MarketReport June 2022 Opportunities present themselves… There's no doubt that the market is looking different than it did this time last year. 2022 has seen rising mortgage rates, a tighter credit environment, and according to Wellington agents, the supply outweighs current demand. A lack of confidence in the market has seen sales counts decline by 29.7%, and properties spend an additional 23 days on the market than May last year. Despite these market changes, Wellington's median price has increased by 1.2% year-on-year to $895,200. The Wairarapa District has noted a record-breaking median for the area of $1,310,000. In a declining market, smart buyers are recognising the opportunity to secure great properties at reduced rates to late last year. With the CCCFA rules likely to change in July we are starting to see buyers with financing already secured trying to lock in deals prior to the flood of buyers restricted by the tight lending rules re-entering the market. Those looking to upsize backed with equity are the most active in this market. Buyers that are upsizing are now recognising that the change over amount between the home they are selling and the one they are buying is reducing, meaning they are actually better off than if they bought and sold at the top of the market.
