Sometimes our successes are simply that we survived our struggles and that we are still together. OCTOBER by the NUMBER$ “October was another month of lower production compared to our past but right in line with what is happening in the industry right now” said Rick on his monthly Coffee with Cardillo call. “However, we did do slightly better than we did in September, and we saw an encouraging sign in our locked pipeline which showed a little extra life towards the end of the month. We hope to build on the little spark for November and to finish the year with momentum going into 2023.” Rick explained that the company funded $42.5 million in production which was 82% purchase business. He also detailed that we retained servicing on 30% of that production to further emphasize our commitment to maintaining and even building our servicing portfolio as a primary goal now and into 2023. “Last week was tough. We had to reduce our workforce as we continue to make sure our costs are in line with our current production. We see this level of production sticking around for a little longer and it is important for the long-term health of the company to make sure we are financially prudent today” Rick explained. He also made a point that we were not sitting back in idle just because the market is down and emphasized that we have hired several new producers who should all make an immediate impact on our bottom line. “Our new branch in El Paso is starting to really take off and we have added additional new producers in Oahu and Bakersfield, several of whom are former employees returning to the Castle.” Again, Rick mentioned that a primary goal right now is to continue to find additional opportunities that are available to help grow our production, including adding new product and features we do not currently offer. “We are looking at additional buy-down products, better ARM pricing, better Jumbo pricing, a full 203k outlet and some other niche products to help our producers be more competitive and to serve a wider audience.” He also pointed to all the great marketing options we have and encouraged all producers to take the time to review the latest Grow Time edition to see what is available to help them grow their production. Rick finished the call by restating the company’s commitment to the business and that we still had “bullets in our gun” as we continue to navigate the choppy waters of our industry right now. “We are in a good position because we’ve made the necessary moves before it was too late and are looking forward to crossing into 2023 with a growth mindset.”

EMPLOYEE HIGHLIGHT Kellie Edmondson VP of Compliance Kellie Edmondson has been with Castle & Cooke Mortgage for 5 years and is the Vice President of Compliance. A phone call from her brother asking to be his Loan Processor is where it all started and Kellie hasn’t been able to break away from the industry since as next month starts her 20th year. Kellie was born and raised in the Bay Area and will always have a love for the ocean...and her Bay Area sports teams. Kellie’s greatest accomplishments are raising her two sons…Ridge (12 years old) and Talon (8 years old). Free time is spent helping with homework and cheering them on in their sporting events and academic achievements. “Being a Boy Mom is the best!” Kellie enjoys sports of all kinds, the outdoors, scrapbooking, and spending time with family. FASCINATING FACT: Aside from the ocean, Kellie’s favorite vacation was when her family experienced a bird’s-eye view of Mt Rushmore while riding in a helicopter.
EMPLOYEE HIGHLIGHT Ricky Montanez Loan Officer, Las Vegas NV I was born in Los Angeles and moved to Las Vegas in 1995 to attend UNLV. It was my senior year where I took my first job in the mortgage business as a loan officer assistant. I graduated with a bachelor’s in accounting and intended to move back to LA, but I enjoyed my job and was learning so much that I postponed my move back home. Fast forward 20+ years later, I still live in the entertainment capital of the world and work for a great mortgage company. I’ve been working at CCM for 5 years, and I can say without a doubt that the people, culture, and support are what make it the ideal place to work. I have helped many families obtain their goal of homeownership while experiencing the expansive growth of our exciting city. I like to stay active and enjoy working out at the gym, running, hiking, and more recently, mountain biking thanks to Greg Price! He took me out onto the trail in 2020 and have been hooked ever since. FASCINATING FACT: All throughout elementary school, I was in the boy’s choir at my church and have had many solo soprano performances. And now, I can barely hold a note and the thought of me singing karaoke makes me anxious.
M ayUtah The Murray, UT, Branch of Castle & Cooke Mortgage opened it’s doors in May of 2020. Nestled right in the middle of Murray, UT. Branch Manager Stewart Bates, took an 18 month hiatus in 2018, and in 2020 returned to Castle & Cooke Mortgage with nothing but open arms. Stewart has been with Castle & Cooke as a Branch Manager for 13 years. Prior to hunkering down in Murray, he was the branch manager of the Castle & Cooke Union Park Office. The Murray office takes pride in what they do, and LOVE helping clients with the best service possible. Murray is a very tight knit team who love to work hard in order to play hard!
