Meet the Builder
Built on Experience & With Recognized Excellence NK Homes is a unique builder that has rapidly grown since its inception in 2010. Doug Godsey, owner of NK Homes, moved into real estate development and construction after decades of working in, and eventually taking over, his family’s Richmond-area excavation business, Godsey & Son. Doug began by buying land and selling it to builders until the 2007-2009 financial crisis hit, and he found himself with developable properties but no builders. That’s when he decided to fill the gap by creating NK Homes and building within his own communities. One of the first communities Doug developed was The Cottages at Deerlake, a community of mid-range Craftsman style homes. “Our goal was to get a lot of the Craftsman features in homes that were closer to $300,000,” explains Dennis Harlow, NK Homes’ CFO, who has been with the company since 2011. “We had heard from Buyers that they like the Craftsman style, but most Craftsman homes were in the $600,000 range.” Dennis was charged with implementing Doug’s vision of creating an affordable cottage community with Craftsman-style homes, and the experiment paid off: In 2015, Deerlake earned Gold Awards from Richmond’s Parade of Homes in several categories. After its success with Deerlake, NK Homes built townhomes in The Village at Pebble Lake and, later, in Madison Estates, a community of luxury homes. Both communities have received several awards. NK Homes recently began construction on its newest addition to the family, Rochambeau Estates, a tranquil, wooded community of Craftsman and Traditional Elevation homes on lots ranging from a half-acre to a full acre or more. Rochambeau’s single-family homes, also located in New Kent, carry price tags of about $380,000-$425,000. “We are not a custom builder, but we try to make each home custom to the Buyer,” Dennis says. “We are pretty flexible. If you need to move the wall a little, it probably won’t be a big issue. Rochambeau & Beyond Construction at Rochambeau Estates, located only about five minutes from Route 64, is in full swing, with builds running about 6 to 7 months for most homes. “We’re creating a warm and inviting community there,” Dennis notes. “We have a nice entrance that creates a sense of pride, and there are recreational areas such as walking trails, a play area, and a large, park-like space with benches.” NK Homes has expanded development, mainly due to referrals from happy Buyers. “In 2012, we built six units,” he says. “Last year we built 33. We’ve had very good growth.” “We are proud to be able to take a business from infancy and build it to this level in five years,” Dennis adds. “But there is still more to be done. We have more developable properties, and we plan to move further into Chesterfield [County]. Our hope is that over the next five years we will double our growth.” What does that mean for NK Homes’ customers? “We can grow our company and still keep a quality home,” Dennis says. “We will have the same subs and they’re able to expand with us.” Meanwhile, happy customers continue to spread the word. “What I like best about NK Homes is that they give a realistic deadline, fair prices, and are very accommodating to what customers want,” Nicole, a previous NK Homes Buyer says.
