STEP ONE: PREPARATIONContact your architect as soon as you can. Consulting us at the earliest stage will allow us to get a real feel for your requirements and collaboratively we can establish a clear brief and realistic budget. It will also allow us to identify survey requirements and any potential issues early on. STEP TWO: THE BRIEF Working collaboratively with you, we will establish and set your brief. This isyour wish-list and will cover everything we need to know about what you want from the design. It is essential to the success of your project. As architects this is one of the most important skills and roles. We can pointout what is possible in terms of cost and design and are well informed to helpidentify the best and worst spatial characteristics of your home, offering ideas to enhance and maximise your living space.

STEP THREE: DESIGN From an agreed brief we will develop designs, which interpret your ideas creatively. They will optimise your investment, ensuring your project is cost effective and add real value. We will explore a selection of ideas, which we willdiscuss, further develop and refine with you before progressing to construction. We can create and present these designs in a variety of ways, including computer generated 3D images to help you visualise how your finished building will look. STEP FOUR: APPROVALS At A+DP we can manage and handle the approvals required before your project goes ahead. We can prepare applications to the local authority for planning permission, listed building consent (if required) and building regulations plans approval. We have many years of experience dealing with planning authorities and have a high rate of success at achieving approvals. STEP FIVE: CONSTRUCTION As part of the construction phase of your project, we will help you to select suitable builders and tradespeople, obtain prices for construction, monitor progress and standards, liaise with other specialist consultants and oversee the whole construction phase to successful completion.

Kemp Some useful informationAs mentioned previously, we appreciate your project can be both exciting and daunting, so here’s some further information that you might find useful, to assist you when working with an architect like A+DP. The client/architect contract Once you have selected us as your architect, the responsibilities of eachparty, full details of the project and the services provided will be set down in a formal contract. We will discuss openly and clearly with you the terms of theagreement so they are understood and ‘individually negotiated in good faith’. Legislation It is important that you are aware of the approvals that will be needed andlegislation that might affect your project. We will guide you through this as we develop the brief and design. We will also assist you in making the necessary submission for building regulations approval and handling negotiations with other statutory bodies, where necessary.

THE BUILDING CONTRACT This is a vital document, the legally binding commitment between you and your builder. We can administer this contract on your behalf, as it’s not uncommon for building projects to contain hidden surprises that can have an impact on design and costs. FEES Your fees are likely to be a lump sum or a percentage of the buildingcost. However, where the scope of work is harder to predict, the quote could be based on an hourly or daily rate. Usually we will apply to you for monthly interim payments in respect of the agreed fee. This enables you to spread the cost of our fee and be confident there will be no large bill at the end.



Finally… Good architecture needs collaboration and communication both ways. You should choose an architect who’s work you like and who you are able to work with and be ready to add your own views. At A+DP we will follow your brief and requirements closely and reflect theaspirations it contains, bringing creative and imaginative suggestions to you for approval yet delivering a practical and effective solution.
