We are very excited to launch this newsletter which will inform and inspire you on a month- ly basis with all things River Ridge! You’ll find that it is filled with helpful information, hints and tips, events, news and even some helpful ser- vices from businesses in our communities. We want this newsletter to be valuable for you so please, please share your feedback and suggestions to help us improve. Your privacy is important to us! Your HOA team, The River Ridge HOA Board: Kevin Thomas, President Jean Wageuespack, Vice President Eric Luna, Treasurer Valencia Griffin-Wallace, Communication Officer Kevin Guidry, board member THE HOA: The River Ridge HOA (Home Owner’s Association) is a separate and different entity form the Management Company. The HOA is a group of residents that acts as liaisons for the community. Its primary focus is to help maintain and increase property values within our community. This is accomplished by maintaining communal areas and enforcing HOA rules and regulations. Many of the HOA rules and regulations were adopted from the very first HOA board and can be updated as deemed necessary to ensure the safety and maintenance of the subdivision. It is the respon- sibility of the community to make themselves aware and follow all by-laws and guidelines. Your HOA is governed by an elected Board of Direc- tors, comprised of owners who have volunteered to serve your community. Your HOA is responsible for your community’s operations and common areas, as well as for creating the CC&Rs (covenants, conditions and re- strictions) – the comprehensive policies and rules you and your fellow homeowners must follow to maintain your community’s curb appeal, quali- ty of life and property values. Understanding an HOA: Homeowner associations (HOAs) are usually formed within communities or neighborhoods of single-family homes or multiple-unit buildings (such as condominiums). An HOA is typically established to make and enforce rules regarding the properties within the jurisdiction. An HOA is comprised of–and run by–the community's residents. Membership in an HOA is usually a requirement to buy a home within a community where an HOA has been established. An HOA usually has a board of directors or governors that are elected to enforce and oversee the HOA's rules and regulations. An HOA will typi- cally describe its rules in a document called a Declaration of Covenants, Conditions, and Restrictions (CC&Rs). CC&Rs set certain conditions for owners about the maintenance of their properties. These conditions sometimes include structural restrictions–the type of fences or landscape allowed–or more minor aesthetic choices, such as the color of paint on a house. A CC&R document may also outline the penalties for violating the guidelines set forth in the CC&R. The penalties range from fees to forced compliance or in some cases, even litigation. THE MANAGEMENT COMPANY: The management company's responsibility is to enforce the community policies and regulations made by your Board of Directors on behalf of your HOA. Property management company partner with your board to optimize property values and ensure harmonious living environments for you and your neighbors. Many HOAs hire a professional property management company to properly and effectively leverage their expertise to handle day-to-day opera- tions, perform ongoing maintenance duties and communicate with residents. In addition, the property management company is responsible for executing on all Board decisions and ensuring that all homeowners comply with the CC&Rs and adhere to state condominium statutes. Sometimes, however, homeowners confuse the roles and responsibilities of their HOA Board and their property management company, especially when it comes to community rule enforcement. Despite what many homeowners think, your property management company does not set any policies or rules pertaining to your community, nor does it determine the penalties for non-compliance. Rather, the management company’s re- sponsibility is to enforce the community policies and regulations made by your Board of Directors on behalf of your HOA. The management company is also responsible for handling residents’ complaints, Collecting and enforcing dues, and enforcing citations for rule violations. Ascension Parish Public Schools released its new guidelines for this upcoming school year. The district will be imple- menting many changes due to COVID-19 in order to keep students and teachers safe. Please be sure to visit https://www.apsb.org/ to keep up with important information. With the start of the school year, we would like to remind you to please follow the posted speed limit in our neighborhood to protect the safety of our children and adult residents. Also, be mindful of school bus pick up and drop off times. As these times vary depending on schools, remember that our pre- cious cargo is on board.
