St Lucia Residence This contemporary inner-city home has a roof-line that allows a double height Summer Room on the north, overlooking the pool. The void over the open plan living and dining area allows natural light to flood the interior and bring breezes through the house. The design also picks up distant views from the front deck with ample glass to allow the house to engage with the garden and street. A carefully considered mix of external materials and colours identifies various zones of the home and breaks up each elevation.52
csaitnyctuaries Yeronga ResidenceLike many inner suburbs around Brisbane,Yeronga is seeing much redevelopmentand the introduction of modern architectureto the streetscape. Uniquely, Yeronga hasvery little Character Code zoning and allowsfor greater scope in design. In this case, the original old cottage had to be removedbefore we built, but this left us with a goodsize block of land, so rare now in today’snewer land developments. With views to the great dividing range at the and an outdoor entertainment space specifically designed to catch the north east winter sun with high vaulted ceilings, this home met the clients brief of an architectural family home of quality and distinctiveness. We even included a large workshop (Man Cave) in the garage. 53
solliavinrg Gilston Residence Motivated by the promise of good sustainable design and high quality finishes, our client worked with us to create the home they had imagined before their move to Queensland. This site has great views to the western ranges at the front of the property and needed to address both the outlook and good sun control. The client’s priority was for passive solar design and great energy efficiency, along with top quality fittings and privacy from neighbours. We were happy to satisfy our client’s attention to detail and planning needs, with a great working relationship throughout the process.54
“First and foremost, we were impressed by Civic Steel’s design developmentprocess. The rigor of this stage ensured that each and every construction and fit-out detail was settled prior to commencement.” 55
mousanntactiunm Lower Beechmont Residence This mountainside site takes in a commanding view towards the ocean and Surfers Paradise skyline. Nestled in the natural rainforest setting of the Gold Coast hinterland, it has views of the coastline from Miami to Sanctuary cove. Naturally, our client wanted a continuous connection to the vista throughout the house. We were able to achieve this with careful planning, a two storey void both inside and out, and lots of wide-spanning glass. The extent of slope on the site is deceptive at first, but allowances had to be made to cope with extensive retaining, overland water flow and driveway access to the site.56

“I was delighted and relieved that Civic Steel Homes made such a smooth process out of such a difficult task.”58
This site had a number of challengeswhen considering the design andengineering. We were dealing with anextreme bush fire risk, a very steep sitewith possible slippage issues, wildlifeand flora protections, accessing powerfrom hundreds of metres away, plus ageneral access issue when consideringdeliveries and cranes.Thankfully, we were able to workthrough all these issues at the planningstage. We needed to deal direct withthe council, engineers, our townplanner and bush-fire experts in orderto negotiate an outcome that wassatisfactory in terms of certification andstill achieved our client’s ideal designsolution. Our client now enjoys a forest havenon a daily basis, waking up to sunriseviews over the ocean. 59
“We absolutely love our home and are full of praise for the whole team at Civic Steel. They have delivered us a dream home - on time and under budget - in which our family can really blossom.”60
family paradise Moorooka Residence Our client had lived for many years at this address; loving the area and outlook. The old home needed a lot of renovation so it was decided a fresh start was in order. From the very first design meetings, it was clear that the sunsets over the ranges and outlook to the Poinciana tree must be captured from a large rear deck and living space. In addition, we had to maintain privacy from the neighbours on this 15m wide property and tackle the construction on a slope over three levels. With a builder in the family keeping a close eye on the process, we were happy to hear that he was impressed with all the finishing details and how we dealt with the foundation work on such a tricky site. This was to be a home for the next generation to grow into and needed to be flexible as the family grows. The result is a contemporary take on a warm, inviting, Australian family home. 13 61

Noosa Waters Residence A well chosen waterfront block and an experienced client led to the seamless development of a design that took advantage of a magnificent outlook with the potential for year round outdoor living. The living area takes in not only the swimming pool and canal outlook, but opens through to a private garden courtyard with a daybed to enjoy a private spot out of the wind to read and take a short nap. 63
“We hope to have the chance to build another home with Civic Steel, as it was a very good and happy building experience.”64
This home is designed for two, with generous guest quarters. The living areas and the upperlevel master bedroom take fulladvantage of the northern canalaspect and long distance views. In addition, a two storey voidto the Summer Room gives themaster bedroom visual accessto the outdoor living areas andpool below. The extensive useof louvres ensures that thishome remains cool with coastalbreezes through the summermonths. 65
acdhoaubrale cdoteserof Taringa Residence All the challenges of designing on an inner city block were tackled on this project. The design had to satisfy town planning requirements for the Character Code as well as give the owners a completely contemporary new home. In meeting these requirements, the home had to satisfy the ‘street character’ requirements to the south, while transforming into a chic high-ceiling space to the northern outdoor entertaining area. The aspect on this property picks up on city glimpses from the kitchen, living and master bedroom areas. With adult children still under roof, the planning allowed for separate zoning to the kids’ wing of the home, with their bedrooms and TV area commanding their own section that can be closed off from the main living area.66
“Our experience of building our house with the team at Civic Steel was an absolute pleasure.”The number one challenge isdesigning to budget. After previousdesigners had given our client over-designed solutions, we were able toprovide a design option that pulledtogether all their requirements withinbudget. We were able to get the whole projectdocumented, gain town planningapproval and start on site in goodtime – bringing long hoped for plansto fruition. 67

Efficient planning was a must to cater for a growing family and allow for enough garden and play space for the kids. Our clients say they love the natural light and views through the house to the garden.68

Maleny Residence Every time we build for someone, they bring their own story, ideas and personality to the design table. This home was completed for a retired couple in Maleny whose focus is now on lifestyle, arts and travel - the planning provides for a purpose built studio and workshop to suit. Splashes of colour were a prerequisite along with the seamless connection to the garden and view. What attracted them to the Malany area was the hinterland scenery, so it was important to ensure they were able to connect with the distant views from different areas of the home - living, outdoor area, office, master bedroom & kitchen.72
