are known to be best in class at. More positive news is that we do expect to see some breaks in the coming months. There is speculation that rates may rally by the end of the year, and we expect to see more purchase activity as property values continue to drop making it more affordable to buy with the higher rates. “As we have discussed on previous calls, we are doing everything we can to continue adding products that can reach more borrowers to help our producers make more loans in this tight production environment,” said Rick. “We are attending the MBA Conference next week and will be meeting with many investors partners with the goal of quickly developing better options on our adjustable-rate and temporary buy down products to help buyers afford homes today”. Rick once again commended the entire team for all the hard work and commitment to success they have shown through the adversity. “Great companies don’t fail when the going get’s difficult, but rather they find ways to succeed…and we are a great company”. He further explained that we are built to weather the storm and grow strategically with the financial position we are in. “Simply put, we will make it through this period together.”

Quality Control Our QC team divided and conquered this year for their castle care projects. Kori: went and volunteered at the Salt Lake area Best Friends Animal Sanctuary. She checked in donations, did laundry, cleaned kennels, and restocked. She says, “I forgot to take photos while I was there however, I did come home with two new friends…yep I’m a sucker. Meet Oona (the little white boy), and his sister Onyx (little female). I lost a couple kitties two years ago and in a moment of weakness and complete happiness brought these two home.” JeNean: is receiving care from the castle as she recovers from shoulder surgery. Get better soon JeNean! Leslie: supported a local program, Backpack Buddies, whose mission is to relieve hunger for local children. They send food home to children who are dependent on the free and reduced lunch program so that they have food over the weekends and holidays. Thanks, QC, for sharing that the Castle cares!
Underwriting When your team is spread out across the country, serving together looks a little different. The underwriting team went and served their communities by giving of time and donations to their local food banks in addition to those impacted by the recent hurricane in Florida. Kristi Fuller, Sr Underwriter, shared of her experience, “I actually did 2 donations: 1 for NA Food Bank – I gave enough to cover almost 350 meals! & then a donation to Florida for aid to the peeps for Hurricane Ian. Living in Alabama, Florida is my neighbor & I have been to many of the places that no longer exist or have been majorly impacted by this storm -just so heartbreaking.” Thanks, underwriting, for caring for those impacted by hunger and the storm!
Compliance & Licensing With the rising numbers of homelessness along the Wasatch Front, the Compliance team wanted to help make a difference for those who are trying to better their lives. The Rescue Mission of Salt Lake offers help to the homeless by getting them back on their feet. They are a non-profit organization that does not receive any government help. All assistance is from donations by people like us in the community. So, we decided to do a donation drive for the items that are needed most. We received tons of toiletries, socks, clothing, and just over $145 in online donations! Thanks so much to everyone who donated! Las Vegas One of the ways that the Las Vegas team shows they care for their community is by participating in the annual Superhero 5k race. This race supports local superheroes, the children and their families who battle childhood cancer. The event is organized by the Candlelighters Childhood Cancer Foundation of Nevada, which provides emotional support, improving the quality of life, and offers financial assistance to families in need. Their goal is to allow families to focus on the journey and on loving their child. This year, Amy French, Tanya Cobler, Linda Douglas, Ricky Montanez, and Greg Price were able attend and cross the finish line.

