SITE LAYOUT COMMENTS • The distribution / warehouse is 60m x 100m. • Included are 30 on grade roller shutters and 6 docks. The 6 docks have been located closest to the largest turning circle area. • The narrowest driving width around the buildings is 15m. • There are separate entrances for the trucks and staff parking area. Staff parking allows for 40 bays. There is scope to increase the number of these bays. • The staff parking area and the ablutions are next to each other as this is the shortest distance for people to walk across the yard to the warehouse. This may also be useful if RTT install access control systems between the car parking area and the premises. • The distribution / warehouse and offices floors will be raised. The offices have been centred.

LEASE TERMS Lease period • Ten years. Option to renew • Five years. Lease commencement date • Eight months after Council plan approval. • Lessee to have beneficial access 30 days prior to the lease commencement date.
