Contemporary Acreage Residence This elevated weekend retreat is designed as a linear pavilion. It captures the north easterly aspect as well as capturing elevated views of breathtaking distant mountains. To encourage movement of breezes through the building this one room width design maximises airflow. Rural Acreage Residence This contemporary weekend retreat is sited on top of a spur with 360° views of natural bush and distant mountain ranges. The design is conceived as two linear pavilions separated by an outdoor covered room. The raised central louvered summer room enhances a private zone between the owners area and the guest wing for visitors and family. Blade walls to the main living area provides bays which accommodate roll down blinds for sun and hail protection.6
Suburban Residence The brief for this home was to create a contemporary family home incorporating raw building styles and materials such as recycled feature brickwork, and polished concrete flooring. Kids bedrooms and family room are on the lower level and the private parents retreat are on the upper level. As north is to the front of this block the living area connects through to a courtyard through doors to make use of this area.Parkside ResidenceUpon consultation, the clients couldn’t bear the uncertainty,confusion and cost blowouts of renovating. A new build was thebest solution. Their brief was to create a contemporary familyhome in a character code zoning, capturing the beautiful parksidelocation whilst providing a protected outdoor entertaining area allyear round, and still keeping the home energy efficient. 7

Verandah Living Noosaville Residence This design required and unconventional approach so as to allow all the main living area, barbecue and kitchen to enjoy glimpses across the front of the property to the Noosa River. In addition, there is no formal front door to the home, just a casual entry through the courtyard and arrival straight to the pool and deck. 9

could not be wastedace and garages” Rather than a garage taking up the best part of the block, cars and boat storage are relegated to the rear and provide protection from western sun, with the pool adjoining the eastern side of the home as a tranquil water feature. Another unique part of the design is the use of the timber deck breezeway to connect to a luxurious bathroom area and a separate three bedroom guest apartment upstairs. This leaves the owners free to enjoy their own expansive apartment on the lower level, avoiding the daily use of stairs, while still accommodating the extended family when they visit. 11

Manly Residence 13A creative solution was required on this property asit came with the inherent difficulty of a steep slope,a narrow ten metre width, and neighbouring housessitting close to each side. Not only that, but no partof the home wanted to miss out on ocean views toMoreton Island and the boat marina below.To satisfy the design requirements and open thehome to plenty of natural light, a central courtyard wasincorporated at the entry and the plan was split overfour levels. Despite the complex situation, this designsolution still maintains a clean sense of simplicity andaffords privacy to every room.

Marcus Beach ResidenceWith panoramic ocean vistas, this site onthe Sunshine Coast begged for a designthat captured the horizon from many partsof the home. A wonderful North-Easternaspect prompted walls of louvres and fixedglass that promote ample natural light andcross flow ventilation.While the entertaining deck has the bestviews of the Pacific, consideration wasstill given to direct pool and beach accessvia external stairs. This is a luxuriouslyappointed beach home that sits effortlesslyin it’s environment and connects youperfectly to the blue sky and surf. 15

Riverside Parklands ResidenceThe layout of this home centres around a private courtyard,while also encorporating views to the Brisbane River andsurrounding parklands from the upper level. The two outdoorliving areas both enjoy the gardens, pool and a sense ofsanctuary. Strong contemporary lines with expressed bladewalls give the right proportion to the wide street frontagethis large home affords.Careful design in the case of this expansive home ensuredthat easy and efficient circulation was maintained, and thatzoning between the four major areas revolves comfortablyaround a two storey high Summer Room. The four areasinclude a home office, teenager’s rumpus area, everydayliving zone and the bedroom quarters upstairs. 17

Noosa River Residence Views, views, views. With an outstanding outlook in every direction it was a wonderful blank canvas for our architect to start designing with.20

Window placement needed to frame the view andcontrol sun penetration, while being protected from southerlywinds and satisfying practical needs for a family home.Simple and modern. The use of polished concrete, glass andsteel and a palette of greys and white, ensure a contemporaryflow throughout this home.

