903-882-6969 April 7, 2018 April 7th will be a great day in Lindale. The county roads all around Lindale with be cleaned of all that ugly trash that some people just can’t seem to take home with them and dispose of. I began collecng the trash on Jim Hogg road several months ago but soon realized that I could only handle about two or three miles and keep it in decent shape. It seems that many people just don’t care what their area looks like and connue to throw out cups, papers, bags, beer boles, and some things I don’t even recognize. It didn’t take long for me to realize that one guy just isn’t enough for an enre community. I decided that I would try to get others involved and clean all the surrounding county roads in one big sweep. The April 7th “Clean Up Lindale” was born. I am a member of the American Legion Post #5 in Lindale and the members thought it was a great idea and wanted to be nvolved so my first volunteers are all veterans from our local post. Next I posted what I wanted to do on Speak-up Lindale, and Heads-up Lindale. From that post CBS in Tyler got in touch with me and they ask if I would appear on their local news to spread the word. It appears that some local businesses will also help in making this clean up a success such as Brookshire’s Food Store in Lindale. They will be donang boled water, and trash bags for everyone. I am also work on other businesses to donate prizes for everyone that brings back at least one full bag of trash. We will meet at 8:00 a.m. on April 7th at the city parking lot across from the walking park that is behind Love and War restaurant. This is not the parking lot at Love and War it is down the street and across from the walking park. Everyone will pick up their trash bags and bole of water and be assigned a road to clean. We will close down at noon so you need to be back to the parking lot before noon to drop off your trash and hopefully receive a prize. This may turn into a yearly event that depends on you the people of Lindale. I hope everyone will have a good me and feel good about their efforts to beaufy the local area.903-881-0500 Leslie Cain Dr. Verni Waldron D.D.S. Broker/Owner Family Denstry 903-594-8721 1114 S. As the spring storm season approaches, now is a great me to evaluate your home preparedness plan for dealing with severe weather events. There are a few basic items that are recommended to keep on hand for the violent east Texas weather, many of which can be foundright here in town at Zion Gear Company. Weather radios, emergency lighng, ready to eat meals, water filtraon, medical supplies, portable power packs forcharging phones and lights and backpacks for those quick, last minute getawaysare just a few of the items that can be acquired here locally. Another importantaspect to being ready for weather events is having a simple, already preparedplan with your friends and family that can be acted upon quickly. If you alreadyhave a plan established, make sure you have pracced it recently with everyonein your home. This can help to idenfy any deficiencies or flaws in your planthat can be corrected or improved before having to use it during a real emer-gency, as well as build familiarity with your plan and help your family executeit more quickly when the need arises. As we have seen with severe weather events on numerous occasions, many mes the difference between safety and crisis during a severe weather event comes down to simply planning and preparaon. In East Texas, severe weather WILL hap- pen. Expect it, and plan for it, to give you and your family the best opportunity to stay safe when it hits. Come by the store and visit with us so we can help you get started. 903-279-8107 voylesservices.com309 E. It won’t take too much of Once the paint has dried, you can place your birdhouse, possiblyyour time and you’ll have an opportunity to acquire some new skills. somewhere in the shade and away from possible hazards. In just a few easy steps, you can build a lovely birdhouse. Not only will you have fun in the process, but your feathery friends will have a place to live. Previously on Creatingmyhappiness.comStep 1: Creating a planIf you don’t have building experience, you might find it easier to createa plan first. You can find a lot of birdhouse plans suitable for all levelsonline. If you’ve never worked with wood before, you can even finda kit of pre-cut pieces you only need to assemble. On the other hand,if you already have some experience in working with wood, you canmake your own plan. Make sure to include all the necessary informa-tion, including the measurements, so that you don’t forget anything.Step 2: Buying the materials and gathering toolsUsually, you can find wood and everything else you need at a homecentre. You should buy a board of cedar or redwood because thesetypes of wood are durable and weather-resistant. If you can’t findthese, pine can also do the trick, but it might not last as long. Con-sider buying a board 1 inch x 8 inches x 8 feet which you can use fortwo birdhouses. Other materials and tools you’ll need include a tapemeasure, hammer, screwdriver, saw, wood glue, drill, galvanised nailsor screws and clamps. Of course, any DIY building project requireshigh-quality PPE gear that will ensure your safety. This is particularlyimportant if you don’t have experience in this type of work.Step 3: Cutting and sawingOnce you’ve gathered all the materials and tools, you can move on tothe building process. Start by marking the measurements and cuttingthe pieces, starting with the front and back. The number of pieces willdepend on the type of birdhouse you’re building, but a typical oneshould have the front and back piece, two side pieces, two roof piecesand a piece for the floor. Even though birds won’t notice, you shouldbuild a symmetrical roof – just trim off the edge of one roof piece byan amount equal to the board thickness.Step 4: Drilling the entranceThe size of the entrance hole is of the utmost importance and it willdepend on the bird species. A hole that is just a fraction too small cancause your feathery friends to get stuck, while a hole just a fraction toobig will enable unwelcome guests to stop by. Once you’ve figured outthe hole size you need, you should mark it in the middle of the frontpiece. Afterwards, place a scrap board underneath the piece to preventwood from splintering and then clamp the pieces to the surface. Then, use a drill or a hole saw to make the entrance.Step 5: Assembling the birdhouseThe next step is assembling the pieces and giving your birdhouse ashape. Apply wood glue to assemble them, but don’t use too muchbecause it can squeeze out once you put the pieces together. Start withthe front, back and side pieces, glue them together and then nail themto ensure that everything is in its place. Afterwards, add the floor andfinally the roof using glue and nails. When assembling the roof, thelonger piece should be placed over the shorter one.

