by the JUNE NUMBER$ June is over and once again, Castle & Cooke put up another profitable month.  In addition, we also had a profitable quarter, which is very important as we are report our financial results to our warehouse lenders and agency partners.  After 6 months of negative results, the past two months are a welcome change, how- ever we still have a tall hill to climb to ensure our future months all remain on the positive side of the ledger.  The results came from several factors:  First, we had our best production month of 2023.  Second, we con- tinue to be focused on managing costs.  And third, our servicing portfolio, although reduced in size, is still a significant factor in driving in revenue.  The goal for the second half of the year is to continue positive trends in all 3 of these key areas. We funded $49.9M in June which was $2M more than May.  At 90% of our production, we continue to dom- inate the purchase market.  With refinances tougher to come by these days due to the interest rate re- strictions our purchase expertise allows us to stand above our competitors.  That said, we also recognize that there are cash out refinance opportunities available to us and much of our marketing and business development support is focused on this area of growth for the coming months.  We retained servicing on 35% of our production and significantly increased our portfolio retention in June.  The net result was growth in our servicing portfolio, which is and always be a goal for Castle & Cooke.   Another positive trend in June was our daily average applications which was up from May and at our highest levels all year.  Although our locked pipeline was lower than the same point a month ago, we have had several great days to start July to put us in a good position to finish July strong and move into August with momentum. More good news is that we are close to deploying a few new products that will help our originators serve more borrowers and we will continue to look for additional opportunities to help us grow.  We are also ac- tively recruiting in several key areas and hope to add production in the next 6 months to finish 2023 with more than when we started.  Our primary focus remains to be Las Vegas, Utah, Texas, Florida, Hawaii and Arizona…all areas where we have the strength of presence, reputation and leadership.  The market environment has not changed much this summer.  Interest rates hover in the 6-7% range and the housing shortage remains a factor.  The good news is that we are finally at a place where the rates are accepted as the norm and no longer a major deterrent for buyers to consider purchasing a new home.  However, the not so good news is that the inventory shortage and the overall increase in home values across the nation are challenges that are hampering our industry with little relief in sight.  Our mentality re- mains that we will simply do what we do best…deliver the very best experience for every single borrower and every single transaction.  From this will come happy customers and real estate agents.  From that will come repeat and referral business. July will be a tough month to repeat our June successes, but we are confident that everyone will do all they can to make it happen.  We also know that our future looks bright based on our recent accomplishments and what we believe is in front of us.

ServBank: Our new sub-servicer CCM entered into a contract on December 5,2022 with ServBank (formally TMS) to replace LoanCare as our Sub-Servicer.  We strongly believe that ServBank will enhance our levels of customer service and support, improve our default and loss mitigation servicing, and allow us to start private labeling our sub-servicing.   • CCM began sending all newly originated, servicing retained, Conventional loans to Servbank at the beginning of July and the first loans are officially active on the new system. • CCM will transfer our existing portfolio from LoanCare to ServBank on September 1 (Conventional) and September 5 (Govie). • Boarding of newly originated Govie loans at Servbank to be announced prior to the bulk transfer on September 5. • Servbank will private label our servicing: • Billing statements in CCM branding. • Loan Officer photos and contact information will be added to the billing statements in the next few months. • When a borrower calls Customer Care, they will be greeted with “Castle & Cooke Mortgage.” The new payment website is live: https://ccm. servicingdivision.com/ On the next page is a table of Customer Care Contact Information for you to reference. Quality Control The Quality Control is a small group that loves animals. We had decided to contribute to the care of animals prior to the fund raiser that CCM did as a whole. We all did different but similar things/pieces and delivered to a location near each of us. Kori made 8 blankets, took 2 animal carriers, and can and bags of food to her favorite vet clinic here in Salt Lake. East Valley Veterinarian Clinic and Dr. Michelle Bartholomew have taken care of Kori’s animals for many years and are always in need of supplies to help others that struggle with pet care and costs. Leslie made 8 blankets and dozens of dog toys and delivered them to the Long Beach Animal shelter. JeNean made 14 blankets, 8 sock toys for dogs and 2 dozen cat toys and delivered then to the West Jordan Animal Shelter.

