Fitness Today: The Explosion of High Intensity Interval Training So, where does fitness find itself today? How do we like to move in the 2020s? High Intensity Interval Training reigns as the best thing since sliced bread in the modern exercise environment. Although around since the beginning of fitness in one form or another, the practice has recently exploded due to its effectiveness and ease of execution in any environment. Boone Trail Fit Body Boot Camp has HIIT classes six days a week. The classes are only 30 minutes long ― perfect for the busy, on-the-go world where people have to rush from one place to another, yet want practical fitness implemented efficiently and safely. HIIT, although considered a cardiovascular workout, incorporates muscle growth as well. Characterized by short bursts of aerobic activity with intensity followed by brief rest periods, the regime encompasses only 30 minutes of your day. HIIT's efficacy, particularly for participants with difficulty dropping body fat and gaining lean body mass, has made it perhaps the most effective and popular go-to workout of all time, burning over 30% more calories than other exercise types. Not requiring much space or unique forms of equipment, practicality is another plus for HITT. Online workouts, with the proper professional leading the way, are even an option. Boone Trail FBBC provides online and in-person HIIT workouts, making exercise convenient when one is traveling or busy with home and work demands. If the discipline sounds hard, rest assured that HIIT is for everyone, young and old, novice through professional. Each exercise can be modified to fit any fitness level to train and ease into it, and the advanced can reach peak performance. Safe and the most efficient way to get in shape, HITT works no matter the fitness level. We no longer need to spend hours at the gym trying to attain that healthy body, though the information has been a long time coming. Moving for just 30 minutes a day, five days a week, can give us the fitness we need to see results. This pattern, coupled with proper nutrition, can decrease body fat, improve circulation, increase oxygen intake, drop blood pressure, increase functionality and more. We are a busy society, but finding 30 minutes a day to work out is possible. Let's choose to move and get in shape now for 2021. 2021 MARCH | 7

Ask the Attorney I'm moving. What's next? By Jennifer Fincher T o say that the real estate industry is busy would be an understatement. Low rates and stir-crazy Americans who have recently spent, shall we say, a little more time than usual at home, are moving for more reasons than one. Many economists forecast that 2021 will not be much different, with rates likely remaining low and sellers who may have been \"sitting on the fence\" deciding to get in the game. If you have questions about buying, selling or both, read on for tips we are passing on from the clients we work with doing just that. Home Closings. Yes, you have to be at closing. In an increasingly digital age, closings are still primarily conducted by in-person appointments to sign or execute the required documents. When someone cannot be present, the attorney can conduct closings with a person whom the client appoints by a valid power of attorney to sign in his or her stead. Another option is for the attorney to ship the closing package to the client to sign in front of a notary to return for processing and recording. Marriage matters. Your spouse must attend the closing, too. North Carolina is a \"marital interest state,\" which means that even if you took title to the property before marriage and are now selling, your spouse must join you at closing to sign documents to sell. When you are purchasing, he or she may be required by the attorney or the lender ― if loan funds are being used ― to sign papers. If it is not possible or not the spouse's intent to have any interest in the property, a lawyer can offer free-trader agreements and quitclaim deeds as options to resolve their interest. Don't wait. Procrastinators beware! It's important to conduct your due diligence early in the process. Order home inspections, termite inspections and make repair requests ― and follow up. Find out if homeowners' association and restrictive covenants exist. Ask your closing attorney if they have examined the title to ensure a good chain of title. If you are working with a lender, obtain a list of all 18 | M A R C H 2 0 2 1

You will often not be allowed to take possession of your new home until the official sale documents have been recorded with the county. After you sign your documents for closing, numerous things must be accomplished by the closing attorney and lender before possession can happen. Additionally, closings increase in volume near the end of each week and month. That means the processes can take even longer, and sometimes a Friday closing doesn't record until the following Monday. This circumstance has left many anxious homebuyers trying to figure out what to do with a fully packed U-Haul sitting in the driveway as they await becoming homeowners. I'd suggest closing earlier in the week, allowing time to iron out late-appearing hiccups, record your deed and place the new home keys in your hand. For sellers, you will only receive proceeds once the deed has been recorded. If you are waiting on sale proceeds to fund a purchase, keep that in mind when scheduling the closing for your purchase. Lastly, keep in perspective that excitement and nervousness in the home-buying or -selling market are expected. Ask questions of the closing attorney, agent and lender to acquire the best and most accurate information. After that, call your friends over to help you pack, and let's move!
