Chris and Sarah Bradford bought a second home in Winter Park way back in 2003. Quickly seeing an opportunity for a quality vacation rental company in the valley, they started Winter Park Lodging Company and soon grew the business enough to leave their “day jobs” in Denver and move to Winter Park full time in 2007. That year also brought another big change – the birth of twin boys! Their focus has always been on only managing properties where they would want to stay on vacation. They’ve done just that and are now the go-to local company that focuses solely on the luxury vacation rental market with a deep focus on exceptional customer experience. What started as a weekend retreat to escape the city has become their life’s work and passion!

WE’RE LOCAL We are part of the Winter Park community and we take that seriously. Here’s how: • We own and run our business out of our downtown location in Pine Tree Plaza across from Hernando’s. We also have a second location in Winter Park where we run our housekeeping and inspections operation. • We are key players in the Winter Park Chamber of Commerce and involved in how Winter Park is marketed as a destination. • Even in Winter Park, government regulations and HOA restrictions sometimes put the vacation rental market at risk. We speak on your behalf and ensure your property can remain a short-term vacation rental. • We have to be accountable for our actions. It’s a small town. People talk. Ask a local what they think of us. • All of our employees are just that – paid employees. We don’t contract out our housekeeping or other work. OWNER RELATIONS • With us, you won’t feel like you’re just a name on a list. We get to know you and your home to best serve your needs as a second homeowner. We’re here as your personal liaison and caretaker. • We happily coordinate with our in-house teams and trusted vendors to keep your home in the top condition that guests (and you!) expect. • We staff our Owner Relations team seven days a week in the office, so you always have someone to speak with when you call or stop by. • We let you know of any issues with your home, including any damage. VACATION PLANNERS Meg, Julie and Amy, our Vacation Planners, say you have to smile when you answer the phone, so the person on the other end can hear your happy spirit.
Even though 50% of our bookings occur online, a lot of those guests call us before they book. We go with a consultative approach. Potential guests don’t want more than three choices, and they usually want to be led. We get to know the guest and their needs, and then recommend the right property for their visit. We’d love for you to give us a call and experience our sales process first hand. Our Vacation Planners’ calls are recorded and scored monthly for continuous improvement. It’s painful to hear your own voice, but it makes a significant difference when analyzing to improve performance. We also think it’s vital to make outbound calls every day. We get 23% of our bookings each year by calling our potential guests vs. just emailing them. People are busy and when you reach out to them, they often book there on the spot.
CLEANING & INSPECTIONS • Our in-house cleaning and inspection team is second to none. Some of our crew have been with us for over 8 years! • We inspect every property post-cleaning to “stage” the home for the guest or owner arrival and make sure nothing was missed. • We provide the top amenities including shampoo, conditioner, lotion and soap. Luxury properties deserve to have luxury towels, sheets and plenty of supplies. GUEST EXPERIENCE We believe in the WOW. The Guest Experience team takes care of our guests’ needs from start to finish. They are trained to listen – closely – to what guests say before and during their stay and look for opportunities to “wow” them. We even have a budget set aside to do just that. Ask us to see photos of some of the crazy WOW’s we’ve executed for guests, like custom birthday signs, surprise flowers for anniversaries, or when we made a fake driving permit for a woman from Texas who asked if she was authorized to drive in the snow! The Guest Experience team calls every guest pre-arrival to ensure they have our custom app that provides everything from directions, codes, and WiFi passwords to our favorite coffee shop, how to get discounts on a snowmobile tour, or where to pick up a quick breakfast burrito en route to the slopes. MAXIMIZING REVENUE WITH DÉCOR Competitive layout, amenities, and décor are key factors in the rental potential of your home. Whether it’s a vacation for 2 or 22, property photos need to feel fun, fresh, and reflect the experience guests want. Our data shows that homes with updated and unique decor are sometimes booking TWICE as much as those with outdated or worn furnishings. • Guests want to imagine themselves relaxing with friends and family in your home. Drea Kasianchuk, Owner Relations Manager Drea takes advantage of living in a mountain adventureland to the fullest. INDUSTRY LEADERS Our fearless cheerleader, Sarah Bradford, isn’t just a one-trick pony. Over the last 10 years, Sarah has become a thought leader in the ever-growing vacation rental industry. She presents at national conferences each year, and recently launched a podcast for her comrades out there trying to do what she has accomplished in Winter Park – build and grow a thriving, professional vacation rental management company making a difference in the lives of guests, owners, and her staff every day. The podcast is co-hosted with another long-time leader in the industry, Tim Cafferty, from Outer Banks Blue in North Carolina. And Sarah likes to say if nothing else, the podcast is a treasure of training materials for her staff to hone their craft. This industry is changing rapidly with the influx of venture capital funds, big listing sites like Airbnb and VRBO, and now Expedia. It’s vital that you choose a vacation rental company that’s staying ahead of the curve. “Sea to Ski with Sarah and T” has had over 1,000 downloads in the first few months of launching and was highlighted by the Vacation Rental Management Association at the October 2017 conference in Orlando.
