It is essential you read and work within the parameters of this Design Criteria Document. These rules and guidelines are designed to ensure that all works of a construction nature within ( name of SPV) are carried in such a manner as to maintain a high standard throughout the building and ensure that building services as well as the common areas of the building are not damaged or adversely affected. In any commercial building there are number of rules or guidelines to allow all to peacefully enjoy their tenancy. Your cooperation in following these rules will immeasurably assist in the smooth, efficient, and cost-effective running of the building. These guidelines are not intended to be prohibitive; rather they set out a common code of good behavior, which will ensure that all Lessees enjoy the common services in the building. INTRODUCTION ( name of SPV) ( Your premises form a part of hereinafter referred as Complex) managed by Candor India Office Parks or its appointedAgency. Your Fit-outatComplexwillbecoordinatedbythe“EstateManager’sOffice(hereinafter referred as EMO) If you have any queries regarding the details required or procedures to be followed, contact the Estate Manager. This guide has been prepared to assist you in planning your premises and installing your business as efficiently and expeditiously as possible. 1.1. Fit-Out Flowchart The Fit-out process commences as stated in the signed documentations and all dues are paid by the Lessee. Preparation •The premises is handed over to the Lessee by \"Estate manager\" and initial energy meters are recorded. Design Lessee hires an approved interior designer. Submission Manual Design Guidelines Drawing and •EMO reviews the drawings and share approval to start fitout Plan Approval Pre Fitout Lessee appoints a Fit-out Contractor and seeks approval from the EMO. The Lessees Fit-out Contractor staff are registered with Security ControlRoom. Fit Out Contractor commences the Fit-out EMO reviews the Fit-out & provides intermediate inspection Pre Opening reports to the Lessee 1.2. Fit-out Team Description For the purpose of this manual it is essential that the Lessee understands the EMO Team involved in the Fit-out process. PREPARATION a) Upon acceptance of your offer all associated drawing in soft copy will be provided. (Note: DrawingsareextractedfrominformationsuppliedbytheLessor’sconsultants. While the information contained generally reflects the as built base building condition, the Lessor’s or their representativeswillnotbeheldresponsibleforany deviation of the FIT OUT GUIDELINES Page 4 of 17

The Lessee’s consultant/contractor must verify all dimensions and services on site before commencing detailed design.) b) All Lessee’s are subject to the terms and conditions set down in the standard form of Agreement, including any special conditions, a copy of which you have sighted and initialled. c) The Lessee is required to complete the formal Term Sheet prior to the premises being handed over to you. Possession of the premises will not be granted until the Term Sheet has been executed and all dues paid. d) The Lessee will be informed by EMO of the Possession Date. The Lessee or its authorized representative will be required to attend a hand-over meeting on the premises and will affirm that all the provisions are present and in good and tenantable condition. e) When the Lessee has taken over the Premises, the Lessee shall be responsible for its upkeep, cleanliness, and security. Moreover, the Lessee shall immediately restore any losses and damages to the premises and shall abide by the fitting-out guidelines. f) Lessee will be responsible for the fire safety and security of the demised premises, and will post an emergency contact list, fit-out approval form & emergency evacuation plan inside the demise premises always. 3. DESIGN PREPARATION AND SUBMISSION 3.1. Program a) Upon receipt of this fit-out manual, you are required to submit soft copies of your plans to the “EMO” along with hard copy in case asked. You may be requested to attend a meeting with the Fit-Out Coordinator whenever necessary. b) Fitting Out of your premises will not be allowed to commence in the absence of approved plans, building permits, agreements, and other approvals as may be required by the local government authority’s and noted as approved by the Lessor whose approval shall not be unreasonably withheld. c) The rent-free period will not be extended on account of your failure to submit plans and other documents in accordance with these procedures. You should ensure all documents are lodged. 3.2. Electricity Electricity consumption will be individually metered, through meter/s, to be provided by Lessor. Please contact EMO for signing of the meter reading. It is the responsibility of the Lessee to have proper safety trips installed in the circuit to provide tripping of the mains power. In case of any tripping happening in the mains power, the Lessor will have to contact “EMO” for resetting the tripped breaker. FIT OUT GUIDELINES Page 5 of 17

