New Office and Food Grade Distribution Facility Goya Foods, Jersey City, NJ650,000 SF Goya Foods is the largest Hispanic-owned business in the U.S. and celebrated its2014 75th Anniversary in 2011. At about 650,000 SF, this will be the largest of Goya’sConstruction Cost: Client requested 15 American facilities.confidentiality This flagship facility is a new three-story corporate headquarters office with a single-story, food-grade distribution center. It will replace Goya’s current head- quarters in Secaucus, NJ when it moves to this 40 acre site in Jersey City, NJ. Included in the project will be a dry warehouse, 35,600 SF of freezer, 21,000 SF of cooler/cold dock, shipping/receiving office and main office. The design utilizes 41’ clear height ceilings to maximize racked storage and cube utilization. It is constructed of load-bearing precast complimented with metal panel and glass accents that create an image and quality reflective of the Goya brand.
New Northeast Distribution Center GAP, Inc., Fishkill, NY1,500,000 SF - Phase I GAP, Inc., the parent company for GAP, Old Navy and Banana Republic labels,950,000 SF - Phase II purchased 175 acres in central New York State, to locate its Northeast Distribu-2000 - Phase I, 2001 - Phase II tion Center, master planned for 3 buildings totaling over 2.5 million square feet.Construction Costs: $78.5 Mil. Phase I Phase I, completed in 2000, consisted of 1.5 million square feet separated into$52.6 Mil. Phase II six MFL areas. Providing for clear heights of 36’ and 44’ the facility incorporates state of the art materials handling equipment and racking, which feed a cross- docked shipping wing. A 2-story 50,000 SF office/support area provides for central security, employee lockers, cafeteria and toilets, as well as MIS and administrative offices. Satellite offices, toilets and break rooms at the sortation area accommodate the popula- tion center of the complex. Phase II consisted of 850,000 SF of receiving and hi-cube storage space for GAP, and was initiated immediately upon completion of Phase I, along with a second, 100,000 SF shipping wing addition to the Old Navy Building. An overhead conveyor link transports product to the Phase I building for final sortation and shipping. Build-to-Suit Office/Distribution/Retail Facility Musician’s Friend, Kansas City, MO702,000 SF Musician’s Friend, headquartered in southern Oregon, is the world’s largest direct2007 marketer of music gear. This project is a new state-of-the-art distribution center with a retail zone that’s inviting from the outside and playful and colorful on the inside. The single story, 702,000 SF build-to-suit office/distribution building is located in the north Kansas City, Missouri area and contains 21,000 SF of office area and 20,000 SF of retail area within the facility. The client wanted a distribution center that also functions as a retail music outlet, so it was essential that it project Musician’s Friend’s culture and person- ality. Since most employees are also musicians, we made it a place they’ll want to come to each day. We were playful with design, paint schemes and architectural accents, maintaining all functional aspects of a distribution center, including extra security for one-of-a-kind, high-ticket collectible instruments.

New Headquarters and Operations Facility Harcourt (Psychological Corp.),San Antonio, TX435,000 SF Operations This new facility for the educational division of Harcourt consists of the Corporate140,000 SF - Office Headquarters for Psychological Corporation and its scoring and operations facili-2001 ties. Psychological Corporation is a national company that provides the testingConstruction Costs: $22 Million material for many of the nations public school systems and private and public corporations. They create the test, distribute the material and score the results of the tests. The two story, 140,000 SF offices house the administrative and corporate offices and support areas. The first floor features a large cafeteria with outdoor seating spaces, conference and training rooms. The second floor contains additional offices and connects to the operations facility. The 435,000 SF operations center contains the scoring areas of the facility along with the shipping and receiving, printing and computer center. The building is constructed of concrete tilt-up panels and is located on a large site within an aquifer recharge zone outside of San Antonio.
Procter & Gamble Distribution Buildings Gateway Commerce Center, Edwardsville, IL479,220 SF - Westway I M+H was the architect for two new projects located in Gateway Commerce1,157,934 SF - Westway III Center, in Edwardsville, Illinois. The projects include a new, single story, office/2007 distribution building of approximately 1,158,000 SF and another of approximatelyConstruction Costs: 480,000 SF in area, both with Trammell Crow Company as manager and developer$11.8 Mil.-Westway I of the distribution park and Contegra as the general contractor.$27 Mil.-Westway III P&G desired to consolidate various local facilities in the region and the Gateway Commerce Center campus provided the ideal solution. Architectural tenant finish services were provided by M+H for P&G, who occupies both Westway I and III buildings. Included in the program for the space were warehouse storage and racking, 41,000 SF of customized packaging and assembly, 20,000 SF of admin- istrative office and support area, and a transportation office. Upgrades were made for P&G to create a C-TPAT facility which included adding a guard house, fencing, and security features to control access outside and inside the facility. The Westway III facility includes an MFL wall along with 2-hour fire rated walls, dividing the space so that no area exceeds 300,000 SF, per P&G standards. In addition, a battery charging area and a secured 90-day hazardous material area were provided.