Denver, CO Team Massey in Denver CO made 46 activity bags for the children being cared for by the Can- cer Center at Children’s Hospital at the Anschutz location. “We were excited to be part of making a child’s day even in the most uncomfortable of situations and to contribute to the mission at Children’s hospital.” – Emily Jacobs, Loan Officer Assistant. The Children’s Hospital mission statement is “To improve the health of children through the pro- vision of high-quality, coordinated programs of patient care, education, and research and advo- cacy.” So, what does a mission and a vision have to say about treating a child that is going through can- cer? A lot. Because while a new parent doesn’t sit down and write a mission statement, they will surely realize the importance of their new role. Having the responsibility and care of another’s life, another’s future, can feel daunting. And, ultimate- ly, incredibly rewarding. The Children’s Hospital of Colorado takes to heart their role—their responsi- bility in the care of a child’s health and well-being. They stand by their values in all they do: “For a child’s sake... We are a caring community called to honor the sacred trust of our patients, families and each other through humble expertise, gener- ous service and boundless creativity. ...This is the moment.”

Employee highlight Emily Jacobs Loan Officer Assistant I have worked for Castle & Cooke Mortgage since April of 2020, which yes was the most interesting time to be changing career paths. Previously, I worked in various rolls in education. My family consists of my husband, two kids ages 23 and 21, my two dogs, and I can’t forget my many fish. I have many passions but my top three are fit- ness, gardening, and learning. I love many forms of fitness, but my favorite is CrossFit. I have been doing CrossFit since 2009 and am currently a level 2 CrossFit coach at a local gym. My garden consists of 10 raised garden beds roughly 8x2x4. Currently, I have zucchini, squash, various pep- pers, tomatoes, lettuce, spinach, green beans, snap pea, and well I will stop because there are different 21 fruits or veggies filling my raised beds. To keep learning, I am always reading something or researching. The last book I read was Endure: Mind, Body, and the Curiously Elastic Limits of Human Performance by Alex Hutchinson but also love learning. I listen to various podcast, YouTube, or any good sources to gain something new to grow my perspective of the world. Employee highlight Liz Newey Commissions Manager Professionally, I started with CCM back in 2016, and am approaching my 7-year anniversary. I completed my bachelor’s degree in business management with an emphasis on HR and started with CCM in the HR department. After a few years in HR, I transferred into accounting where I am currently working as the Commissions Manager. Each pay period I calculate the compensation for our entire sales team, as well as the sales support individuals. In addition to managing all commission calculations, I manage a variety of general accounting duties. On a personal side, I was born and raised in Utah and own my own home here. Over the last few years, I have been spending time knocking things off my travel bucket list. I love traveling and seeing new places, I most recently spent a few weeks exploring Fiji and New Zealand. I’m always planning the next adventure and love seeing new things! I have two dogs that I absolutely adore. Penelope is a 9-year-old lab mix and Daisy is a 7-year-old corgi mix. I spend most days after work with my dogs, friends and at the gym. I love spending time around the ocean, checking out local breweries, coffee shops and attending concerts. Summer is my favorite season, where my weekends are typically spent in the sunshine with a beer out on the water…. whether I am out paddle boarding, tubing the rivers, boating or being at one of Utah’s many lakes or reservoirs. In addition to board games, my husband and I also have a quite a few nerdy plushies and Lego sets. Being surrounded by fun items helps our space feel cheerful. Fascinating Fact: My first date with my husband was at the end of my first week here to celebrate my new job. We had a nerdy wedding reception, and as part of our decor we ended up buying almost 1,000 dice!

He is originally from California and moved to Utah in 2014 with his wife Beth and his 3 children: Harper (11), and Mason and Miles (identical twin 6-year-old boys). In his time off, Danny enjoys adventures with his family, sports, and traveling. Keeley James, Product & Pricing Manager: Keeley’s started at CCM 11 years ago. She is originally from Michigan and has a 17-year-old son Owen who is getting ready for his senior year in High School. In her time off, Keeley enjoys hiking in the Utah Mountains with her dog Cedar (CCM’s unofficial mascot), exercise, and new “adventures”. Cristian Bernal, Secondary Specialist: Cris has been with CCM for about 3 years. He’s a Utah native and has 5 kids from ages 8-18. Cris enjoys movies, concerts, and a good night out on the town.
