TENANT SELECTION Successful property management starts with selecting the right tenants.While the rental price is critical to your investments performance, weconsider a high quality tenant on a long lease to be just as important. Ourhigh standards, experience and thorough approach help us to continuallyselect the most suitable tenants for your property. Following a guided inspection of your property, applicants completea tenancy application form, inserting details of previous rental history,employment, 100 points of identification and referees. Unlike some ofour competitors, we do not hand out keys under any circumstances, soall prospective tenants are accompanied to the property by our staff. Allemployment, rental, business and personal references are verified andconfirmed. Ultimately, as the landlord, the final decision on accepting a tenant tolease your property is yours. We prepare lease agreements, assist thetenant in connecting utilities, complete a detailed condition report bothwritten and video and submit the relevant bond forms to the ResidentialTenancies Bond Authority. TENANCY AGREEMENT & BONDThe tenants must sign a Residential Tenancy Agreement, setting out the specificterms of the tenancy along with a copy of the essential terms and conditions to theagreement. As your agent, we will sign the Residential Tenancies Agreement on yourbehalf and a copy will be placed on MRE Online for you to view.Your property manager will inspect the property and complete a comprehensive videoand written Condition Report which is signed by both parties. The video ConditionReport will be sent to you. The bond is lodged with the RTBA (Residential TenanciesBond Authority). This is a government authority that holds all bonds. No interest ispaid on bonds.The maximum bond we are permitted to hold during the tenancy is the amountequivalent to one month’s rent for properties whose rent is up to and including $350per week. Where the rent is over $350 per week the amount of bond collected isnegotiable (normally five weeks). CONDITION REPORTTheConditionReportestablishesthestateofthepropertyatthecommencementof the tenancy.This document, completed with a video is used as a comparisonat the end of the tenancy and is the basis on which the bond is refunded. Weprovide a copy of this report to the tenants at the start of the tenancy. Tenantshave 3 working days after the commencement of the tenancy to check andreturn this report.OUR SERVICE TO YOUR TENANTSYour tenants deserve the highest standard of care and therefore we offerthem the following; Upon signing a lease with us, your tenants will be given a comprehensiveleasing pack. We assist the tenants in connecting all related services andutilities. REPAIRS & MAINTENANCEThere will be times when general repairs and maintenance are required.Items such as tap washers and door handles are the responsibility of the owner toreplace although the tenant does have a responsibility to care for and not causeexcessive wear and tear.We will ensure the tenants are maintaining the property and will check if anymaintenance is required through tenant notification and routine inspections. Thisensures clients’ properties are well maintained and provide the maximum return oninvestment, both in terms of rental revenue and capital gains.To minimise the risk, we engage only professional trades people who carry PublicLiability Insurance. We are happy to use trades people of your choice if preferred,provided they have similar insurance.You will be notified of any works required or you can give us the authority to carry outroutine maintenance and repairs within the cost limit you have authorised.
