EDITOR’S NOTE I hope my story inspires you and shows you that where you live is one of the most vital things in life. Your home is not just where you live, it is your everything. It took me a day to fall in love with Astoria. Astoria is a combination of a city and suburban lifestyle. A balance so hard to come by when living in New York. CO-OP VS. CONDO It’s important to know the different types of properties available for purchase in Astoria and Long Island City and what they have to offer.28
COOPERATIVES (CO-OPS)Cooperatives are buildings in which you buy shares of thecompany that owns, and is responsible for, the entirety ofthe building. Co-ops comprise approximately 80 percentof the overall inventory in Manhattan. Generally, you willneed to appear in front of the building’s Board of Directorsfor an interview. The Board may approve or reject a buyerfor a myriad of reasons. Owners are responsible for monthlymaintenance fees.CONDOMINIUMS (CONDOS)Condominiums represent approximately 12 percent of thehousing inventory in Manhattan. Unlike co-ops, condosgenerally do not require Board approval. When buying acondominium, you are purchasing the deed to the real estatewithin that building and will be responsible for real estatetaxes and monthly common charges. Moving, renovationand subletting rules are generally less strict in condos. WHAT IS A TAX ABATEMENT? The 421-A tax abatements are temporary tax reductions. They have been offered in New York City since the 1970s as an incentive for developers to build affordable housing as part of the new development they are building or in a separate building within the same district. Abatements are offered for a specific amount of time. The program typically gives a buyer a 10-year tax break, but it can also go as long as 25 years. The zoning determines whether or not a building gets a 10-, 15- or 25-year abatement. The more that the city wants to stimulate development in certain areas, the longer the abatement will tend to be. The taxes start out low and phase in over the length of the abatement-- typically going up by 20% every two years--so that at the end of the term, the taxes are at full value and should be equal to similar properties without abatements or whose abatements have expired. Assuming you aren’t living on a fixed income and are able to pay the post- abatement rate when it expires, it is a great way to save money or pay down your mortgage or save. HOW TO: SECURE A MORTGAGEMany first time homeowners are familiar with the concept of having to get amortgage, and that it involves getting approved by a lender or a bank, but noteverybody understands exactly what it means. The process of gettingapproved for a mortgage is a validation of Income, Assets, Credit & Collateral(Appraisal). In order to get an approval for a mortgage, all four of these must bestrong. If one of these components is slightly weaker than the rest, it is possibleto have a stronger component that can compensate for the loan as a whole.Once you have found the bank or mortgage lender you feel will bestsuit your needs, you will have to be able to validate and prove yourincome, assets and show good credit history. It is important to remember,the larger the loan, the more validation is needed. For example, if youhave previously been a renter, you will need to demonstrate your rentalhistory and be able to prove that you have paid your rent on time for theprevious 12 months. 33

Something else I have never seen before is having residentialand commercial investors and developers throw money at property faster thanthey can digest all of the many cuisines Astoria has to offer. Inventory is at an all time low for all properties and land. I see the pricingstaying the same for specific types of properties, but also see some residentswanting to cash in on their properties. Developers are willing to pay top dollar tohave some space to build high end condos and rentals. Astoria and Long IslandCity look like totally different neighborhoods than they did 10 years ago. Everycorner you turn, you see scaffolding or land sitting there waiting on its next life.I currently work with many developers and people who are thinking about sellingbut are not sure. My job is to find the right match. I go and find someonelike a business or landlord who is looking to cash out and then someone like adeveloper or investor who is willing to pay the right price for that person to sellto them. Right now is the best time to get the most money for your property.Developers are anxious to purchase property to build on. I have the connectionto these developers, and can connect any person interested in selling with thesedevelopers, so they can get the best return on their investment.Most clients ask me, (Homeowners) “Where will I go?” I can help them witha 1031 exchange. (A 1031 Exchange is a valuable tax deferral strategy thatallows an investor to sell a business or investment property and replace it withanother “like-kind” property.) I can also help these homeowners/sellers find theirnew home.Another scenario is, I also have buyers desperate to purchase (mostly condos/co-ops) so they no longer have to rent. With the inventory being super low it’stough to find that sweet deal. I keep in touch with all of my buyers and alwayssend them updates on any new property that has hit the market, or is about to hitthe market. If they stick by me, I will stick by them, and absolutely turn theminto a homeowner.You just have to be there for your buyers, invenstors, and developers, and guidethem all the way.I have my clients continue to stay positive and just pray that I am able to findthem their perfect home.
