Who We Are? Jacks & Jones Estate Agents are an independent estate agency. What does that mean to you? It means we are not a corporate estate agent. We are not ‘All about the figures.’ You and your move are important to us. We do not price property to win your instruction. We carefully conduct market research to ensure the price you are on the market for is achievable in a timescale that suits you. We provide a comprehensive report with comparable properties so you know the advice we give you is reliable. Every sale and rental in the company is overseen by the owner Tim Jacks. Passionate about service and getting the best deal for you our client, Tim makes sure the recruitment, training and interaction with our staff is the very best. Looking To Sell... The reason you need Jacks & Jones Estate Agents to sell your property is that we embrace modern styles of marketing with traditional values and service. At the very heart of this is communication. We need to communicate to you and your buyer / potential buyers to ensure a successful sale. It is imperative your prospective buyer is not only aware of your property, they need to be told why it’s the right property for them. As standard (like most estate agents) we list your property for sale on a number of major websites. However, this is where some agents stop. They hope the internet will sell the property for them. This very rarely gets you the best price in the best time. We communicate your property to the right buyers by way of Professional Photography, Immersive 3D Tours, Floor plans, calling out to our extensive database of qualified motivated buyers, emailing and posting details as well as advertising in the window of our prominent office. We want to come to you with several offers so you can decide which buyer suits your needs. When your buyer has agreed a figure with you to purchase the property, we have a strict criteria and timescale they must adhere to. This includes proof they can afford to buy your property, and that their solicitors are instructed in a timely manner. 1 in 3 sales fall thorough in the UK and this is often down to the sale not being set up correctly. To make communication as easy as possible with you, we regularly call you with updates on the progress of the sale of your property, update you on the local market and any competition you may face, and give you feedback on all viewings. Email updates are popular along with a closed WhatsApp group for your property so all the family know when viewings are taking place. We accompany all viewings with experienced estate agents who know about your property, the local area and what you are looking to achieve. If we have not sold your property in an agreed timescale we have a meeting to review marketing and price to make sure we are doing all we can to find your buyer. 3

Lettings Property is a great investment and can help produce an income while your property appreciates in value in the long term. It is probably one of the biggest investments you have, and when it goes well it can be an enjoyable income. If it goes wrong, it can turn into an expensive nightmare. Jacks & Jones aim to make it an enjoyable, stress-free long-term investment for you. With rules changing seemingly monthly (mostly in favour of the tenant) we are here to help guide you through the minefield, find you a long-term tenant and deal with any issues that may arise. Unlike many agents, we do not let to the first tenant who hands over a holding deposit. We like to come to you with a choice of tenants, so you feel comfortable with the tenant you have in place. We fully reference your chosen tenant, we conduct a credit check, employer reference and previous landlords reference. When we are satisfied they will pass referencing, we conduct a comprehensive inventory with photographs to make sure the property comes back in the condition that you let it to them in. We believe that tenants should pay a full deposit and do not accept deposit replacement options. The reason for this is we believe the tenant will look after he property better if it’s their money at risk. We lodge the deposit as required by law with a recognised third party. We have a list of trusted local tradespeople to carryout repairs or modernisations if required. You can give us your preferred tradespeople’s contact details which we can keep on file when issues arise. Any agent can let your property, we specialise in finding the right tenant for you 4

Jacks & Jones have an in-house mortgage adviser you are free to visit in our offices or we can arrange for them to meet you in your home or place of work. Solicitors The average time it currently takes for your sale to go through from sale agreed to completion (moving) now stands at a whopping 17 weeks in the UK. Why does it take so long? Firstly some estate agents do not actively sales progress your sale which means things are missed, secondly ….. SOLICITORS. Solicitors have a hard job, they have a lot of boxes to tick and need to make sure you, their client are protected. However as with every industry, there are good and bad companies and individuals. A poor solicitor can cost you your sale or purchase. When looking for a solicitor, make sure you instruct one that you and your estate agent can talk to directly. In our experience if you have a ‘Team’ dealing with your case, or a secretary / assistant that deals with the case you will experience difficulties. You should also make sure they work on a ‘No Sale, No Fee’ basis. Sadly, in the UK 1 in 3 sales fall through and you need to make sure you are not financially penalised should your sale or purchase fall through. Auctions Need a guaranteed sale in a guaranteed timescale? Jacks & Jones regularly put property into auction. Do you have a problem property? Or do you want to be certain of a sale without any messing around? If so, auction could be a route to look at. I have only good things to say about Jacks & Jones. If you are looking to sell you might be working with your estate agent for 6-9 months dependent on the chain. Letting your property is a long-term commitment. With the above in mind, it is important you make sure when choosing your agent that you trust them and they offer good advice. Make sure they have a named owner of the firm overlooking every deal. They will be more invested in making sure you have a successful sale or let. What plan do they have if your property does not sell or let in an agreed timeframe? Check out their reviews on Facebook, AllAgents and Google. What tangible differences do they offer? Virtual Tours, Drone Photography? Do your research. With so much social media, see the tone and personality of the individuals / firms. Do you trust and like them? How forward thinking are they? More people are looking at video footage rather than reading. Does the agent embrace this? Are they interested in the whole process not just listing your property? Remember, you are interviewing your estate agent, make sure you ask them some testing questions. Ask them what their marketing plan is for your property, how are they going to find you not just a buyer / tenant but the right one in a timescale to suit you. 10

You have less than two seconds to stand out and be clicked on for more details while a perspective buyer or tenant is scrolling. First impressions count! On top of this we do targeted campaigns on Facebook, Twitter and YouTube so we can find the right buyer or tenant for you.
