As a licensed real estate broker with over 15 years of expe- rience, I am always transparent to our clients when we are representing them in the buying or selling of their homes. My team of International agents and myself simply tell our clients the truth. #1 How well is your home prepared for Market? It sounds fundamental and rather straightforward, yet so many people get this wrong. I love it when our friends give us plenty of lead time when considering selling their home. We can professionally launch a home in about three days, but it is even better when we get a few weeks or even several months notice. Then we can make the home and yard look the best it can be. There are a variety of things, in addition to staging which are important. We look carefully at what makes sense to help you get the most for your home. We also offer the Keller Wil- liams “Refresh” program to essentially flip your own home by allowing us to make those improvements that result in a higher sale price . During the home selling and buying process, you should normally not be surprised by the approximate price your home should sell for, how long it will take to sell, what your final proceeds will be, and of course what expenses you will be responsible for. Whether they are moving up, down, or out of California, there really should be no “surprises”. FINDING OR SELLING A HOME?CONTACT SHAAYNRD AESAK LABTOOURT OSFFAMTAR8K5E8T H-4OM4E9O-7PP3O5R5TUNITIES. Stay Safe, Friends! VOL. 6 ISSUE 1 7 THE COVID-19 VACCINE IS HERE Older Adults Still Need to Take Precautions By Sharp Health News Team and Simona Valanciute President & CEO, San Diego Oasis Less than a year after the novel coronavirus appeared in the U.S., we now have two safe vac- cines against COVID-19 approved by the FDA for emergency use—the fastest major vaccine development ever seen. The previous record-hold- er was the mumps vaccine, which still took four years to create. While this is an amazing accom- plishment, the pandemic is far from over. Even though older adults are in the first priority group to receive the COVID-19 vaccine, they still need to take precautions to keep themselves and their families safe. Here are some answers to the top questions seniors may have as states begin to distribute the COVID-19 vaccine. How do the COVID-19 vaccines work? Are they safe? Both the vaccines currently being given, from Pfizer/BioNTech and Moderna, are mRNA vac- cines, which mean they contain genetic material from the novel coronavirus. When someone gets an mRNA COVID-19 vaccine, their body’s cells basically get instructions on how to create the proteins unique to the virus—and because those cells recognize that the virus shouldn’t be there, they produce antibodies that help them fight off infection if they’re ever exposed to the virus again. Both vaccines were tested in clinical trials according to rigorous safety standards estab- lished by the FDA. The makers of both vaccines have reported a 94-95 percent efficacy rate in preventing severe illness. Learn more about the COVID-19 vaccine in this article by Sharp Health- Care. FIVE-STAR A CT scan is a Since the fit of the crown is more accurate to the prepared tooth, the crown has a lot longer life due. The materials used are also stronger and more esthetic than traditional crowns. How long does it take? It usually takes an hour to an hour and a half for a single crown. Our office has two milling units so multiple units can be milled at once which reduces the time drastically for the patient. What is the difference between a crown and an onlay? A crown covers the entire tooth and all of the cusps that are used for chewing. An onlay covers only a portion of the tooth. Onlays are only used for certain situations anymore to conserve tooth structure but a crown is used more often to prevent further fracturing of the tooth. What is the difference between crowns and veneers? Crowns cover the entire surface of the tooth. Veneers cover the front of the tooth and only a small portion of the backside of the tooth. The materials and methods used are identical, however, veneers are more conservative and usually reserved for the anterior or front teeth. How do I know if I need a bridge? Bridges are used to replace either one or two missing teeth. If an implant can’t be performed due to lack of bone, a bridge is the next best option for replacing a missing area. Bridges are permanently cemented and basically use at least two teeth that are the neighboring teeth adjacent to the missing one. They are prepared just like a single crown, but are connected with a prosthetic tooth called a pontic. Can I get a bridge same-day? In most cases a bridge may be fabricated and cemented the same day. It depends on the size of the bridge. Some long-spanned bridges in which implants can’t be used may need to be sent out to the lab due to the limits of the milling and firing units in office. Our now-retired CEO Doug Myers has always loved books and storytell- ing, and in late 2016 at the end of our Centennial celebration, he decided to act on a dream he had been consider- ing for several years: to create a book publishing division for the Zoo. The book industry was having a growth spurt and Doug thought that by telling our stories through books, we could inspire children and adults to care about wildlife and become in- volved in efforts to protect and save Earth’s precious animals and their habitats. Co-produced and mixed by James Doviak, guitarist and keyboard player in British music legend Johnny Marr’s Band, “guitars are a main element of the album but there are some tracks that are predominantly synths,” said guitarist Dean Primicias. The chance to work with Doviak came through an initial meeting as an audience member. “It was one of those shows, during Johnny Marr’s Call The Comet tour, in Los Angeles,” Primicias recalled. “My brother, Wes, and I didn’t have a ticket so we went up early in hopes to get overflow tickets at the box office. We ended up meet- ing Johnny and I also struck up a nice conversation with James. I later had a chance to meet up again with James when they played the House of Blues in San Diego. This time I spent more time ask- ing him questions in preparation to record this album. I don’t think he knew what I was up to at the time, but he was very encouraging and shared some valuable information.” The album’s first single is “I Never Dream.” beminephantomvalentine.bandcamp.com Local News > LocalUmbrellaNews.com /LocalUmbrellaMedia @LocalUmbrellaMedia Advertise?