New Office and Distribution Facility Pearson Education, Cranbury, NJ886,839 SF M+H Architects designed this massive facility for Pearson Education, the world’s2002 largest education company and the global leader in online learning. The buildingConstruction Costs: $35 Million includes 58,000 SF of office space, 465,000 SF of high-bay, narrow-aisle rack storage space, and approximately 365,000 SF of air-conditioned process/shipping space. Developed by Rockefeller Group Development Corporation (RGDC), the nearly 887,000 SF facility is located in the Rockefeller Group Foreign Trade Zone in Cranbury, NJ. The building is constructed of insulated tilt-up concrete panels with a conven- tional steel column and joist framing system. The distribution area features 38’ - 6” clear-height ceilings, automated retrieval systems and advanced conveyer systems.
New Build-to-Suit Distribution Facility Blount International, Inc., Kansas City, MO349,440 SF The first completed project in phase I of KCI Intermodal BusinessCentre is a2011 349,440 SF build-to-suit distribution center for Blount International, Inc. TheConstruction Costs: $13.2 Million exterior is of load-bearing concrete tilt-up panels with an interior steel frame structure. Approximately 11,000 SF of the space is used for offices, and the remaining warehouse has 32’ clear height ceilings, 57 dock doors and 2 drive-in doors. 180 parking spaces were provided. This project incorporated sustainable design, yielding superior overall building performance and enhanced habitability, achieving Silver LEED Certification, with 51 points under LEED-NC 2009.

The clear height is 32’. It was constructed at the east end of the 23 acre site to be expandable to 703,000 SF. Upon completion it was sold to an end user that supports the auto industry.
New LEED Silver Distribution Facility Recreational Equipment, Inc., Bedford, PA524,000 SF First Ever Silver LEED Certified Distribution Center2007Construction Cost: $25 Million REI operates 78 stores in 25 states. Retail stores range in size from 10,000 square- feet to 95,000 square-feet and include a variety of facilities for testing equipment including bike test trails and climbing pinnacles. Concern about the environment shapes REI’s business practices, including recycling, minimizing waste in packaging and building construction that exempli- fies the company’s concern for resource efficiency and environmental stewardship. M+H Architects designed this new, Silver LEED Certified, east coast distribution facility for REI, located in Bedford, Pennsylvania. It was completed in the Summer of 2007.
New Building & Existing Renovation Wells Vehicle Electronics, Fond du Lac, WI63,000 SF New Building, and Interior/ This project for Wells Vehicle Electronics is a new, 2-story, 63,000 SF buildingExterior Renovation of Existing Office connected via an enclosed link to their existing facility, which remains. The2013 new building is intended for relocation of Corporate offices, and expansion of engineering, electronic component manufacturing, mechanical labs and vehicle garage. The structure is steel frame and load-bearing pre-cast walls. The exterior and interior of the existing facility were also renovated.
Build-to-Suit Manufacturing Facility Zipp Speed Weaponry, Indianapolis, IN70,000 SF Located in Indianapolis, IN, this new 70,000 SF facility was designed for Zipp Speed2010 Weaponry, a growing manufacturer of high tech carbon fiber bicycle components. This one story manufacturing and distribution facility, expandable to 100,000 SF, is comprised of load bearing pre-cast concrete panels and steel joist-girder roof framing with a minimum clear height of 29 feet. A 10,000 SF first floor office contains engineering, marketing and management departments, core functions and an employee team/lunch room. A 10,000 SF mezzanine level houses a training room, advertising department and space for future office expansion. The 60,000 SF manufacturing area is broken into three areas consisting of a temperature controlled carbon fiber forming room, a milling and finishing area, and a warehouse and shipping area. A research and development room, test lab, freezer room, dust control sanding rooms and hazardous material rooms were all incorporated. Compressed air, centralized vacuum, heat presses with localized exhaust and CNC milling machines were also accommodated.
New Distribution/Office Facility Barnes & Noble, Monroe, NJ1,145,200 SF Barnes & Noble’s new facility is located on 73 acres in Monroe Township, New2005 Jersey. It consists of just over 1 million square feet of distribution space, subdi-Construction Costs: $35 Million vided by an MFL wall, and a 70,000 SF two-story office to serve their retail and dot.com nationwide operations. The building is constructed of precast concrete panels, steel roof and interior framing. The warehouse has a 39’clear height and also incorporates state-of-the-art material handling equipment, multi-level work platforms and racking systems. The two-story 70,000 SF office/support area provides a central security, cafeteria, commercial kitchen, locker room, physical fitness room, computer room, toilets and administrative offices. Satellite offices, toilets and break rooms are dispersed throughout the warehouse facility.

