DREAM HOMES Toby’s career in real estate started out as a compliment to his real estate3 flipping business, but soon blossomed into much more. “I originally got my real estate license to buy my own properties to flip,” Toby says. “I’ve always had a passion for real estate, buying houses, flipping them, and seeing that transformation. Soon I had friends wanting me to help them find a house and I began to realize I could see that same change by helping others and without buying the properties myself !” He began helping more and more friends and family purchase real estate and soon found just as much, if not more, satisfaction in watching people turn these properties into their homes.

Before flipping properties, Toby ran his own small business, aconstruction and home repair company. “We worked on a lotof remodeling projects, and flipped a lot of houses,” says Toby.His working knowledge of home repairs and constructionmakes him an invaluable asset to his clients. “If my clients wantme to, I can advise them on a property’s potential, estimaterealistic time frames for the repairs or remodeling theyenvision in a potential property, and I can recommend manytrustworthy subcontractors in the area,” says Toby.Toby doesn’t specialize in any one type of property, client, orarea. “I love working with people to find them the perfectproperty for them.” says Toby.“I love what I do!” exclaims Toby. “I work seven days a week,it’s fun! Even the challenges that pop up, I get to use mycreativity and problem-solving skills.”When asked about the key to his success, Toby says “It’s all bythe grace of God and his blessings!” Toby’s humility, hardwork, and dedication are evident in every transaction. “Ialways do the best job I can do. I want to leave no rock, orhome, unturned. Each case is different. I do my research, andmake sure each client understands the entire process. I wantthem to bounce any questions off of me that they may have.”When not helping his clients, Toby enjoys spending time withhis family. He and wife Missy, son Connor, and their lab Thorlive in The Villages of Westminster in Williamsburg. “I lovethe wide streets in our neighborhood,” says Toby. “That isreally a great amenity that a lot of people overlook or don’trealize when they’re looking for a home. Our neighborhoodhas lots of kids which is great for my son, lots of space for kidsto play, great amenities, and the central location can’t be beat.”“I always advise my clients to drive through a neighborhoodthey’re interested in, and if they see a neighbor outside, to talkthem,” says Toby. “The residents are the experts on theirneighborhood and can offer invaluable insight.”Toby’s honesty and commitment to his clients has earned himmany repeat clients and numerous referrals. “Once you’re myclient, I want you to always be my client, and often my clientsturn into good friends,” says Toby. “I recognize everytransaction and celebrate each closing with my clients. I alsohave a Client Appreciation Program where I send outnewsletters and emails with real estate news and helpfulinformation on home maintenance and improvement, how tosave money on utilities, and things like that. I have a lot ofclients texting me pictures and questions about their homes orlooking for a contractor. I’m so happy they rely on 4me even after the transaction.”

Yes, real polo matches, with riders mounted atop beautiful horses thundering up and down the field. How did a vineyard become home to polo matches you might be wondering? The founders of King Family Vineyards actually moved to Virginia from Houston, Texas in 1995 searching for a farm with relatively flat ground for a polo field. David King, one of the founders, had played polo since 1980 and wanted a field and club so he could continue enjoying the sport. Vineyards and a winery weren’t even a dream at that point! “The farm that now contains both Roseland Polo and King Family Vineyards fit perfectly into the family’s vision: a country place where we could all live, work, and play,” according to the King Family Vineyards website. King Family invites all guests to join them field side to enjoy the matches. Vehicles are welcome to “tailgate” around the field. Just be sure to park well behind the boards (50 feet or more) as horses and players often come over5 the boards during play. If that’s a little too close to the attraction for you, visitors are welcome to watch the match from their patio.

The matches are free and open to the public. Gates open at 10:00a.m. and the matches begin at 1:00 p.m.Picnics are welcome, but no outside alcohol is permitted. King FamilyVineyards wine is for sale field-side, just flag down one of the rovinggolf carts selling wine, water, and Roseland Polo hats. These mobilevendors accept credit cards as well as cash!You can set up chairs, blankets, umbrellas, and pop-up tents to enjoythe match. Children often kick a soccer ball or throw a Frisbee withtheir friends and family in the vast fields.