Water It is imperative that the Lessee and its appointed contractor and his staff take good care of not leaving the taps open and attend to all the leaks, if any. And damage due to water leaking from the taps to the Building or neighbouring tenants has to be indemnified by the Lessee. 3.4. Project Coordinator A liaison person (i.e., one coordinating the works) shall be appointed by the Lessee and his name, contact number/email id shall be given to EMO for purpose of easy communication. The liaison person shall be responsible for coordinating the execution of the fitting-out / renovation works and shall ensure compliance to all instructions given by the EMO from time-to-time. This will be the only contact for the Fit-Out Coordinator and EMO. No other persons and/or comments / correspondences from other persons will be entertained. 3.5. Work Permit Any work carried out should secure a work permit from EMO. The Lessee is required to submit, for security reasons, the particulars of his contractors / authorized representatives so that their access into and departure from the building can be monitored by the security personnel. 3.6. Contractors All Risk Insurance (CARI) The Lessee shall maintain in the joint names of Lessee a Contractors All Risk Insurance (CARI) policy. 3.7. Statutory Permits The Lessee’s contractorshall secure all the permits necessary forcarrying out the Fit-out and related work in the premises from the SEZ/Local Government body (Whenever wherever applicable). 3.8. Submission of Plans and Specifications of Materials The Lessee is required to submit plans and specifications regarding his fitting-out for approval. All but not only limited to the following are required: a) Floor plan ( Sitting Plan etc) b) Reflected Ceiling plan c) Internal Office façade design d) Electrical Layout and details ( Electrical Load Cal) e) Plumbing and Drainage Layout f) HVAC Layout and details ( Heat Load) 4. DESIGN GUIDELINES This section is intended to guide the Lessees to conform to the aesthetic and technical parameters set by the designer for the Complex. Lessor or its representatives shall have the right to review, reject and approve the plans prior to construction. It is advised that the Lessee coordinate with the EMO, for approval of preliminary designs prior to implementation. The interior design and space plan should conform to the National Building Code and Fire Code of the City. The Lessee shall secure all necessary permits prior to implementation of the fit-out works. 4.1. Green guidelines for the Tenants of the project Page 6 of 17 FIT OUT GUIDELINES

No.: 02 Date: 01.11.2020 Tenant are mandated to have Office areas LPD: 0.6 W/sqft (Maximum permissible lighting power density). The Tenant must segregate waste at source and dispose their garbage in the dry and wet garbage bags provided, as an initiative to reduce labor in sorting the waste and to adhere Solid Waste Management. Tenant should explore the possibility of using green certified building products for interiors such as Wood (FSC Certified), housekeeping chemicals, Flooring material, False Ceiling material, Paints & Coatings, Sealants & Adhesives, Electrical systems (lighting systems & controls, pumps, motors, etc.), Mechanical systems (unitary ac etc.), Plumbing Fixtures (Faucets, showers, etc.) Tenant are advised to select paints, adhesives, sealants & finishes with no or low VOC content. Carpets used in the interiors must comply with CRI Green Label Plus Carpet Program. Emission factor limit-mg/m2h should be VOC’s -0.50 for carpet and 10 for carpet adhesive. Composite woods and Agri-fiber products selected for interior fit out work should be free form urea-formaldehyde resins. The building is designed to provide excellent daylighting and views for the occupants. The occupants are advised that the interior layouts and fit outs should be designed in such a way that the design provides the building occupants a connection between indoor spaces and the outdoor through the induction of daylight and views. Smoking should be strictly prohibited inside the entire building including office space, tenant should provide ‘NO SMOKING’ signage in the common spaces within the premises. Occupancy & Daylight sensors needs to be installed by the tenant to automatically control the lights of all the regularly occupied areas. Construction indoor air quality management plan should be implemented on site (as per the SMACNA GUIDELINES) The tenants are mandated to use low flow rate fixtures mentioned in the tenant guidelines to promote water efficiency. Flush and Flow fixtures with flow rates below mentioned should be used Fixture Type Flow Rate /Capacity Water Closets 4 LPF (High Flush) Water Closets 2 LPF (Low Flush) Urinal 1.5 LPF (At a design Pressure of 4.15 bar) Public Lavatory (restroom faucet) 1.3 LPM (At a design Pressure of 4.15 bar) Kitchen Faucet 1.3 LPM (At a design Pressure of 4.15 bar) 4.2 Architectural Design Standards a) Flooring a) For single Lessee floors, the Lessee shall provide the final floor finish to all areas outside the central core. The floor finish shall be in accordance with the Lessee’s specifications at his own and exclusive expense. FIT OUT GUIDELINES Page 7 of 17