It is located at the northern end of a 400-acre development in Berkeley County, SC referred to as Rockefeller Foreign Trade Zone – Charleston, SC. The clear height of the building is 32’ and the exterior building skin consists of load-bearing tilt-up concrete wall panels. A 10,000 SF finished office contains meeting rooms, offices, shipping and receiving offices and an employee break room. The tire storage facility is divided into two buildings by a centrally located fire wall. This project achieved Gold LEED Certi- fication. 2011- Largest Gold LEED Certified building in South Carolina, at 1.1 million square feet

New Office/Distribution Facility Reckitt Benckiser, Toelle County, UT574,106 SF M+H Architects designed this new, approximately 574,106 SF single-story Office/2009 Distribution facility, expandable to 796,035 SF for Reckitt Benckiser. It is located on a 47.63-acre site across from Miller Motorsports Park in Tooele County, UT. The building construction utilizes exterior load-bearing tilt-up concrete panels and steel joist-girder/bar-joist roof framing with a clear height of 32’. The project was fully engineered, contains 67 dock doors and had 11,557 SF of office space.

The building depth provides for a cross-docked loading configuration with a clear height of 32’. The building utilizes concrete wall construction with steel roof framing. Currently (2014) M+H is working on Building II in the Heartland Business Center. This building will be an approximately 750,874 SF single story concrete tilt wall steel building frame, slab on grade warehouse and office facility located on 40 acres of the Shorewood, Illinois site.
Office/Distribution Center Cranbury Station Park Building I, Cranbury, NJ930,030 SF Located in Cranbury Station Park, the building is a new, speculative, single-2015 story, shell office/distribution center with 36’ clear height and insulated tilt-upConstruction Costs: $26 Million concrete wall panels. The building is designed to accommodate four tenants, with potential office areas positioned at each corner of the facility. The design includes a fully-adhered membrane roof to accommodate future photovoltaic solar panels. The project is targeting LEED Core & Shell Silver Certi- fication and is expected to be complete in 2015.
Speculative Distribution Facility Gateway Commerce Center, TriStar Radio Tower Site, Pontoon Beach, IL673,137 SF This design-build speculative facility developed for TriStar Business Communities2015 is a new 673,137 SF single story office/distribution center located in Gateway Commerce Center on what is referred to as the “Radio Tower Site.” The clear height of the building, expected to be completed in 2015, will be 32’ and the exterior skin will consist of load-bearing tilt-up concrete panels. It is designed to accommodate future expansion, and one office entry element is provided, with one future office entry provided via knock-out openings in the exterior wall panels.
Speculative Office/Distribution Building Morris Lister, Newark NJ350,308 SF This new, single story, 350,308 SF speculative Office/Distribution building for The2015 Morris Companies is located on a 16 + acre site on the north side of Lister Avenue in Newark, NJ. The building footprint consists of 335,308 SF with a 15,000 SF unfinished mezzanine. The clear height of the building is 36’ and the exterior building skin consists of load-bearing tilt-up concrete wall panels.
Speculative Office/Distribution Facility Morris Linden Airport, Linden, NJ400,246 SF This fully engineered speculative facility developed for The Morris Companies is a2009 new, single story, 400,246 SF speculative Office/Distribution building, located on a 21-acre +/- site in Linden, NJ. The building footprint consists of 385,246 SF with a 15,000 SF mezzanine. The clear height of the building is 36’ and the exterior building skin consists of load-bearing tilt-up concrete wall panels.
Speculative Office/Distribution Building Park 370, Hazelwood, MO492,500 SF M+H Architects were hired by Panattoni Development to design a new, single2005 story, 492,500 SF speculative office/distribution building with 32’ clear height, located in Park 370, Hazelwood, MO. The building utilizes concrete tilt-up wall construction, the building depth provides for a cross-docked loading configura- tion, and tenant entries were planned for the building corners, anticipating from 4 to 8 tenants. It was completed in 2005 and was quickly sold and occupied.
New Speculative Office and Warehouse Kapkowski Road, Elizabeth, NJ342,705 SF Greenfield Builders teamed with M+H Architects on this new single story 342,7052007 SF speculative office/warehouse. This rear loaded facility designed for dual tenants provides efficient use of the Brownfield site conveniently located just off the grounds of the Newark Airport in Elizabeth, NJ. The structure features 36’ minimum clearance heights and a 60’ wide dock bay, providing the flexibility attractive to a wide range of tenants.
New Office/Warehouse Building Shell Middlesex Center Boulevard, South Brunswick, NJ1,401,500 SF This project, for IDI, is part of a newly created warehouse district that includes2006 three buildings, contains a 1.35 Mil. SF foot warehouse facility in South Brunswick, NJ, and which was designed to be occupied by two tenants. The building contains two identical 675,600 SF bulk distribution centers, each with its own main entrance. The building’s interior features include bar joist for a 36’ clear height and 50’ x 50’ column spacing. Precast load bearing concrete wall panels clad the building because they offered cost, durability, and speed benefits. Erection of the panels took only 30 days. The precast concrete walls were finished with reveals cast into the panels, and they were painted on site after erection.

