ALTERNATIVE BUILDING TECHNOLOGY E C O - F R I E N D LY SUSTAINABLE The Ikhaya Futurehouse System (IFHS) is a quick to build, STRONG & LIGHT lightweight and thermally insulating walling and slab system, that is supplied in panels and is fully customiseable. It offers superior Text T structural integrity to traditional methods of construction while addressing energy efficiency. Ikhaya Futurehouse Systems was established in 2006 after extensive research into alternative building systems worldwide. The principal construction technology and manufacturing machinery is Italian in origin, established in the 1960’s. IFHS is based in Centurion, Gauteng and sources all raw material locally in South Africa. www.futurehouse.co.za

Infill panels can be made to exact soffit height or to fit existing apertures. Variable Density For greater insulation CORE & PLASTER THICKNESS TO SUIT YOUR REQUIREMENTS The EPS core thickness and density as well as the plaster thickness can vary to suit the requirements of a particular application, e.g. increased insulation, structural strength, fire resistance or aesthetic reasons. Panels can be used structurally as well as in infill applications. The system is extremely versatile and can be adapted to the structural, insulation and performance requirements of a specific construction project.
CONSTRUCTION METHODOLOGY 1 Starter bars are placed/attached to the foundation Walls have a central core of corrugated Expanded polystyrene (EPS). EPS has long been accepted as a highly efficient and cost effective thermally insulating material. 2 Panels are placed and wire-tied to starter bars This creates a bond between the panels and the foundation. Waterproofing is done between the panel and foundation. 3 Panels are wire-tied to each other on the mesh overlap This creates a continuous reinforced wire ‘cage’ that distributes loads evenly. 4 Panels are braced to keep them plumb, straight and stable This is critical so that plaster is not wasted to straighten out walls and the building is properly square. 5 Corner and joins are re-inforced with wire-tied mesh This connects each structural element to the next. 6 Window & door frames are cut & reinforced with mesh strips This prevents any superficial cracks forming at the corners. 7 Electrical conduit & piping is placed Channels can be melted into the EPS with a heat torch. Quick & easy to install sevices, no chasing! 8 Plaster is applied with spray hoppers First layer is applied to the EPS and encapsulates the steel mesh. Second layer is applied and straight edged using guides. 9 Walls can be finished in a variety of ways Smooth or scratch plaster, tiles, speciality plaster applications etc. Futurehouse also supplies a range of paints for a variety of conditions. PANPREOL DSTURCUTCBTEUNREFITS STRUCTURAL PERFORMANCE The walls are a monolithic reinforced construction providing stability and excpetional durability as well as preventing the formation of structural cracks. The high tensile strength vertical steel wires run in the valleys of the corrugated EPS which, when finished with structural plaster, create a series of mini reinforced vertical columns - giving a very high load bearing capability to the walls. Further, the two sheets of mesh are welded together through the EPS core to connect the reinforced plaster skins to each other. SPEED OF CONSTRUCTION The Futurehouse panels are lightweight and easy to transport and position (approximately 5kg per m² when unplastered). Even on multi-storey sites, cranes are not needed to position panels. Plastering is quick and easy with spray hoppers. The Futurehouse Slab System comprises a panel with the same profile and mesh reinforcing as the walling panel but with two channels cut out of the EPS which, with additional reinforcing rebar, create beams when cast with concrete. The height of the slab panels varies according to the span of the slab and is determined by an engineer. A typical slab panel is 200mm high with two beams cut out to act as formwork for concrete and rebar. The finished thickness of this slab is then approximately 255mm. Slab Panels - Finished

Using wall panels as the main structural element on multi-storey buildings (i.e. with no support frame) requires additional engineering support based on the specifics of the project. 2. All Futurehouse walls can be made with varying core thickness and density for particular project requirements. The above wall specifications illustrate typical usage scenarios for the lightweight core only. 3. Typical structural plaster thickness is 35mm at deepest point and 20mm above mesh and is 14MPA strength. 4. If a particular weight is required it may be possible to design a concrete mix to give the desired weight while maintaining strength. 5. Insulation values are given for our lightweight core, for higher values we can increase the core density. 10 IKHAYA FUTUREHOUSE