No.: 02 FIT OUT MANUAL Date: 01.11.2020 b) For multi-Lessee floors, the central circulation corridor shall be part of the limited common area. The floor shall be finished in accordance with the building standard as determined and provided by the EMO. In case the Lessee occupies the complete floor, based on the agreement and if intended by the Lessee to take up the interior work of the central core, Lessee can approach Lessor’s representative for approvals. c) The central core walls & Floor finishes as provided by the EMO may not be altered or disturbed. b) Partitions a) Interior non-party wall structures should be of non-combustible materials. Interior walls must terminate at or above ceiling level in a manner that may allow the ceiling plenum air return to fully function. b) Partitions located along or terminating to an exterior wall should be aligned or terminated on the vertical mullion of the exterior glass wall or on a solid wall/Stone wall. At no instance shall the mullion, sill closure or any part of the curtain wall be subjected to any pressure. A resilient material, e.g. rubber gasket, is recommended to abut to the mullion/sill closure. The window sill closure must not be subjected to induced load. c) No window penetrations shall be allowed. d) No permanent fixing of any kind is permitted at any section of the curtain/perimeter wall. The wall should be aligned to the stone / vertical mullion of the Façade. c) Ceiling a) Access manholes/trapdoors should be provided for maintenance of utilities above the ceiling. d) Main Doors and Frames a) For aesthetic purposes, the Tenant shall provide this Main Door leading to public corridor in accordance with the standard building door design. b) All office entrances should be flushed along the corridor walls. No element of the office shall project across the boundary line of the premises. c) All Lift lobby door to be 2hr fire rated doors. d) If the Lessee so desires, Electronic Locks maybe installed at his expense. However, this should have “failsafe “features during emergencies. e) ElevatorLobbyandFireExitdoorsshallhave“failsafe”featuresfrombothsideofthedoor. e) Exit Lights a) Illuminated exit signs, whether ceiling or wall mounted, should be self-contained, surface mounted with slender surface profile. 4.2. Engineering Design Standards a) Structural 1. The structural floor of the typical office is designed to carry load of 400KG/meter square. 2. Vaults, Server, UPS batteries and other unusually heavy loads must be specified in plan and FIT OUT GUIDELINES Page 8 of 17

No.: 02 FIT OUT MANUAL Date: 01.11.2020 permits must be secured from the EMO prior to implementation of construction works or transfer to the building. Lessees are required to secure Structural Certification from the Building Structural Consultant in case of proposed provision of unusual heavy loads. 3. Chipping or scarring of floor slabs is not allowed. Coring for drainpipe penetration for plumbing, drainage or cabling conduit risers may be allowed subject to the approval of the EMO. b) Electrical Power and Lighting System 1. Normal and Emergency Power: The building shall supply 415V +-10%, three phases, 4 wire 50 Hz. power at one or more points from the tap off box for all units with agreed capacity as per lease agreement. The Lessee will provide his own distribution panel. Any upgrading works shall be on the Lessee’s account. 2. Emergency Power: The building shall maintain a diesel generator to supply 100% emergency power to all units. 3. All circuit breakers shall be compatible and coordinated with the building electrical protection system. 4. Lessee electrical panel is not allowed in Developer electrical available at floor. Telephone system 1. Telephone Systems: The Lessee shall apply directly to the telephone company for the service. 2. All wiring for telephone system shall be done in MS conduit or FRLS PVC directly fastened on ceiling concrete slab adequately supported in the entire conduit length. Fire Alarm System 1. All wiring for fire alarm system shall be done in MS conduit or FRLS PVC directly fastened on ceiling concrete slab adequately supported in the entire conduit length. 2. An independent Office fire panel is to be installed by the Lessee. Integration of this 3. panel is to be done with Building’s Fire Panel. Please contact EMO for this. 4. All wiring of fire alarm equipment and accessories shall be compatible with the base building fire alarm and detection system. Please contact EMO for details. c) Mechanical The building shall provide agreed HVAC load, Re-balancing of air handling system and chilled water system shall be on the Lessee’s account and shouldbe properly coordinated with the EMO. o The air conditioning system is designed to maintain24 C° +/- 1 °C dry bulb temperature and 50% +/- 10%relative humidity in the air conditioned spaces when outside temperature do not exceed the standard’sconsidered in DBR conditions. o Proposed air distribution system and schedule of variable air volume boxes shall strictly follow the design plans accurately o Flanged-type air-conditioning supply ducts shall be of the medium pressure construction from the existing tapping point near the AHU room up to the variable air volume (VAV) boxes and of low-pressure construction from the VAV boxes down to each individual outlets or diffusers. Balancing of the air distribution system, which is the responsibility of the Lessee, shall be properly coordinated with the contractor. d) Fire protection and Safety FIT OUT GUIDELINES o The existing upright sprinkler systems provided by Candor are not to be Page 9 of 17