Stewart Industry Experience: I started in the business Dec 1986 when rates were 11-12% interest. My first loan was $58,000 as a refinance reducing the rate Bates from 17.5% to 11.5%. The borrowers were thrilled. Appraisals $95, lender fees $250 (which included credit, tax service etc.) Everything was done by snail mail including credit reports, VOE’s, VOD’s and appraisals. Back then did Branch Manager applications on two pages, (front and back) handwritten, 9-2900’s were 1 page, x 4 pages with carbon paper between each page, then flip them backwards so you could write or type on the other side. (4 colors, one for file, one for borrower, one for FHA, one for lenders file). We had Metes & Bounds, not legal descriptions, and FICO scores didn’t exist. No computers to calculate APR, we used an HP 12 C to calculate the APR… Things have changed a lot since then. The only thing not changed is how important it is to be honest and importance of customer service. I have had all positions in origination, from Loan officer, branch manager, Vice president etc. But my passion is being front line dealing with clients, and referral partners. I love what I do. A little bit about Stewart: I am married 40 years to an angel. She has put up with me for along time. She is the one that got me in the industry. Since she filled the operations part of the business since 1982 and retired in 2019. She taught me all I know about this business. Most of CCM knows my wife Pam, and knows that she is an angel. We have 4 children (3 boys, 1 girl), and 5 beautiful fun grandchildren (4 girls, 1 boy). They truly are the love of my/our life. I enjoy playing Poker, (played in the world series once) spending time with family, friends & acquaintance. I like make people laugh, even at my own expense. I sing, which you may never hear. I have a good eye (literally) for fine art. (collections I have acquired over the years) Favorite Vacation Destination: I am spoiled, because my back yard is my favorite vacation. It is where magic happens. People come to our home in the morning, and don’t leave until later at night. (Some ������stay longer) Pam and I pride ourselves in making people feel welcome at our home. They eat well, drink well, and the conversations are magical. Ask Danny J….. We have been to Mexico (Many times), Hawaii (many times), UK (many times), Italy, Denmark, and Spain soon in January. We also have a place in Las Vegas, and we enjoy spending leisure time there (Go RAIDERS!). Favorite Drink: Hmmmmm…. Do I have to pick one? I enjoy a nice Whiskey. Prefer Blantons, but settle for Jack. I like a good Martini, (shaken, not stirred), Red wine, and whatever someone has on hand. Scotch as well, with a good cigar and a rainbow!
Christina Industry Experience: I have been in the mortgage industry for 24 years. I have done all aspects of the Operations side of Mortgages. Started with processing which led to my own contract processing company. Changed Bush pace a bit in 2008 and worked on and learned the ins and outs of Construction Loans. Then changed pace again and ran a Broker Division of Loan Processor a local lender which then led to me running the Processing and Ops Department for that lender, and now I am back to processing. This business is constant change, and never a dull moment, especially when you work with Stewart! I love what I do! A little bit about Christina: I grew up in Layton, Utah and have 2 beautiful girls. We love spending time hiking or just hanging out in the mountains. Mexican food is my fav, and I live for the amazing sunrises and sunsets! Favorite Vacation Destination: Anywhere with a beach! I absolutely love the mountains, but I am a beach girl at heart! Favorite Drink: Love me some Tequila! Sean Industry Experience: I have been in the mortgage industry for 17 years, started out at a credit union and worked up to mortgage business development/MLO. Trease A Little Bit about Sean: I grew up in North Ogden, and graduated from USU with a BS in Marketing. I am the oldest of 5 boys, and I have three children Loan Officer and 2 dogs. We go camping, water and snow skiing in our free time. Favorite Vacation Destination: My favorite vacation was a cruise through Venice, the Greek Islands, and Croatia. Good food and lots of new things to see and experience. But I also like Cancun, nothing beats beer on the beach. Favorite Drink: My favorite drink is a girly drink. I like margaritas!