The design responds to Ford’s requirements and interior storage system to ensure that orders can be received, filed, packaged and shipped within a very short timeframe. The building is constructed of precast concrete panels and steel roof framing. Shipping and receiving docks are configured for maximum efficiency and heavy traffic flow.
New Transaction Services Facility & Expansion Citi, Urbandale, IA168,720 SF On at tight budget and up against a six-month deadline, Citi wanted to build a2005-Phase I, 2008-Phase II state-of-the-art facility to house its 600 Citi employees, as well as automatedConstruction Costs: $21 Mil., Phase I equipment for printing statements, opening mail and processing payments. This building completes phase I of three phases of a new business park located in suburban Des Moines, Iowa. As a precaution, this transaction services facility utilizes technologically advanced security measures such as retina scanning and other anti-terrorism safeguards. With the use of innovative construction techniques to keep costs low and aesthetics high, M+H delivered a 168,720 SF building that is high tech, high security and high class, setting the architectural standard for a brand new business park. New Fulfillment Center Disney, Jonesville, SC512,195 SF Disney Direct Marketing Services, Inc. built a new, 512,000 SF fulfillment center1998 in Jonesville, South Carolina to support its dramatically improved catalog andConstruction Costs: $15 Million website sales. The warehouse and office are constructed of tilt-up concrete panels, steel roof and interior framing. The warehouse has incorporated state-of- the-art material handling equipment, conveying systems and racking. The one-story 20,904 SF office/support area provides central security, cafeteria, kitchen, locker room for 912 lockers, training room, computer room, toilets, administrative offices and a small outlet store. Satellite offices, toilets and break rooms are dispersed throughout the warehouse facility.
Distribution Facility with Office Space Buske Lines, Houston, TX170,000 SF This project is a new, single story, 170,000 SF warehouse and office building2002 located in Houston, Texas for BUSKE Lines, Inc. Approximately 165,000 SF isConstruction Costs: $5.1 Million warehouse space, with a clear height of 39’. Approximately 5,000 SF of office space is located on 2 levels of the building. Construction consists of painted concrete tilt-up panels, steel roof structure with T.P.O. roofing, aluminum framed windows with insulated tinted glazing, sheet metal faced wall panels at office area with prefinished sheet metal fascias. Sitework includes concrete paving and walks, landscaping and flagpoles.
New Distribution Center and Expansion Dick’s Sporting Goods, Pittsburgh, PA383,000 SF - New Building - 1999 This first facility, finished in 1999, is a state-of-the-art distribution center for214,000 SF - Expansion - 2005 Dick’s Clothing and Sporting Goods retail outlets in the Pittsburgh, PA region.Construction Costs: $11.1 Mil.- New Automated material handling equipment serves 70 shipping dock doors and 35$9 Mil.- Expansion receiving dock doors. The tilt-up concrete structure houses approximately 160,000 SF of storage area in addition to the shipping and receiving space, and 7,500 SF of office/staff support area. A 214,000 SF expansion to this facility serving an additional 65 shipping and 35 receiving dock doors was completed in 2005.