No.: 02 FIT OUT MANUAL Date: 01.11.2020 isolated or closed at any point of time during interior works, it must be charged and locked in Open position. o Fire detection, alarm systems and firefighting systems (if available) must not be closed or isolated during the period when interior works are carried out or during the lease period or lease renewal period. o A separate piping network will be installed for providing sprinklers below false ceiling. o Upon completion of False Ceiling, the sprinkler below false ceiling is to be charged. Only upon charging the sprinklers below false ceiling tenant can do other interior works and can bring in the carpets / furniture / modular workstations/ chairs / wood for partitions etc. into the premises for installation. o The Fire Alarmsystemmust befullyoperationalandintegratedwithBuilding’s panel before commencement of interior fitout work i.e. carpets or workstations. o Automatic gas flooding (FM 200 or equivalent), shall be installed in case tenant wants to remove the sprinkler system in the Server and UPS Rooms. The Automatic gas flooding system shall not be kept on manual mode under any circumstances. o The basic fire extinguishing equipment (Fire extinguishers, sand buckets etc) as agreed with Candor are available at site and also ensure that their workmen are trained to use the same. o Tenant to ensure fire retardant material (e.g. for cables, carpets, plywood etc) is used in the design of their interior works. o While designing of interior works, it should be kept in mind that the access to the fire hydrants is not restricted in any way. o Deploy Security Guards professionally trained in firefighting systems on each floor during all shifts round the clock (i.e. 24x7) They should be capable of handling the fire- fighting equipment provided on the floors such as fire hydrants, extinguishers etc; They should be also capable to raise alarm in case of emergency. o None of their personnel smokes inside the building. Match Boxes & Cigarette Lighters are not allowed at site in the building. o Use of any Gas/ Heaters are allowed inside the premises during interiors. o The Security Personnel should not remain inside the offices after the Fitout work has been finished for the day. After closing hours, the security guard shall be stationed at the gate/ point of entry. o Provide emergency contact (Name and Mobile) details of their authorized person to the Building Services Team. The same shall be also displayed at site. This will be required in case there is any emergency inside the leased premise. o Provide emergency lights. Portable emergency light will be acceptable if agreed by the BMT. o Mark an emergency escape route and ensure that it is not blocked at any time during work, including when storing any material. o Remove waste combustible material from the premises on a daily basis (cotton rags, vinyl material, packing material, sawdust etc) o Quantity of solvent based paints, thinners etc. shall not exceed 40 litres at any given time. Any quantity in excess of this amount shall be stored only after approval from Lessor regarding the designated area for storage and the additional safety precautions required (provision of manual watch/ portable detection, nearest alarm point, number extinguishers etc.) FIT OUT GUIDELINES Page 10 of 17

The o place of storage should be clearly visible and with fire safety equipment like Foam type o Extinguishers and Fire Buckets etc. o Strictly no storage in Refuge Area, and Refuge area is kept operational with all o recommended equipment like First Aid box, Extinguisher, Sand Bucket, Drinking o Water, emergency lighting etc. Any Hot work to be carried inside the premises has to be first permitted by BMT in the o form of Hot Work permit, issued for a limited time frame. o No Hot work to be carried out after 1800 Hrs., written permission of HPM to be sought o in case the same is necessary. A fire watch must be deployed in this case. Any activity involving Welding, Brazing, Soldering, Gas cutting, grinding or any other o activity which generates sparks/flames will require the tenant to take a Hot Work o Permit from Candor BMT. o LPG cylinder are not permitted inside the campus for welding, cutting and Brazing o works. DA cylinder instead are preferable only with the backflow check valve and o flashback arrestors. Cylinders in such case must have been maintained as per gas o cylinder rules i.e. Hydraulic testing certificate must be available while taking permit. o Worn out hoses of gas cylinders will not out be allowed. FIT OUT GUIDELINES Cylinders being used for the activity must not be stored at site during non-operational fit out hours. It must be taken out daily and to be checked by safety officer during hot work permit closure. Candor BMT will ensure that the following information is available with tenant: o Emergency contact (Name and Mobile) details from the BMT. o Initial orientation and familiarization with the Building/facility Emergency Plan (Call points, Siren, FHC, Fire Exits, Assembly and refuge area) o Ensure that the upright sprinklers are charged and isolation valve is locked in open position. o Ensure that ALL FHCs inside the lease premises are fully equipped (ready for use in case of emergency). BMT has the authority to stop the work by keeping the tenant and leasing informed about the deviations observed during inspection/walkthroughs. ON COMPLETION OF FITOUT – CLIENT AREA INSPECTION TO BE DONE AS PER FORMAT NO.: CIOP_FSP_02 AND SHARE WITH FITOUT TEAM. This is will serve as NOC from building’s firedepartment. The installed sprinkler system is based on non-combustible materials. Ceiling, floor, partition and other materials should be non-combustible and should have a Class I fire rating. All firefighting works to be done in accordance to NBC 2016. Remove waste combustible material from the premises on a daily basis (cotton rags, vinyl material, packing material, sawdust etc.). Before any interruption of service in the sprinkler system, the EMO must be notified in writing so that the Maintenance Engineer can prepare the requirements prior to shutting-off and opening of the sprinkler control valve affected by theinterruption. Any hanging material such as lighting fixture, decorative elements and alike shall not be attached to the sprinkler heads or any part of the sprinkler system.Painting and other forms of finishes applied to the sprinkler heads that may damage the fusible links Page 11 of 17

No.: 02 FIT OUT MANUAL Date: 01.11.2020 will not be permitted. o During the Fit-out period, fire extinguishers shall be required during the whole fit out period. Cooking and designation of sleeping areas within the work place will be strictly prohibited. o All temporary electrical circuits must include a Residual Current Device, Earth Leakage Circuit Breaker or Ground Fault Circuit Interrupter at source. o No worker is allowed to be bare-footed or naked unclothed when walking around or outside the fitting out area. o Wire cables shall be properly insulated. No bare or naked wiring is allowed. Only healthy wire & double insulated cables to be used. o No bare wire is to be plugged in the socket without a plug top in customized Socket extension Box. o Fire Doors inside the area to be kept free and visible, should not be blocked by furniture, equipment etc. Fire door cannot be locked. o The installation of sprinkler system inside the tenants area must be as per IS:15105. o Specific PPEs for tasks must be used while working inside the fitout area. e) Sanitary o Additional private toilets and pantry with lavatory is not permitted o All plumbing installation shall conform to the latest edition of the National Plumbing Code and shall be supervised by a registered Master Plumber/ Sanitary Engineer. 4.3. Fit-out Restrictions You should ensure that your designers/technical consultants are aware of the necessity for your installations and designs to comply with all statutory requirements. Any part of your works, which fails to comply, may need to be adjusted or replaced at your cost. Generally in your design try to avoid conflicts with the location of services provided by the Building in your premises. The cost of each relocation or alteration is to your reasonable account. Note: NO AIR-CONDITIONING WILL BE SUPPLIED DURING FIT-OUT. Lessee may consider the following specific points in preparing your designs and plans for approval: a) Internal Lay-out Your consultants should study the layout of sprinkler heads within the premises prior to designing the office. All installation to be as per NBC 2016 b) Curtain Wall/ Perimeter Wall No work including fixing, chasing, painting, etc. is permitted to the glass area or frame of the curtain wall and you will be liable to reinstate, at your reasonable expense, all damaged areas. If any such contravention is noted, the EMO may stop all fit-out works at your premises until full assessment of the damage is carried out. c) Structural and Core Wall No work, including chasing, forming openings, etc. is permitted to the structural walls and floors and you will be liable to reinstate, at your reasonable expense, all damaged areas. No.: 02 FIT OUT MANUAL Date: 01.11.2020 d) Agreement Line of Demised Premises Where the main entrance of the Demised Premises is adjoining the Main Lift Lobby, the Agreement line of the Demised Premises is demarcated on the floor. The Lessee will have to design his main entrance such that they do not encroach beyond the Agreement Line into the common area. e) Company Logo and Signages o The design of proposed signages shall be submitted to EMO for clearance before installation. o For the Lessee occupying whole floors, EMO may allow the company signage to be affixed to suitable position. The Lessee is required to submit his design in large-scale drawings to EMO for clearance prior to fabrication. o All such signages will be only allowed once it is commercially agreed by the Leasing manager. f) Hours of Operation All workmen/contractors/tenants must strictly follow the timing arrangements for the fitting out period, which may be changed from time to time. The details will be available in Security Control Room. g) Security Once