Wisenbaker Estimating Manual How to Retrieve SpecsShows the revision history of the spec, and shows you what changes (if any) were made to the spec.Plan & Community ListThe top of the page shows you all products we estimate for that builder. This page also shows you other plans andcommunities that are contained within the spec.Wall TileCheck your height standards. Also under Countertop Material look for the 4” backsplash standards. Knowing that willtell you whether to leave the 4” (default), or take it off manually later on when placing countertops.CountertopsReview the standards. Check If you need to lump sum the kitchen countertops together or not. If it is checked, lumpsum everything in that area. This also changes how the countertop label description comes in (i.e. Kitchenw/Cooktop/Island)FlooringCheck your standards for flooring. This page can also tell you how the cutoffs can go. Check to see if a rear entryneeds to be added or not.Window CoveringsCheck whether or not it’s standard. Most builder, blinds are not standard. It isalso a way of indicating which areas and sub-areas are together and which areas are not.Instructions Step 1. Right-click to bring up the shortcut menu and select Door.Step 2. Wisenbaker Estimating Manual Transitions & Openings Some key important imformation:q Secondary closets must be included with the bedrooms, master closets are estimated seperately.q All other closets will be included with the area it is touching.q Unless otherwise noted in the spec sheets or label as storage closets on the plan.q In order to show whether a room is included in the square footage or another, the closet, dressings, or other rooms within rooms, must be opened.q Pressing the space bar allows you to adjust the door swing.Copyright © 2017 Wisenbaker Builder Services Page 55

Wisenbaker Estimating Manual Walls NOTE: If you have a square shaped room, you can right-click and select the Room tool to draw out a square template Some important key points to remember:q Room descriptions should be as similar to the floor plan as possible. If available, builder’s cutoffs must be followed.q Hit Delete on your keyboard anytime you want to delete your most recent wall points. This is good for when you accidently put a point where it shouldn’t be, and instead of deleting the whole line just kit delete.q To Zoom into the floor plan, you can use either the “Zoom” tool (at top menu bar) or simply scroll up/down on your mouse; holding down on the scroll wheel will allow you to Pan around the plan.q For Curved Walls holding down “Shift” will allow free drawing of the walls; it basically disables snapping.q When going to the second floor to draw, MAKE SURE you change the location to 2nd.Copyright © 2017 Wisenbaker Builder Services Page 64

Export Background Image Exports the background image into a .TIFF file. Resize Background Canvas Decrease or Increase the size of the background canvas. Rotate Clockwise Rotates the entire canvas and its drawings 90o to the right. Rotate Counter Clockwise Rotates the entire canvas and its drawings 90o to the left. Set Scale This option sets both the drawing scale and the unit of measure. Measure Tool Image Offset Give you a measurement reading based on your selection on the plan. Stair Case Similar to the wall tool, but it is used to create the stair case. Star Case Point Inserts a stair point on a stair case boundary. Delete Stair Boundary Delets a stair point on a stair case boundary. Point Tool used for making a copy of an area AO Region AO Region Add Point Adds an AO Region point to a AO boundary. Key information to remember. q Operating Set Window Templates and Window Tool measures the width of the window in Inches, however the Height dialog box measures in feet. q Windows over 9 feet abouve the finished floor are considered Transoms. Template type will need to be changed to Transom for these windows.InstructionsThe instuctions below will be based off the sample image attached. Wisenbaker Estimating Manual Window Coverings Designer This person receives plans, pricing bids, sales contracts, etc. from various departments including builder sales, WisenbakerE# estimating, builder specs, etc. Taking this information, the Expeditor designer will have several scheduled meetings with the homebuyers to make selections for their house. These selections include anything from cabinets and flooring to light fixtures and paint color. The designer must work within the guidelines set by the builder and Wisenbaker when helping a homebuyer make their selection. – This person is the point of contact between Wisenbaker and the subcontractors. He/she schedules work evenly between all of the subcontractors for a certain product, keeping in mind each contractor’s skill set and geographical work area. Once the install/service has been completed the expeditor is responsible for paying that subcontractor for their work.F#Field (Territory) Manager This person is the liaison between the construction manager and Wisenbaker in the field. It is his/her responsibility to make sure all installs are completed to Wisenbaker’s and the builder’s standards. After completion of an install, the TM will “grade” the subcontractors work. TMs also walk all houses prior to install to check for job readiness from the builder.Finished Floor (stair cases) The vertical distance between the top of the lower finished floor to the top of the upper level finished floor. It is his/her responsibility to enter selections received from the design center, schedule installs with the builder, input services and warranty work. Basically, make sure that a house runs as smoothly as possible from slab to closing. A working knowledge of estimating plans, pricing, and product knowledge facilitates this. A person working within the inventory department will order material from Wisenbaker’s vendors. They make sure material is ordered in a timely manner to meet the builder’s requested install date. They handle issues involving discontinued or backordered material from the vendor.J#K#L# An intermediate floor or platform between flights of stairs. Landing Landings permit directional changes in stair travel.M#N# This person takes all of the field measurements and/orO# templates for a particular product and processes these on to manufacture after the Inside Sales person has created the sales Order Fulfillment order. There are many variations in pricing Process Sheet depending on product, builder, spec, purpose, etc. Project Manager These are the rules of engagement for a customer. They detailQ# prices and processes for daily operations with that customer. Quarter Round Both Wisenbaker and the customer must follow these rules. The project manager is the construction manager’s boss. Generally, a builder may supervise all houses being built within a community and a project manager will supervise several communities. Trim along cabinet and floor.R# This is the divison line between two rooms on a plan; where one Redline area ends and the next begins. This is particularly important to Riser note when dealing with different products in adjoining areas.S# The vertical component of a stair that faces each step between Sales Person stringers and tread, upon which the treads are placed. This person is the liaison between the builder’s corporate office and Wisenbaker’s corporate office. He/she is responsible for maintaining the pricing and protocol agreements on all products and services for that builder. Specs detail the plans and communities for which certain installation guidelinesSpec Sheet are expected. Ex: 4” granite backsplash will be standard on allSubcontractor kitchen countertops. This does not have to be specified by the builder for each house because it is standard for that community. Specifics that the builder has adreed are standard for a series This person is paid by Wisenbaker to perform an install or service. Subcontractors may be represented by one person but have a full crew of employees on their own. Subcontractors generally specialize in one product (tile, ctops, blinds, etc) and some locations have certain subcontractors for services vs. installs.
