Besides the two we also advertise on various other portals and social media. Our office also makes sure to attend to all inquiries made from the above campaign so we can lease the property at the earliest. We conduct Open Homes on Saturdays and occa- sionally on weekdays and provide regular feedback throughout the campaign.

Legislation states that rental prices can be reviewed every six months since the tenancy started or since the last increase, providing it has been noted in the General Tenancy Agreement.

ARREARS MANAGEMENT PROCESS We have a zero tolerance arrears policy and a strict arrears management procedure that is always adhered regardless of the tenants reasoning behind late payment. Following is the steps to our arrears process: • 1 – 3 DAYS IN ARREARS –text message or an email asking you to make payment. • 4 – 7 DAYS IN ARREARS– Phone call, SMS and or email asking you to pay immediately and provide a remittance to prove payment. • 8 DAYS IN ARREARS – A notice of remedy to breach issued with 7 days to remedy the breach/pay the rent. • 17 DAYS IN ARREARS – a Notice to leave issued with 7 days to vacate the property. • 24 DAYS IN ARREARS – we apply to QCAT for a warrant of possession and the police escort you from the property. The tenant has to vacate the premises on the termination date set. If they don’t leave or rent is not paid and there is no payment plan in place or they have breached the payment plan, we will then apply for Tribunal. Our office has a well-placed arrears management process, and each rent delay is discussed in our weekly meeting so we can get on to the issue as early as possible.

OUR FEES WHY CHEAPER IS NOT ALWAYS BETTER We believe our fees are very competitive and we look to provide exceptional property management service leaving no stone unturned. Some landlords make the mistake of selecting a property manager offering the lowest commission or promising the highest leasing price for the home. This often misses the market of potential qualified tenants and the best possible price, which can mean your property takes longer to be rented or undesirable tenants applying for the property because the agent doesn’t have much invested in leasing the property or has the property priced outside of the market. Property management is a professional service, selecting a real estate agency who offers the lowest fee can be costly to your investment return. In your decision to select a real estate agency to manage your investment property it is imperative that the staff are experienced in applying all lawful procedures, have a keen attention to detail and have the systems in place to maximise the return on your asset along with managing your property as though it was their own. WHAT ARE OUR FEES? We don’t have 1 set fee; we offer our landlords the choice of 4 packages to ensure that there is a package that suits their needs. We do have management rates starting as low as 4.5% + GST, please refer to our fee packages for more information.
How and when am I paid the rent from my Tenants? Rent disbursements are done on the first business day of each month. However if you prefer a mid month payment we are happy to orginase this for you. We electronically transfer the funds to your nominated bank account. All rents received on your behalf are held in our regularly audited Trust Account. From these monies we pay all authorised payments relating to your property. Do I need landlord’s insurance, is it really necessary? It is not compulsory to have a landlord insurance for your investment property, however we strongly recommend that every property investor has a landlord insurance policy in place to cover the unexpected. For more information on landlord insurance please refer to the fact sheet which has been provided. Who pays for the water, the landlord or the tenant? The landlord is liable to pay the water bill in full. The tenant is then invoiced for the water usage component of the bill. You can pass on water usage charges to your tenant only if you have an individual metered property and the premises must meet required water efficiency standards. Hence, we request all owners to provide us with a water efficiency certificate if you are to charge the tenants water usage.
How can Professionals manage my investment property if it is currently being managed by another agent? This process is called property transfer and we can help make this process as seamless as possible. Once you have decided to engage us, we will send a Transfer of Managing Agent email to your current managing agent, we will handle the tenancy handover for you making it stress free! We will then take care of the process ahead and communicate with relevant parties updating you in regular intervals. How many set of keys are required? It is normal practice to provide a set of keys per tenant and keep one set in the office for emergencies or inspections. Hence, we required a minimum of 3 sets at the start of the tenancy. For security reasons, all our keys are numbered and do not identify the property address. Is it necessary to have a working smoke alarm? QLD landlords and agents need to ensure that smoke alarms installed in rented properties are in working order. We use a smoke alarm company to check and monitor the alarms are in working condition and this is annually reviewed. What’s the next step?