possession of your premises has been granted, you are fully responsible for its security. This will be particularly important during the fit-out period and your contractors should be instructed accordingly. The Lessor and his representatives will not be held liable for any losses in respect of materials and finished works as well as any Building fittings after the handing over of the premises to you unless such loss arises from the act, neglect or omission of the Lessors. Security services for the Units shall be provided only by a security agency which shall ensure that the security arrangements of the other Units and Premises will not be adversely affected. All workers entering and leaving the Building premises shall be subjected to bag inspection and body search by the Building Security. 4.4. Execution of fit-out work The fit-out work may commence after: o The required dues are paid by the Lessee on signing of the term sheet and Agreements. o The proposed fit-out works have been approved by Fit-out Coordinator. o You have notified the EMO of the name of your contractors and date of commencement of work. o Yourcontractorhascollectedthenecessary“CONTRACTORSPERMITS”. o No work to commence without all fees being paid to the EMO, all plans approved, and acquiring all necessary insurance coverage. o You should ensure that your contractor is fully instructed on the appropriate procedures he must follow in connection with the fit-out works as detailed in Agreement and in this Manual. The Building Security will be regularly monitoring the all site workers but, in particular, you should stress: o No fixation should be made to any part of the curtain wall or to the surrounding FIT OUT GUIDELINES Page 13 of 17

No.: 02 FIT OUT MANUAL Date: 01.11.2020 window frame. o No combustible materials are allowed to be installed in the ceiling void. o The structural walls and floor slab must not be disturbed in any way. o Required fire extinguishers must be provided in the unit during the entire fit-out works period. Smoking and cooking are strictly prohibited within the construction site. o The EMO must be notified of any inflammable materials brought onto site and such items are to be stored in accordance with the specified requirements. No dangerous materials allowed being stored onsite. o Adequate protectionmust be providedtoprevent damage toany oftheBuilding’s fixtures, fittings and finishes. o The contractors’ employees must carry ‘Passes” issued to them when working within The EMO Office or his designated staff will evict anyone without such permit. Only those included in the list provided by the tenant shall be allowed entry All workers must always properly wear the security ID card issued to them by the guard on duty in exchange of their company ID. They must also be in their respective company uniform. o All contractors should be fully responsible for their staff/workers. The EMO will have the final say in all disputes. o You should also instruct your contractor to contact the EMO and advise the date(s) of commencement of work and upon which goods and materials are to be delivered. The contractor should agree with the Management Office on the following matters: o Time of deliveries shall start as per complex rules o Allocation of loading area o Allocation of raw material dump area. o Allocation of rubble dumps area. o Allocation of service elevators o Date for the connection and disconnection of temporary electricity supply o Your contractor must ensure that all waste and rubbish is removed from the premises as and when required or as directed by the EMO. o Your contractor must extract all foul odours to the building exterior by extraction flow and tubing through the fire exit. 4.5. Coordination of fit-out works All contractors employed by a Lessee shall, if required by the EMO, coordinate their work with other contractors employed by other Lessees and contractors employed by the EMO or their agents. The Lessee and his consultants and contractors must ensure that free access to the Common Areas, staircases, entrances, elevators and parking areas from the Premises is provided to all persons present in or working on the Premises and such free access may not be blocked, unless specifically authorized in writing by the EMO. Neither the Lessor, nor the EMO nor the agents shall be responsible for the act, neglect or mission of any Lessee, its consultants or contractors. FIT OUT GUIDELINES Page 14 of 17

