NW REGIONAL NEWSLETTER HIGHLIGHTS FOR THE MONTH OF AUGUST August was our best month of the year so far with 260 units closed for 59.6M in volume. That is the good news, where we still struggle is our bases points of profitabil- ity. We continue floating in strange waters where pricing pressure and the higher cost of producing saleable loan has kept profits lower than expected. Fortunately our boat is not listing and we keep moving forward letting the waves pound our competition. Keep your life jackets snug and your jib tight this storm could be lasting a while. Last month I asked our branch managers to go through the processor Domo cards with their processors to see where your team matches up with the rest of the region. Speed wins and in order to out maneuver the other boats we need to make sure we are doing everything we can to get from application to approval in as few of days as possi- ble. Adam’s goal of 10 work days from app to close can’t happen if we can’t get to 10 days from app to approval. We are blessed with an excellent sales force and opera- tions team, now row together and win this race. Whittney Curran, Leon McKean, and filling in for Dave Perry was Jason Oswald repre- senting our region at the second Chairman’s Advisory Council meeting at home office in August. This group continues to work on how to simplify and reduce red tape in how we do business. Their voices are being heard on how to improve our product lines, train and support sales and operations along with fine tuning marketing to pro- vide our loan officers with a dynamic tool box. Too many companies drill down their message, where we listen to the 40 member Council to better position Academy for long term success. You know that I couldn’t end this newsletter without a big ‘BOUT TIME just finished our second week of college football and first week of NFL. Some of you may not be amused by my excitement but for those of us who thoroughly enjoy Friday Night Lights, College Game Day, Pac 12, Mountain West, Thursday, Sunday, and Monday night football then this is the best time of the year! EVELYN COX There will be no article from Evelyn this month, sad news instead. Evelyn’s husband Bill passed away on the 6th of September after a long hard fight with Lou Gehrig’s Disease otherwise known as ALS. We all love you Ev and Bill will be missed by all.
I would like to thank Tina, Monasue, Maggie and Jonathan for dropping everything to make a loan work after finding out the borrower had quit his job when trying to draw docs. WELCOME OUR NEWEST EMPLOYEE MONASUE CRITES My daughter Chase and I moved to CDA from Southern Cali in December of 2017, so we could be here for my daughter Charli and her husband David for the birth of my 1 st grandbaby Grace who was born August 11. I have two adult daughters, Camille and Carmynn who still reside in Cali. I love it here and am enjoying all the boating and lake activities. I have been in the mortgage industry for over 20 years and am so excited to be working for Academy Mortgage.

Way to go Andy! 1st ANNUAL RPAC BOWLING TOURNAMENT Tera Davis and Jamie Nettles participated. They had a great time and won some super cool trophies! The goal was to raise 9k and they raised 11k! They were able to connect with a lot of realtors as well as other industry professionals.
CHARITY AND GOODWILL Mike Lipinski’s Branch in Nampa donated school supplies for Nampa, Idaho School District for a “Fill the Bus” Charity in August. Left to Right: Jen Ploetz and Alice Thomas Laura Alexander organized a collection of school supplies from the Meridian, Eagle and Idaho Center Branches in Idaho. They were donated to a local Grade School in August and were very much appreciated.
CHARITY AND GOODWILL “Once again Tera Davis has shown how thoughtful, caring, and selfless she is in her recent opportunity to give back to someone in the community. Here in Walla Walla it just wouldn’t be the same if we didn’t see Jesse, a familiar face, out and about in his usual loca- tions on his bike waving at everyone with the biggest smile on his face you’ve ever seen. Jesse loves to say hi to everyone he sees and everyone in this community looks out for him. Recently there was a request put out to the citizens of Walla Walla. We were told that Jesse was having medical problems that resulted in him needing a safer bike otherwise he wouldn’t be able to do what he loves. Tera and her husband Don saw the request and without hesita- tion donated towards purchasing him his new bike on behalf of Academy Mortgage. We had the absolute pleasure of being there when Jesse received his new bike on Friday August 3 . rd He was so happy and just had to take his bike on a spin immediately after he got his new hel- met put on him Because of generous and thoughtful people like the Davis’s Jesse was able to continue bringing his positivity, happiness and beautiful spirit to those that live and visit our wonderful town we call Walla Walla.”

Hi Team My good friend Nick Staker, USDA Guru out of Indiana just posted this tip on a new forum Academy is rolling out next month. Workplace is a platform I’ve been part of the test on for about three months (as part of the Chairman’s council). You will hear more about it on September 4 ahead of the rollout. This post is an example of our th effort to connect producing loan officers/managers with the entire company quick- ly. Nick is a high producing USDA loan officer, District Manager in the Midwest, peri- neal Presidents Club producer, Graduate of the 1 Leadership Academy and a very st good friend of mine. I was so pleased to see him share one of his MANY tricks of the trade. Starting in September, you too will become a part of this company wide forum as they roll it out to even more loan originators throughout the company. Here’s a post he just put up about the USDA loan program Did You Know: USDA AV > PP On a USDA Purchase (when Appraisal came in high- er than Purchase Price) you can roll in uncovered closing costs into the loan amount? USDA allows you to base the loan amount on APPRAISED VALUE. For ex- ample… If the contract price is $100k and the Appraised Value is $102k, we can set the base loan amount at $102k. The total loan amount will be $103,030 (or $102k plus the guarantee fee). The $2k difference between the AV and PP will be used to cover any uncovered clos- ing costs, discount fees, etc.. NOTE: This will be useful when a borrower is short funds to close or they have lim- ited funds and GUS is requiring reserves to maintain an approval.
