14 Abby Nelson’s Great Homes Group GREAT REASONS TO BE PRE-QUALIFIED 1. You will know in advance what your payments will be. 2. You won’t waste time considering homes you cannot afford. 3. You can select the best loan package without being under pressure. 4. There are several finance options to choose from in today’s market. 5. Sellers may find your offer to purchase more favorable if they know in advance of your ability to secure financing. This may make your offer more attractive if you are in competition with others. 6. You will have peace of mind. FINANCING OPTIONS Depending upon the price of the home and/or the amount of your down payment, you may have several options. They include: VA (for military veterans only); FHA (Federal Housing Administration) and Conventional. In addition to these traditional methods, a variety of other creative financing includes USDA Financing, Rehab loans, Owner Finance, First-Time Home-buyer Programs, Loan Assumptions, Lease Purchase. LOAN APPLICATION Abby Nelson’s Great Homes Group can recommend several lenders who have earned our trust and with whom we’ve had good experiences in the past. Preliminary loan application is scheduled with a loan originator. The loan originator’s goal is to expedite all necessary paperwork and information, including ordering a credit report and appraisal of the property. You will need to furnish the lender with the information as outlined on the items needed for loan application page. The information you provide the lender is confidential. The application generally takes place at either the lender’s office or via email. All people who will be on the title as new owners should be present. The application normally takes about one hour. Sometimes, you will be required to pay in advance for your credit report (usually $60-75) and the appraisal (usually $350-450). This is required by the lender to determine that the amount of the loan does not exceed the value of the property. These are normally the only charges required by the lender prior to the closing, although many times these are collected at closing. Your loan originator understands your concerns and is there to help with the approval of your loan. Feel free to ask questions at the loan application about anything that you do not fully understand. Also, you will receive a GOOD FAITH ESTIMATE OF CLOSING COSTS at this time so you won’t have any surprises at the time of closing. Total from loan application to loan, approval averages between 20 and 45 days or more depending on the loan type, market conditions, and/or the complexity of verifying the borrower’s information and qualifications.
When Life Moves You,® We’re Here to Help! 15PURCHASE CONTRACT(OFFER AND ACCEPTANCE)In negotiating the purchase of your new home, the initial step will be to make an offer to purchase. This offershould be in writing and accompanied by your pre-approval letter and sometimes an earnest money check toshow good faith.The offer will include:• The amount you are willing to pay • The amount you will put into escrow• Financing terms • Any personal property specifically included• Loan commitment date • Closing and occupancy date• Other contingencies, including inspections, appraisal, etc.The offer will be written on a standard Board of Realtor’s contract form. If the seller does not accept the initialoffer, we will continue negotiating until agreeable terms to both the buyer and seller are reached. When bothagree on the terms, the buyer completes financing and arranges for inspections. Our team will assist you in theseprocesses. EARNEST MONEY DEPOSITAt the time an offer is accepted on a property, you will be required to make the escrow deposit in the form ofa personal check, cashier’s check or a wire transfer. The amount deposited will be kept with the escrow agentstated in the contract or with the title company closing the transaction. This money represents your sincerityin the attempt to purchase and is fully refundable if the home does not pass inspections during your inspectiontime-line, if your loan is not approved, or if the seller does not meet some other condition of the contract.You should anticipate a minimum of $1,000 for homes under $100,000. In homes above this price range, expectto deposit one to five percent of the purchase price. The check will be made out to the name stated in thecontract. This earnest money will be credited to you at closing as part of your down payment and/or closingcosts, if it exceeds those amounts, the balance will be refunded at closing. TITLE INSURANCEWhen property is sold or refinanced, the lender and/or buyer needs a preliminary title report to see if there areany liens or encumbrances against the property. Items that a preliminary title report show include: • Easements of record • Restrictions, covenants, and conditions • Liens and/or judgments • Exact vested owner of record • Legal description When the sale of the subject property is final and the title company has recorded the necessary documents, they then will issue a policy of title insurance to the new lender and buyer showing clear title to the property.