Rules and regulations o The Lessee should ensure that his consultants/contractors are fully instructed on the appropriate procedures, arrangements and requirements that must be strictly followed in connection with the fit-out work as detailed in this Manual. The EMO shall have the right to impose any reasonable additional regulations governing the conduct of the fit-out works, as he may deem necessary under the circumstances. o The EMO will provide all contractors with a list of Building rules to be observed by all site worker. 4.7. Construction hour o The contractor must submit to the EMO at least two(2) working days in advance, for all overnight/after-construction-hours activities, etc. The EMO may stop or suspend any work if such work creates a nuisance to the members of the public or affect he interests of the Building and its Lessees. o Schedule of construction works shall be subjected to the final arrangement of EMO. Preferably, all works that will not distract operation of adjacent tenants below or above may commence at any given time. o Note that if works found to be distracting to tenant’s operation, these shall be considered as major construction violation and shall be charged equivalent to the penalties as decided by the EMO. o Note: In case there are apprehensions due to noisy works, EMO has the right to confiscate all tools used that created the noise. These items shall be re-Agreement upon settlement of such violation. 4.8. Access to premises The Lessee shall allow the EMO and his agents sufficient access to and from the Premises in order that regular maintenance and replacement of the communal facilities equipment and services situated in or passing through the Premises can be carried out, provided that, the same is done without detriment to the Lessee’s proposed works. 4.9. Electricity supply o During the fit-out period, the EMO shall, if requested, to provide temporary electricity service (for the account of the Lessee). Direct connection to the light points in the Common Areas is prohibited. No temporary leads or connections are allowed for safety purposes. o Disconnection of power supply and work stoppage will be implemented for violation of this item. o Lessor will provide electric meter to monitor electricity consumption in the course of construction. o The temporary electricity will be charged as per agreement. o The EMO and the Lessee must agree on the date of the connection and disconnection of the temporary electricity supply. The loading bay should not be used as a staging area, therefore all construction materials and goods delivered on site must be brought directly to the demise premises of the tenant. o The Lessee shall advise the EMO in writing of the dates on which goods and materials are to be delivered. The Lessee shall instruct its contractors to contact the Security Control Room to agree on the following matters: o Time of deliveries – as per SEZ norms o Allocation of loading areas. o Allocation of service elevator. o No removal or delivery is allowed without prior approval from the EMO. o AllSEZ related compliance and permits are Lessee’s responsibility o Contractors/workmenshouldobtaina“GatePass”fromtheSecurityOfficebefore bringing out from the Building any machines, tools, equipment and building materials. Otherwise, the same shall not be allowed to be brought out of the Building. o The use of passenger elevators for material delivery is strictly prohibited. Workers are not allowed to use the passenger elevators. o The contractor’s agents, employees or visitors must not place, leave or obstruct any materials, equipment, refuse or debris outside the Lessee’s Premises, or in the corridors, elevator lobby or in any Common Areas other than the allocated place of work. Any such items found in the common areas will be disposed of, as the EMO sees fit, without incurring any liability. The cost of such removal will be met by the Lessee. o The Lessee and/or its contractors must obtain the written approval of the EMO before bringing any inflammable materials and dangerous or hazardous materials into the Building and must store the same in accordance with the requirements of the EMO. o No combustible materials are allowed to be installed in the ceiling void or anywhere else in the Premises. All materials used for the fit-out work must be asbestos-free. 4.11. Waste, rubbish and cleaning o No refuse will be allowed to accumulate in the Premises or in the Common Areas. The Lessee shall ensure that its contractors remove all waste and rubbish from the Premises at the end of each work day and as and when required or as directed by the EMO. o General cleaning of any debris in the ceiling void and meter room should be made upon completion of the fit-out works. The EMO will inspect the areas before operation readiness. Anydebris foundinthePremisesshallberemovedattheLessee’sowncost. o The EMO reserves the right to not allow start of operations, if satisfactory progress in not made in removal of debris and cleaning of common area. 4.12. Damage to common area, other lessee’s area o The Lessee and/or his contractors should provide adequate protection for the fixtures, fittings and finishes in the Common Areas of the Building in accordance with the specifications of the EMO, to ensure that the same are not damaged in any way by reason of the fit-outworks of the Lessee. All costs incurred to repair any damages to the said Common Areas shall be borne by the Lessee concerned. FIT OUT GUIDELINES Page 16 of 17

The Lessee shall be fully liable for any damage caused to the fixtures or fittings in the Common Areas as a result of a violation of this provision. 4.13. Post - construction o The EMO shall conduct a final inspection to ensure construction was done according to approved plans. Rectification works shall be done as necessary at Lessee’s and/or his contractor’s expense. o Issuance of the EMO clearance to occupy the unit is required prior to tenant getting operational.
