Our Home’s Annual Physical Exam --- , 2016Grounds Report: Concerns:  Proper grading away from house  No signs of sewage leakage  No limbs overhanging house  No signs of standing water  Plants in good condition  Stairs, railings, deck, retaining walls in good condition  Downspouts drain away from house  Patio, landings, driveway in good condition and slopedStructure Report: Concerns:  No obvious bowing or sagging anywhere.  No large cracks in wood or siding material  Windows, doors and walls all appear straight and square  Visible foundation appears in good condition with no large cracksWindows, Doors and Wood Trim Report: Concerns:  All are firmly attached, without signs of rot, decay, insect infestation  Frame joints are calked  No broken glass and glazing is in good condition  Drip caps are over each window  Slight pressure on mullions causes no movementExterior Surfaces Report: Report: Concerns:  At least 6” between ground and wood siding  No loose, cracked, curling or rotted siding  No vines or moss on structure  No flaking or blisters in paint/stain  No cracks or broken pieces in masonry veneers or stuccoRoof Concerns:  No curling, broken, missing shingles  No severe thinning of surface particulate of shingles  Flashing present around any surface penetration  Clean screens in exterior eaves vents  Gutters are clean, solidly attached, show no signs of puddling, and don’t sag  Chimneys and chimney caps show no sign of leaning, rusted metal or damaged brick/mortar

Attic Report: Concerns:  No open electrical splices  No staining on underside of roof or on rafters  Proper thickness of insulation, with moisture barrier facing heated portion of house  No vents terminating in attic  Clear path for ventilation from soffit vents and properly sized gable louversKitchen Concerns:  No leaks under sink or dishwasher. Floor under sink solid, without rot or water stains  Water flow in sink is adequate, water temperatures are suitable, no dripping faucets, no corrosion around drain or faucets  Built in appliances working properly  Dishwasher gaskets undamaged and solidly attached, door spring adequate, no cracks or gaps in rubberized shelf and basket protection  Ground Fault Circuit Interrupter (\"GFCI\") electrical outlets within 6 feet of the sink  Cabinets solidly hung, with properly working doors and drawers that are straight and plumb. Properly mounted and secured shelves.Bathroom(s) Concerns:  Toilet doesn’t rock or leak. Tank should not “sweat” excessively and flush mechanism should operate properly.  Tub walls secure, tile grouted without cracks  Floor under sink and near tub show no signs of water damage  Adequate water flow to tub, shower, sink, and toilet without drips or difficulty shutting off faucets  Drains unrestricted, without corrosion around or below them  Exhaust fan vents to outside, not atticInterior Rooms and Hallways Concerns:  All surfaces appears straight and plumb  Flooring in good condition. No obvious waviness or raised nails (Usually around squeaks)  No water stains or deterioration in ceilings or walls  Windows open, close and lock easily, are weather stripped, and show no signs of rot.  Doors open easily, close completely and hardware is functioning properly  Adequate number of outlets, three pronged with no scorching or obvious wear (Plugs shouldn’t wiggle)  Heating and/or cooling is suitable for room size, exterior wall exposure

Plumbing Report: Concerns:  Hot water temperature is between 118 and 125 degrees Fahrenheit  Water pump doesn’t short cycle and water test is acceptable  No damage or leaks in visible pipes  Pipes secured with appropriate number of hangers  Where cold water pipes are against wood, no signs of rot from pipe “sweating”Electrical Report: Report: Concerns:  Visible wiring is properly secured, with no exposed splices  Fuses/Breakers aren’t hot to the touch and are labeled for the room(s) or appliances that they handle  No aluminum wiringHVAC Concerns:  Flues have no open seams and angle upward toward chimney connection  Ductwork is in good condition  No asbestos on heating pipes, air ducts or water pipes  No rust around air conditioning unit  Separate flues for each combustion device (gas, oil, wood, coal)  Furnace has been professionally inspected and serviced each year  No cracked masonry in fireplace, flue is clean and flue lining has no missing piecesBasement, Crawl Space, Mechanical Room Report: Concerns:  No signs of moisture (In climates where humidity causes excess moisture in basement, additional ventilation is advised)  No major stains or cracks in visible foundation  No evidence of insect damage, rot, water stains, cracking or decay in exposed wood  If crawl space, water pipes are insulated and, if insulated, vapor barrier is toward the heated area  No signs of insect or animal damage or residence.Other Report Concerns:  Handrails are properly located and attached  Stairway treads and risers are straight, without noticeable flexing when stepped on  Automatic garage door openers stop for obstacles  Alarm systems are operational

Your home should have an annual physical examination at least once per year. We recommend in September orOctober, to avoid temperature extremes and to allow enough time for repairs before more extreme weather arrives.Left untended, small problems eventually grow into major expenses, or major depreciation of the value of your home.To be thorough, you should allow yourself at least half a day, and use extreme care when examining high surfaces, nearelectrical wires and in unfloored attics.