Leslie Cain/Leslie Cain RealtyForeclosure is the process of losing your home due to the payments not being made. This is an extrememeasure taken by the lender to aempt and stem or recover their lost investment. It can, not only beextremely costly to the lender, but in some cases the costs of the process are also passed on to the home-owner. A foreclosure can destroy your credit score as well. Add to those factors the emoonal toll that itcan take on you and your family and it’s prey clear that you’ll want to do whatever you can to avoid losingyour home to foreclosure. Financial hardships happen. They’re simply a part of life, unfortunately. Whenthey occur and you fall behind on your mortgage, you need to know your opons. Many have unfortunatelyheard of a foreclosure but aren’t sure of the exact process. A Foreclosure is a legal process that lenders trigger to gain tle to a home that was used as collat-eral for the mortgage loan that is now in default. It terminates all the homeowner’s rights covered by a mortgage and makes the lender the absolute owner. The lender may also file a Lis Pendes, which is a noce that begins the process. If this is filed, the homeowner is required to appear in court to answer thecharges. The homeowner may ask for an extension, which may or may not be granted. If there no extension granted the last phase of the foreclosure processstarts: the Aucon phase. The foreclosing trustee records and prepares the noce of foreclosure. The noce details the legal descripon of the property beingforeclosed upon and gives the place, me, and date of the pending trustee sale. The enre foreclosure process may take 120+ days from the first missedpayment unl the compleon of the foreclosure. Acng quickly is the best remedy against this drasc legal remedy. One powerful way to avoid a foreclosureis a “short sale”. Before the foreclosure process begins, you have the opon of looking into a short sale of the home. Owing more money on the property thanit’s currently worth, you’ll be able to negoate a short sale with the lender. Typically, the property is required to be placed on the market and you must havea documented financial hardship to qualify. The legal definion of a “hardship” is a tangible change in the stability of your finances from the date of the inialloan to present. Examples are job loss, divorce, excessive debt, etc. Documentaon will need to be provided to prove hardship and that mortgage paymentscan no longer be made. Once this has been reviewed and approved by the lender, they can agree to move forward with the short sale process. The propertymust be listed for sale in the MLS. A line of communicaon will begin between all involved pares (lender, agent, homeowner). Offers are received and givento the homeowner for review and signing and then submied to the lender. If the offer is accepted, it is signed by the lender and a contract begins. Aer thelender accepts that offer and all documentaon is complete and verified, they will inform the buyer that closing can begin. The tle company will schedulethe closing and the buyer can make final inspecons on the home. The homeowner must now vacate the property and completely remove all belongings. Both buyer and homeowner will meet at the tle company for the signing of the final paperwork and turning in of keys and remotes. The tle is then trans-ferred and the new owner takes ownership. The lender will issue a mortgage sasfacon document, which is then recorded in public records. Keep in mindthat if the lender ulmately declines the offer, the lender can either submit a counter offer to the potenal buyer or outright require the home remain listedfor sale. The process will connue from there. Never go through a foreclosure or short sale alone! Seek experienced and reputable representaon to ensureyour rights are always protected. We at Leslie Cain Realty are always here to help you navigate such a challenging process.