Kilcoy ResidenceNestled on acreage at the northernend of the Esk/Kilkoy Road thismodest home takes advantage of it’senvironment in a number of ways. Thesummer room takes in distant views tothe north and south with the option ofclosing off the winter winds from thesouth with a stacking glass door. Themassive fig tree to the west becomesanother focal point and overflow forthe outdoor activities. This home has areal sense of place and by use of itsorientation makes for comfortable livingin a wonderful rural environment. 25
&ArcLhaitenctudre scape A considered part of any design is the landscape and should be integral to the initial design of the house. We took a look at some of the homes we built some years ago to see how the landscape has developed. Given time for the gardens to mature, the homes nestle perfectly into their natural environment. This is an important consideration right at the beginning of the design stage, ensuring the levels and siting of the home works comfortably on your site. This contemporary project presented us with the challenge of designing a landscape to give privacy and a sense of sanctuary to this compact block. The outdoor & landscape space was very much a considered part of the architecture and is the essence of Queensland lifestyle.26

MAodcerrneage Living Verrierdale Residence The owners wanted to enjoy the rolling landscape and natural setting that surrounds this home. In this case the architecture is a combination of simple contemporary skillion roofs, blade walls and generous wrap-around decks; all ideal for outdoor sub-tropical living. The aim was to site the home comfortably on the slope, rather than to excavate; to make the most of all prevailing breezes, rather than to air-condition; and to provide lightweight materials and colours that work with the surrounding landscape.34

Coastal MajesticCoolum ResidenceWorking with extensive covenants or the various council codes are all a part of our designprocess. Here the covenant’s intention was to create a modern enclave that was sensitive totraditional beachside hamlets. Pitched roofs, balconies, batten screens, soft colour schemesand native landscaping help blend the old with the new.The location of every home is an important part of the design brief. Here on the beach, appropriateflooring, corrosive resistant materials, keyless entry and storage for surfboards and fishing gearwas a must. Being in a golf course community, a space for a buggy was also on the list of designrequirements. 1357

Coolum Beach HomesLooking out to a reserve of nativevegetation and sand dunes at therear of this location, we completedtwo designs that connect closelywith this secluded bush backdrop.With north to the long side of theproperties, the use of internal voidsand carefully positioned windowsensured both privacy and goodwinter sun penetration. 39

Tree-TopPanorama Tinbeerwah Residence This design needed to make the most of expansive south-east views over bush to the coast, while still picking up the northern winter sun. To achieve this, the outdoor area sits between the living and guest bedroom wings of the house, so that it opens to both the north and south. A raking ceiling to the living and outdoor areas provides high windows and maximum winter sun penetration, with large fixed glass picture windows to the south. Selective use of louvres allows for control over southern wind and prevailing breezes. 41

Highvale ResidenceSitting comfortably at the top of the hill, the viewsfrom this home are over the country landscapebelow and to the ranges on the horizon. As suchthis was well accommodated for with a traditionalhip roof line and deep eaves. Catering for a youngfamily, the kitchen has visual connection to the kidsplay area, the pool and outdoor living. A home officesits nearby with outlook to the pool and bedroomsare zoned in a separate wing to offer privacy andquiet away from the entertaining area. 43
Magic on a small lot44
Small lot designs are our speciality. Just because asite may be narrow doesn’t mean there isn’t a designsolution that is both contemporary and spacious. Ourfocus is always on natural light and open spaces withoutcompromising on privacy and intimacy. Popular is theuse of two storey voids, high and raking ceilings andopen-tread staircases, all of which increase a sense ofspaciousness.Important is the connection with outdoor areas, bothin the landscape and entertainment areas. This isachieved by the careful placement of a variety ofglazing. With many successful projects already builtthroughout south east Queensland on blocks as smallas 325m2, Civic Steel Homes are experienced to takeyou through all the design options and town planningrequirements of the Small Lot Code. 45
Graceville Residence Narrow Lots The narrower the property the more difficult it is to incorporate natural light and ventilation into the core of the home. Two storey voids, open stairwells, window splashbacks and selective use of louvres help to ensure maximum livability.46