EMPLOYEE HIGHLIGHT Lori Kodama Loan Processor, Boise ID Lori Kodama has been a Loan Processor in the Boise, Idaho branch for the last 3 years. She enjoys their small office of 3 people, Suzi Boyle (Branch Manager) & Brian Rose. They have a very close relationship and all work very well together. She has been in the Mortgage Industry for 20 + years experiencing management and processing. I grew up in a small town of Ontario Oregon and then moved to Meridian Idaho. I first got into the business with Key Bank Loan Center and then moved on to an actual mortgage company. I worked at Academy Mortgage for 11+ years and then Eagle Home Mortgage for 6 years. I am hoping Castle & Cooke is my last home. I really enjoy this company and have made a lot of special relationships. Lori enjoys spending time with her cat “Koda” and her niece’s. EMPLOYEE HIGHLIGHT Siera Gomez HR Coordinator Hello, my name is Siera! I’m one of the HR Coordinators and have been in this field since fall of last year. I come from a big family (7 siblings) and adopted a little dog named Alfie last summer. He and I live in Kansas now (cue the Dorothy and Toto jokes) and are very slowly putting together our little apartment. Along with working with the Castle and Cooke Team, I am pursuing a master’s in human resource management. My passions include books, crafts, and buying rugs I don’t need and can’t afford. And of course, buying tiny sweaters for my tiny dog. FASCINATING FACT: One fun fact about me is that I am deeply entrenched in pop culture and regularly go down long rabbit holes to make sure I have every update on every scandal that ever occurs. We have 4 grown children (1 of them is Assistant Underwriting Manager married) and 2 grandchildren (ages 5 and 15). They keep me very busy. Love being a Grammy. No pets. I am from Pennsylvania and have lived in CA, Chicago, Indiana, and here in Utah for 31 years. I love to cook and bake (ask anyone @ CCM). The thing I really like the most about UW is digging through the guidelines to find a way or thinking outside the box on SE income to get the borrower approved & to the finish line. At the end of the day knowing you helped a 1st time homebuyer meet their dream of homeownership or a repeat borrower moving up, is a great feeling. Prior to coming on board with Castle and Cooke, I worked for a large privately owned wholesale lender who was licensed in 21 states. Get to know Kristi: I am an Alabama girl (WAR EAGLE), married 23 years, currently I have 2 beautiful fur-babies (German shepherds). I am a huge animal lover (all kinds) and usually have a house full, my spare time is spent watching college football, DIY projects, playing with my dogs & ignoring my chores so I can enjoy my pool.
solomon shunnara Industry Experience: I’ve been in the mortgage industry for 15+ years and have been an underwriter for the past 10 years. One of my biggest beliefs in underwriting is having my internal clients understand the “why” behind my deci- sions. Building strong relationships w/ sales, processing, and closing is a critical part of having a good business relationship. Trusting each other is a major factor that enables us to do things in business that sets us apart from other companies. Lastly finding the common ground to get to the “yes” we all seek and get that final approval to close the loan. Senior Underwriter I truly love working here at CCM! Over the past 3 years, I’ve built some amazing relationships with co-workers. When I first walked into this place, I had people come up and say “welcome to the family” I was a bit taken aback by this and didn’t quite buy into it right away. Soon after, I real- ized that this company does, in fact, operate like a family (dysfunctional at times) but in the end, there’s a lot of love and respect. We all have a common goal, of getting the borrower closed ethically & being the best in the business, which I truly believe we are. Get to know Solomon: I reside in Mesa, AZ. I’ve lived out here for 23 years and moved from IA in 2000. People always ask me what brought me to AZ, and I always say to get out of IA. I’m a father to 3 beautiful girls, ages 20,11, & 8, of which I share 50/50 custody with their mom. I absolutely love being a girl Dad to these 3. Raising little humans is a true chal- lenge today, but very fulfilling. In my free time, I love to fish! Does not matter if from the banks of a lake or river, on my boat, or being out on the ocean. Fishing is one of my favorite past-times. Teaches me patients and is very rewarding when u get that big ol’lunker reeled in. I’m a huge Min- nesota Vikings Fan. I choose this team at a young age growing up in IA and have been cursed w/ heartache my whole adult life. Industry Experience: I’ve been in the mortgage industry for 10 years. I spent 8 years processing and underwriting for my previous employer, and I’ve been underwriting with CCM for 2 years. I am a very detail-oriented person and love to jump in and analyze numbers. What a journey! Get to know Angie: Going on 34 years (25 married) with my husband. I am a proud mom of two grown sons (fun fact – the youngest, Daniel works for the CCM, also). I have a 4 yr. angelica vega old grandson who lives in Des Moines, Iowa & he facetimes me every night…I love being a grandma! Oh – I am avid baseball fan – L.A. Dodgers being my Underwriter favorite team as I was born & raised literally a couple of miles from the stadium…my family & I moved to Southaven MS in 2019, which has been a huge but welcomed change. I have held several positions, but Underwriting is my favorite. No borrower is the same and every loan has a different scenario. No such thing as cookie cutter and that is what makes it exciting. We can make a difference in a family’s life and that is truly a great feeling. Get to know Sandra: I live in the great state of Utah with my sandra carlson (gerrard) husband. I have 2 children, my son lives in Logan, UT with his wife and my two grandchildren. My daughter lives in Sr. Underwriter Florida with her husband who is in the Air Force with my granddaughter. Being Grandma is the best!! My husband and I spend a lot of time in the mountains camping and fishing. We love to be outdoors and there are so many adventures that we planned. There are 5 National parks here is Utah and I have only been to one (Capital Reef). One down 4 to go.
