Mukattam Mount Duplex VillaThis project is one of our favorites. It was a duplex villa that is a part of a residential building(last floor + a roof) with a total space of 560 square meters (280 m2 first level + roof 280 m2). The lower level was designed to include a master bedroom, two bedrooms for kids, a secondary kitchenette, bathrooms and a huge living room. We faced a challenge in that level; the original kitchen’s location was planned towards the in- side of the building near the atrium while the living room, which we needed to have a direct access to the roof, was far away towards the outside of the building. We had to remodel the floor and switch the kitchen with the internal staircase to have an American kitchen attached to the living room. In order to do that, we increased the kitchen’s level 50cm to accommodate its drainage and plumbing works. Also our specialized engineers opened an outlet for the internal staircase in the concrete.

In the second floor which used to be the building’s original roof, we had to come up with a smart remodeling solution to avoid building violations. We used gypsum boards and metal structures for remodeling, and we built a palace-style skylight (a louver) to allow natural lighting. The second floor included huge reception including a dinning table, a salon, a kitchen, an internal room, guest bath- room and an exit to a huge open area.The open area was designed and built with an originalArabian touch with Hashmi walls and a spectacular viewof Cairo city from above Mukattam Mount overseeingthe river Nile and Giza pyramids.After building and remodeling the original roof, anew roof above the second floor was built with a totalspace of 70m2 and with a panoramic view of Cairo city.

Madinaty VillaK-model separate villa with a huge space. In the entrance there was small garage forone car and a powder room. Ground Floor We used “Hashma” stones for the ground floor’s exterior cladding. For the reception’s flooring, we used the open-book marble tiling method which is one of the hardest methods. Landscape We installed a high-quality irrigation system and used grass for the garden. We built plant- ing basins all around the garden, and above each basin we hanged a hand-made lighting lantern with family members’ names engraved on it. We used gravels around trees and plant- ing basins. We also built an inspiring pergola on one side of the garden and a beautiful wa- terfall in the opposite corner. We expanded the garage area to fit for 2 cars instead of one. And also built a separate small apartment with 2 master bedrooms with bath- rooms for the maid and the driver (each 12m2), and a large storage area (20m2).

Second FloorThere were 3 bedrooms which we decided toremodel and divide the space into two spa-cious suites.The first suite (for kids) included one bigroom with 4 beds, a spacious dressing room,bathrooms and a window seat looking at thegarden. The second suite (master suite) included a spacious master bedroom serving on an opened bathroom and a dressing room. The bathroom’s finishing was made of glass and crystal, and Spanish ceramic tiling. Water Tank The villa owners wanted to have a water tank for backup water supply on the roof, but we thought it wouldn’t look nice. We recom- mended a brilliant solution and we buried the tank in the ground and installed a water pump.

Separate Villa in Mukattam MountA separate ground floor villa with private entrance and garden.The ChallengeThe lighting was very poor because there were no enough windows.Our SolutionsFirst, we opened apertures for windows with specific angles to let sunlightin. We also opened side doors with different dimensions to let light in. Wedid drainage and sanitary works.

This project included: Infrastructure works including plumbing, electrical and sanitary and drainage works Remodeling including boarding, fall ceiling and cornices Marble and ceramic tiling and HDF flooring 2bathrooms, 3 rooms, reception, landscape, big terrace and main entrance.

Madinaty VillaA duplex villa of total space of 300 meters square divided into two floors (last floor ofthe building + a roof). We remodeled and redesigned the ground floor to include a master bedroom, a second- ary room, a storage room and an office for the home owner. The new design also included a dining area and small kitchen serving the ground floor. In the kids room, we designed the ceiling to include Barcelona Football Team’s logo as the kids were a Barca fans! In the second level, a used stones and gypsum boards for remodeling and decoration. We used marble tiling for the flooring of the whole villa (using the open book tiling method).

We faced two challenged in this project:1st Challenge : The owner had an internaltraditional reinforced staircase connectingthe two floors. The owner asked us to find asolution to replace it because it looked odd.We removed the old staircase completelyand built a new cyclic staircase that looksvery sexy.2nd Challenge #2: The reception in the sec-ond floor was very small. So we expanded iton the roof’s account and built its ceilingand an exit to the roof. As for the roof, wetransformed it to an attractive roof garden.
