World Class Opens.Inspecting a property should be a pleasant experience for potential tenants, which gives them afirst impression of the company they’ll be relying upon once they’ve signed the lease. We thereforetake inspections seriously and run our rental opens exactly the same as our properties for sale.Our opens are identified by Realmark pointer-signs and rental signboards and our team willcontact all the registered tenants beforehand to confirm their attendance.We provide property specific marketing, detailed stocklists, tenant applications, the process toapply for the property and application FAQ’s. We make sure the tenant can move quickly and bothour team and the property are presented at their very best! 9

Great Communication and Feedback.Years of working with landlords has made it clear that alongside results, great communication andresponse time are the most important elements of our service.So what does great communication and response time mean?Having a property vacant can be stressful and costly, so we relay tenant numbers and interest,market feedback, relevant properties competing for the same tenants and market trends – bothquickly and factually.We do this so you can make informed decisions about what to do next; whether that’s acceptan application, negotiate terms, conditions or price, adjust marketing or align pricing to reflectcurrent market conditions and tenant interest.Changes to your campaign will always be your decision, but great communication and feedbackwill get you the very best result.10

Applicant Approval. Once we receive an application our assessment process begins. This has evolved over the years and is as follows:1 Assessment: We review the application’s suitability based on the tenants, price, conditions and term.2 Confirmation: We contact the tenant to confirm relevant details and their desire to proceed.3 Feedback: Based on the information provided, is this suitable to the landlords?4 Negotiate: Where needed, we’ll negotiate on behalf of our landlords and their best interests.5 Approval: Once price, term and conditions are agreed, we’ll ‘Provisionally Approve’ the tenants.6 Process: We then conduct an in-depth assessment of the tenants, their references, tenant databases, etc.7 Lease: Once we’re happy with the background check we’ll sign the lease, do a property handover with the tenants and hand over keys. 11

Assessment & Processing. It’s difficult to know whether a tenant is suitable from meeting them in a home open or private inspection. As such, we conduct a thorough assessment of all tenants before they are approved to try and ascertain whether they’re the right people to look after your asset. Some of the ways we do this includes: 1 Residential tenancy application. 2 100 points of ID for each applicant. 3 Personal and professional reference checks. 4 Bank statements. 5 Tenancy and financial database checks. 6 Previous tenancy checks from management agencies. 7 Tenant statements.12

Lease Confirmed:Tenant Handover & Expectations.It’s impossible to eliminate all tenant-related issues, however, the bulk of them can beavoided if the expectations are clearly set out before the keys are handed over.Realmark Central has developed a comprehensive handover procedure and documentationto protect our landlord’s properties, ensure procedures and obligations relating to rent andmaintenance are understood and the tenants are aware of what the bond funds will be usedfor if the property isn’t handed back in a suitable condition. 13
