41 GreatSouthern LandIdyllically located in the heart of the southwest opposite Dunsborough’s stunningGeographe Bay, this latest design from the Oswald Homes Down South teamis sure to impress even the most discerning amongst us. The Bay Retreat hasbeen designed to capture the essence of the southwest lifestyle by seamlesslyintegrating the tranquil coastal waters and foreshore with the homes extensiveinternal and external living spaces without compromising on privacy. 49

Great Southern Land The front landscaping has a surprisingly private outdoor entertaining area. It features a stone fire pit with wrap around seating recessed into the surrounding timber deck which leads to an entertainers delight – an expansive alfresco area with a built in BBQ and refrigeration facilities. In seconds, the alfresco area can open up completely with 2.4m high bi-folding glass doors to both the outdoor entertaining area and kitchen to make the most of those wonderful mid-summer evenings in the southwest. Once inside, the home features open plan living and dining areas with backlit coffered ceilings. These are complemented by a feature packed kitchen that includes top of the range appliances, a gravity defying cantilevered stone bench top and a fully integrated pantry, fridge and dishwasher. The kitchen also opens up to the alfresco at one end and an intimate wind protected courtyard on the other. A feature stone wall with full height glass and a cleverly designed floating timber staircase lead you gently past a state of the art cinema and towards the two spacious bedrooms located at the rear of the house. Upstairs and overlooking Geographe Bay you are invited into a cosy owner’s retreat and library that separates the guest and master suites. The lavish guest suite with a walk through robe and private ensuite is only surpassed by a spacious master suite with arguably one of the most luxurious ensuites in the southwest. Features include twin remote controlled skylights in a coffered ceiling, full height tiling, marble floors, his and hers vanities, a walk through shower and a free-standing bath. Designing and building a home in a southwest environment requires an even balance between aesthetics and practicality to create something special and only quality robust materials can with-stand the test of time in these coastal environments. To combat these challenges the exterior of this home boasts natural stone, long lasting prefinished cedar lined ceilings and eaves, hard wearing acrylic rendered walls and heavy gauge colorbond flashings to name a few. 44 PerryLakes Listen closely and you can almost hear the echo of the starter’s gun of the 1962 British Empire and Commonwealth games which bought the Perry Lakes Stadium to life. Symbols of athletic achievement and inspiration are around every corner, from the street names and public art, to the exercise platforms and running track that meanders around this leafy parkland estate.52

53

Perry Lakes While the old stadium has retired gracefully, the art deco scoreboard remains to keep watch over a new era for this land as a quality residential estate, just seven kilometres from the Perth CBD. The guidelines for this prestigious estate called for adherence to the former stadium’s 1960s modernist heritage and our latest design delivers on this perfectly. The mid-century modernist movement was characterized by clean simplicity, the integration with nature and meeting the daily needs of the family within. It was with this philosophy in mind that we created “The Empire” display home to achieve the perfect balance of light, volume and the interrelationship between indoor and outdoor environments. “Being a narrow site with the solar aspect to the front, the logical conclusion was to set the living areas, kitchen, balcony and master suite on the upper floor nestled amongst the tree canopy. This allowed the upper floor to be bathed in sunlight throughout the year and elevated the home above the street noise below creating a calm peaceful setting” said Residential Attitudes principal designer Brook Leber. Serviced by a dumbwaiter from the garage, the upper floor translates into a self-styled apartment hidden amongst the trees within a dense urban environment. With the desire to cater for multi-generational families, a separate living and alfresco area were situated on the ground floor to relate to the lap pool and two storey light well. Two minor bedrooms share a central bathroom with an additional powder room and separate laundry with chute. The reading room and entry hall with floating stone stairs gaze out to the lap pool and courtyard beyond. “The brief for the home was to embrace the aesthetics and intent of mid-century design and re-interpret it for today’s modern lifestyle and the Perry Lakes setting” Leber says. Raw natural materials like concrete breeze blocks, pacific teak cladding, timber parquetry floors and internal face brickwork blend with elegant white walls to encapsulate the characteristics and simplicity of the design. The modernist theme is continued throughout the home with the use of dark timber veneer and white gloss cabinetry which is offset with bursts of colourful geometric wallpaper. Textures of linen, timber, wool and stainless have been selected in varying palettes to create a consistent flow between the rooms. Original paintings and black and white photography form the perfect backdrop within this relaxed interior where sixties influenced furniture is mixed with classic vintage pieces to create an eclectic and lived in feeling. This unique home is an example of the originality and creativity that our designers relish in. Come and experience it for yourself. 10 Hurdles Avenue, Perry Lakes – Saturday and Sunday 1-5pm, Monday and Wednesday 2-5pm.54

Designer Answers... Q & A Danielle Ellery - Interior Designer, Oswald HomesDanielle can you give us an idea as to where your passion for interiordesign came from and how do you go about creating an interior?I guess I have always been very sensitive about my surroundings and conscious of the impact of every element aroundme. I like things to feel right as well as look great. I can walk into a room and feel a bit uneasy if the lighting is toobright or something such as a piece of furniture feels out of place. For me interior design is just a natural progressionof that feeling. Interpreting and discussing with clients about how a home will be lived in every day informs decisionsabout interiors. Cabinetry decisions are key to ensuring a home functions well and after that it is important thatfurniture is of the correct scale so that space around it is balanced and practical. I choose styles of furniture, fabrics andmaterials which reflect the needs of the client and then add a bit of fun or incorporate items that are unique to theclient. I think it is great when a home reflects who you are.Interiors should be interesting and I love working out how to make that happen. Often I will achieve this by creating afocal point (often original art ) which draw your eye or using unusual found objects to add elements of interest. Can you describe for our readers what you see as the latest trends ininterior design in terms of style and colours? The interiors I like to design are more timeless than trend. I think you should be able to incorporate things you loveinto interiors. Everyone has a palette which appeals to them and interior design is about interpreting and applyingthat palette effectively. I tend to use neutral tones with various textures in cabinetry, window treatments and furniture.I also add bits of colour and interest with original art and fabrics in cushions or special items that may have beencollected over the years. People tend to underestimate the importance of mixing up texture (timber, glass, metal, stone, fabrics) …it adds interest from both a visual and tactile point of view .Metallics are making a statement again. Copper is one of my favourite materials so I am pretty happy to see it returningto popularity and availability.Tell us about a favourite piece of furniture and why you love it?My favourite item is a pair of Sigurd Ressel Falcon chairs which I have grown up with. Mum and Dad bought them inthe early 70’s and they are still in their living room today. They are dark brown leather and timber and still in very goodnick…and yes I have my name on them! Can you give us an overview of your role at Oswald Homes?I meet with clients before their pre start to discuss their vision for the interior of their new home. I often look throughimages that the client has collated and we discuss the desired end result. We then work together to confirm all thecabinetry designs, selections and colours for the interior / exterior. I also look after the interiors and furniture for ourdisplay homes. 55
