BUYING A HOME Buying a home can be an exciting time and will no doubt be one of the biggest investments you will make, which is why it is important to ensure you receive the best advice. We are accredited by the Law Society Conveyancing Quality Scheme (CQS) and to assist you in knowing the processes involved in buying or selling a property, we’ve put together this handy guide to answer some of the frequently asked questions we receive from those who are either unsure of what’s involved, or who are just starting out on the property ladder.p.

BUYING A HOMEYour Offer has been accepted—so whathappens next?We will provide you with a qualified expert who will be with youthroughout the whole process — from start to finish. They will provideyou at the outset with an estimate as to our fees which you will havethe confidence of knowing will not change* and other legal expenses,so you know what to expect. We will provide you with a detailedexplanation of the conveyancing process and explain what we needfrom you.I need a Mortgage—what do I do?You will need to speak to your bank, building society or mortgagebroker and they will guide you through the mortgage applicationprocess. The lender may recommend you use a solicitor from a listthey have — this is called their “panel”. We are on the panel for allmajor lenders and you should advise them that you wish to use us.Do I need a Survey?Having a survey is highly recommended. A survey may help to revealissues that otherwise would not have been known and can highlightareas that may need attention and could prove costly in the future.* subject to any unexpected additional work or issues arising p.

BUYING A HOMEStep by StepOnce we have been instructed, then the whole process, on average,can take between 6 to 12 weeks, during which time, the following willhappen: Agent’s purchase Initial contact madeOffer Accepted ► memorandum ► with the Sellers received conveyancer ▼ Mortgage Offer ► Searches orderedDraft Contracts ► received received (if applicable) ▼ Report to you with Search Results ► Search Results and ► Draft Contracts received and replies to enquiries signedenquiries sent to the from the Sellers Sellers ▼ Exchange of Mortgage advancedDeposit received ► Contracts and ► (if applicable) and from you Completion date balance due from agreed you requested ▼ Change of Completion - funds ► ownership sent to the Sellers registered with the and Property keys released to you Land Registryp.

BUYING A HOMEPost CompletionAfter the purchase of your new home is complete, you may wishto think about making a Will, or reviewing the Will you may alreadyhave. Our team of experienced solicitors are on hand to talk to you about this. p.

SELLING A PROPERTY Selling a property can be a stressful time, but our team of qualified experts are on hand to guide you — every step of the way. We are accredited by the Law Society Conveyancing Quality Scheme (CQS). I want to sell—what do I do next? You should advise us that you intend to sell your property and we will be able to provide you with a no obligation quotation so that you know what the costs are likely to be — and have the security of knowing our fees will not change*. You should advise your estate agent that we will be acting for you, so that once you have accepted an Offer, they will know to provide us with the details of your buyer to enable us to start the process moving. You should gather any documents you have in relation to the property, such as planning consents, guarantees and any Deeds that you may have. * subject to any unexpected additional work or issues arisingp.

SELLING A PROPERTYI have accepted an Offer—what happensnow?Your agent will advise us that a salehas been agreed on your propertyand at what price you have agreedwith the buyer. We’ll contact you to confirm the saleand provide you with various forms that you’ll need to complete, such as the property information form and fixtures and contents form. Once you’ve provided us with the completed forms, we’ll then be able to issue draft Contracts to the buyers’ solicitor.I have a Mortgage on my property—who paysthe balance off when I sell?If you have a Mortgage or any other loan secured on the propertyyou are selling, your solicitor will arrange for this to be repaiddirectly to the lender out of the sale proceeds on Completionof the sale. p.

SELLING A PROPERTYStep by StepOnce we have been instructed, then the whole process, on average,can take between 6 to 12 weeks, during which time, the following willhappen: Deeds obtained Sale pack sent out Offer Accepted (and initial Mortgage ► to you with Property and Fixtures forms to ▼ ► Redempton complete Completed forms Statement and draft Contracts if applicable) issued to Buyers ► Enquiries received ► Replies to enquiries from Buyers sent to Buyers ▼ Agents’ Account Completion date ► Contracts ► (and final Mortgage agreed and exchanged Redemption Contracts signed Statement obtained) ▼ Completion balance of proceeds sent to you or used for any related Purchasep.

SELLING A PROPERTYDon’t forget to read your Meters On moving day, you’ll need to read your electricity and/ or gas meters and contact your utility company, giving them the final reading and request they send the Bills to your new address. Post Completion After selling a property, it’sa good time to think about making a Will, or reviewing the Will youmay already have.
