DEMOLITION - DISMANTLING - STRIP OUT - ASBESTOS REMOVALRECYCLING OF AGGREGATE MATERIALS - WASTE MANAGEMENT 120 Oxford Street Structural Demolition and Strip Out Value: £1,200,000 Background The Plaza Oxford Street, built in 1894, was originally a Bourne & Hollingsworth department store. The Plaza shopping centre opened in 1986 comprising of 20 retail units before its closure in 2016. The Plaza is being converted by Sirosa and Arcadia into a flagship store providing 73,000 sqft of retail space for Next and 25,000 sqft of retail and restaurant space to Berners Street/Eastcastle Street. Since October 2016 Lancebox have carried out the internal strip out and structural demolition on behalf of Sir Robert McAlpine who are acting as the principal contractor. Scope of Works • Full internal strip out of building • Structural demolition • Diamond floor saw cutting all new floor openings into 0.5 ton sections for lifting and removal including for corner stitch drilling • Removal of the ground floor slab (reinforced concrete 350mm thick and 1078m2 ) Joseph McNeil, Project Manager Sir Robert McAlpine: “Over the past six months Lancebox Ltd have been employed on our ‘120 Oxford Street’ Project in Central London. They are currently part way through their contract works and have successfully completed the strip out and significant elements of structural demolition. DEMOLITION - DISMANTLING - STRIP OUT - ASBESTOS REMOVALRECYCLING OF AGGREGATE MATERIALS - WASTE MANAGEMENT The Royal Pavilion Listed Building Sympathetic Soft Strip and Asbestos Removal Value: £248,000 Background Lancebox were contracted to undertake the demolition and renovation works at The Royal Pavilion (a Grade I listed former royal residence) required to transform the existing auditorium and associated buildings. Scope of Works Corn Exchange Stripped back existing original features and fixtures & fittings exposing original trusses and brickwork to the corn exchange. Stripped out the existing raised wooden flooring, sleeper and large existing underfloor plant areas/rooms to create underfloor storage areas. Created openings to create links to adjacent buildings/structures including retention of period materials for re-use. Studio Theatre – Basement to 2nd Floor Alterations Removal of bleacher seating. Demolition of raised floors. Propping and removal of multiple walls. Creation of wall and floor openings to interlink buildings and creating new stairwell & lift openings. Demolition & disposal of existing roof. Staircase removal on all floors. Slope Area Works Demolition of museum air control/filtration system. Demolition of party wall & existing external walls. Demolition of meeting room and chimney. Asbestos Removal Asbestos removal was carried out throughout site, undertaken in controlled conditions to allow for other trades and existing site considerations/restraints Phil Hilder, Senior Site Manager R. It is a Scheduled Ancient Monument and a Grade I Listed Building. In 2017 £4.8 million of funding was secured to refurbish and convert the building. The project will convert the Grade I Listed building into a resource that will unlock the future financial sustainability of the wider Historic Dockyard site through repair, refurbishment and alteration of the building to provide approximately 3,500 m² of commercial space and approximately 1,700 m² of Employer’s accommodation for its relocated offices. DEMOLITION - DISMANTLING - STRIP OUT - ASBESTOS REMOVALRECYCLING OF AGGREGATE MATERIALS - WASTE MANAGEMENT Gala Bingo Hall, Hove Asbestos Removal and Full Demolition Value: £204,000 Background Lancebox acted as the principal contractor for the Asbestos Removal and Demolition of the former Gala Bingo Hall. The building was originally opened in 1933 as the Granada Theatre cinema. It survived through World War II and interestingly had an anti-aircraft gun installed on the roof that was never fired, in fear of the gun falling through the roof from the force of the shot. The building was then repurposed as a Gala Bingo Hall in 1975. After nearly 30 years use as a bingo hall it finally closed doors in 2003, and never reopened. After falling into disrepair the decision was made to demolish the building for redevelopement into a new GP Surgery and 38 residential units. Scope of Works Lancebox acted as Principle Contractor on behalf of Crown Group of Hotels and carried out Isolation of Services, Asbestos Removal, Strip Out and Deconstruction of a 4 storey building at Hatton Garden. After the soft strip scaffolding was erected allowing the front and rear masonry walls and windows to be reduced/removed using hand tools and hand held breakers. DEMOLITION - DISMANTLING - STRIP OUT - ASBESTOS REMOVALRECYCLING OF AGGREGATE MATERIALS - WASTE MANAGEMENT 84 Hatton Garden Deconstruction, Strip Out, and Asbestos Removal Value: £218,000 Background Hatton Garden is a street and area in the Holborn district of the London Borough of Camden. It is noted as London’s jewellery quarter and centre of the UK diamond trade, and was also the home to the invention of the machine gun in 1881. Now the Hatton Garden area has 55 shops representing the largest cluster of jewellery retailers in the UK, but also is the home to a diverse range of media and creative businesses. Scope of Works In August 2016 Lancebox were employed as the Principal Contractor on behalf of Crown Group of Hotels to carry out the Deconstruction of the 4 storey building where the Ace of Diamond shop was located. The scheme involved isolation of services, asbestos removal, strip out and deconstruction of the building in an area of high density residential and commercial properties. After the soft strip, scaffolding was erected allowing the front and rear masonry walls and windows to be reduced/ removed using hand tools and hand held breakers.
DEMOLITION - DISMANTLING - STRIP OUT - ASBESTOS REMOVALRECYCLING OF AGGREGATE MATERIALS - WASTE MANAGEMENT GRAHAM Kings House Structural Demolition and Strip Out Value: £745,000 Scope of works Lancebox group carried out the demolition works to Kings house, Reading between June 2015 – Feb 2016. The project consisted of the removal of internal stair cores, lift shafts and main cores across 7 floors of the building. New precast T beam flooring was installed to allow greater floor space, with new stairs and lifts being installed externally. On completion of the soft strip works, a mobile crane was brought in to lift various 1.5 ton machines onto the roof to carry out plant room demolition. Whilst waiting for the installation of the tower crane and goods hoists, the lift shafts were utilised to clear hardcore material from the roof to the basement. Larger machinery on the basement and ground floors loaded material into roll on / off skips. Lancebox installed pre-fabricated temporary steel work from basement up to the rooftop, to 2 staircases and front elevation to support the floors during structural demolition. Diamond track and wire sawing works were carried out to separate floor joints and beams, to create a new ledge within the remaining structure to support the new precast floors. Demolition commenced with 4 teams of operatives working on each core section of works, alongside a team managing the waste clearance. There was also a specialized team carrying out window removal works using a specially designed system and technique which prevented the need for full building scaffolding. During the demolition works, the saw cutting and breaking out of the external ground floor slab was carried out in preparation of the new stair and lift cores. Scope of Works • Strip back to shell • Curtain walling removal • Removal of plant and lifts Michael Waters, Site Manager ARJ: “Lancebox carried out Strip Out works Sidcup house, Station Road to a high level. The building was stripped back to the concrete frame shell, removing curtain walling, lifts and plant room structures. Roof-top plant and external stair case through 7 floors were also removed. I was very impressed with the competence of their operatives that demonstrated great professionalism towards the project, and particularly their site supervisors that had a proactive approach to the demands of the works required. Healthy and Safety was paramount for Lancebox, and with this in mind I wouldn’t hesitate to recommend their services.”