When Life Moves You,® We’re Here to Help! 19 FAQ HOME SHOWINGHow many properties should I plan to see? Typically we will have the most number of properties to see our first day out. The magic number of homesone can remember is 7. However, since we have to schedule the appointments and some might not be ableto fit us in, we ask that you send us a list of around 10 properties. If you would like to see more, that is OK,we can go until you tell us to stop. Don’t be shocked if you fall in love with one of the first homes you see!Where will we meet? As soon as we have the first appointment confirmed, we will send you an e-mail, a text or call you withthe home where we will be meeting. From there you will continue to follow us to the next group of homes.Please remember to fill up on gas and bring change for the tolls if needed.How long does it take to view the properties? The amount of time we spend at each home depends upon your schedule and the amount of interest youhave in that particular home. We average 15 minutes per home and typically allow 5-10 minutes for traveltime depending on how close the homes are. Please be mindful that we might have scheduled appointmentsso we will try to stay on schedule, but if you absolutely love a home, we will do what we can to accommo-date!What if we don’t like one of the homes? If this isn’t the home for you, we’ll skip it. Sometimes when you drive up to a home you just know it’s notfor you. If you don’t want to see this home, let’s move on.What do we need to bring? Please bring some snacks and drinks to keep you energized! If you want, you can bring a camera. You willalso want to bring a pen to take notes. We will print the MLS sheets for all of the homes we have scheduledand have some extra pens just in case you forget. If you have furniture with specific measurements, pleasebring those as well. Also, make sure you plan for the appropriate weather.How will we remember each home? Take pictures! Please note anything unique about the home and start ranking the homes for yourfavorites. Please share your feedback, likes and dislikes with us as well. This will help us have a betterunderstanding of what you are looking for in your dream home.What if we need a bathroom break? It’s OK to use someone’s bathroom. It gives you the opportunity to test the plumbing! Just remember togive it a test flush first and make sure that they haven’t turned the water off. Remember to look for TP.Where do we go from here? At the last home that is not occupied, we will take a few moments togather our thoughts and decide together what our next step will be.
20 Abby Nelson’s Great Homes Group FAQ PREPARING TO MAKE AN OFFER When is it time to make an offer? Once we see the home you want, let’s not wait! Chances are that other buyers will like it too. What do we need to present an offer? Every seller will want to verify that you have begun the loan process, so a “pre-approval” letter is very important. Although many lenders will give you a “pre-qualification” letter, this is not as strong. A pre-approval letter is given once you have made loan application, had your credit checked and your income verified. You want to get to the point where the lender can’t proceed until we have a contract. If there is no financing involved, we will need to supply a verification of funds letter. Do we get to have an inspection? Of course! We typically ask for an inspection period of 7-10 days. Once we are under contract we will send you a list of vendors that includes inspectors. As always, you are not obligated to use these inspectors. What if the inspection report comes back and there are things wrong? We like to say that there are no guarantees in real estate, but we can pretty much guarantee something will come up on the inspection report. No house is perfect. It is the inspector’s job to note every minor flaw they come across. It is our job to help resolve these issues so that you are comfortable moving forward towards a successful closing. What is a home warranty? A home warranty is a policy available to the buyer for unanticipated home-repair costs after we close. This is an item that can be negotiated in the contract. They can range from $400—$600 which can include basic pool coverage. For more information refer to www.orhp.com as an example. What if the home doesn’t appraise for the purchase price? Most of the offers we present will have an appraisal contingency. If a home doesn’t appraise we can dispute the appraisal if the bank allows this option, we can cancel the contract (I don’t suggest this option), or we can attempt to renegotiate the terms with the Seller(s). Sometimes if you are putting enough of a deposit down, the lender might look past the appraisal. What else should we know when making an offer? Sellers are not obligated to negotiate with the first offer that comes their way and they don’t have to accept full-price or cash offers. Counteroffers can be via phone and e-mail but only fully signed agreements are binding. Is there anything else we should think of? One last reminder is to be very careful of making any big purchases or opening new accounts between now and closing. This can alter your credit score and jeopardize your loan. What has sold recently in the area? How long has it been on the market? How long has it been on the market at this price?What is the seller’s motivation? Are they price driven? Are there other terms that are important to them such as a lease after sale? how long of a closing period are they looking for?Do you need concessions for closings costs? Closing costs such as title, pre-paid items, and lender fees usually cost between 2-3% of the sales price.Are there multiple offers on the property? It is common for homes priced right for the market and in great condition. Listing agents and sellers are not legally required to disclose that there are other offers. Often times the seller will ask for your “highest & best” offer. In other words, what is the highest price you are comfortable offering so that if another buyer offered more, you would not have any regrets because you gave it your best shot?

A written report with photos at the time of inspection. ITEMS INCLUDED ON YOUR INSPECTION REPORT • Foundations, basements and structures • Exterior siding, windows, and doors, exterior walls, porches, decks, balconies, and garage • Roof, type and material, condition of gutters and downspouts • Interior plumbing system, hot and cold water system, the waste system and sewage system, water pressure and flow, and hot water equipment • Electrical system, type of service, number of circuits, type of protection, outlet grounding, and load balance • Central heating system energy source, type of cooling equipment, capacity, and distribution • Interior walls, ceilings, floors, windows, and doors, stairways, cabinets, and countertops • Attic, structural, insulation, and ventilation information • Fireplace, chimney, damper, and masonry *Note – We recommend you have a chimney company inspect the inside of the flue • Garage doors, walls, floor, and opener • Appliances, built-in and other home appliances, smoke detectors, and television/ cable hookups • Lot and landscaping, ground slopes away from foundation, condition of walks, steps, and driveways.

Possibly plan a garage sale.� Get estimates from several moving companies or truck rental companies.� Plan your travel itinerary and make transportation and lodging reservations.� Transfer bank accounts.� Request records from doctors, dentists, eye doctors and veterinarians.� Obtain your children’s school records to make for easier transfers.� Arrange transfer of children’s school records, if applicable.� Pay existing bills and close out local charge accounts.� Draw up a floor plan of where your furniture should be placed in your new home, to avoid confusion for you and your movers.� Record expenses incurred during your house-hunting trips. If your move is employment-related, you will also want to save your moving-expense receipts for tax-deduction purposes.� Arrange special movers for your expensive items, such as a piano.� Cancel or transfer deliveries, newspaper, garbage collection, etc. (Check your checkbook register for all possible services).� Coordinate the transfer of utilities to the new owners.� Arrange for service of utilities for your new home.� Check on personal items that might be at the dry cleaner, in a safe-deposit box, at a neighbor’s house, on lay-away or at a repair shop.� Make arrangements for transporting your plants and pets.� Transfer insurance policies or arrange for new policies.� Gather all valuables and important papers to take with you personally.� Have your car(s) serviced for the trip.� Pack an arrival kit of necessities, just in case you arrive before the movers.� Purchase moving insurance.
