2 DELIVERY THE DELIVERY TEAM 2.6 Persimmon Homes have a proven track record of delivering large scale developments to a high quality standard. Local and District Centre Delivery 2.11 To provide a sense of community to the scheme it is important for Persimmon Homes to select a Local and District Centre Developer who has demonstrated that they follow through with our aspirations of enhancing the site to increase the wellbeing of existing and new residents of Bedworth. 10
HOSPITAL LANE, BEDWORTH - VISION STATEMENT - PERSIMMON - 2023 2.12 Key components of a meaningful scheme include the ability to understand a community’s needs and aspirations, and combining them with an appreciation of local context. UNDERSTANDING CHARACTER ELLIS COURT, SELLY OAK 2.13 Ellis Court formed part of the Former Selly Oak Hospital and was the admin block for the staff during the hospitals operation. The former building has been refurbished and now has extended wings to the original building all whilst being in keeping with the original red brick of the infirmary and local characteristics of the area. SYMPATHETIC DESIGNS THE OVAL, SELLY OAK 2.14 The Oval’s proximity to The Bournville Conservation Area required a sympathetic approach whilst encouraging designs that are key to the famous conservation area formed as part of George Cadbury’s legacy of providing a sense of identity and community to his workers. The Oval, named so by the cricket oval and pavilion located in its centre is a key focal point for the homes which look onto the green space. LANDSCAPE LED APPROACH KENILWORTH GATE, KENILWORTH 2.15 Kenilworth is a market town on the outskirts of Warwick, famous for its impressive castle and Elizabethan Gardens. Charles Church are currently building 98 homes on the outskirts of Kenilworth. The scheme is landscape and biodiversity led and provides connections to the latter phases and existing dwellings surrounding. The scheme includes many protected trees which will be enhanced by traditional and ornamental hedgerows as well as different character areas to give identity to different portions of the new development. 11

MIDDLEGATE SQUARE 4.4 The new spaces and uses within Middlegate Square will form an integral part of the new vibrant community and Persimmon Homes are committed to delivering a new District Centre for Bedworth that will benefit people of today and generations of the future. 4.5 As an important entrance gateway into the site from Hospital Lane, this area is key to establishing a high quality and strong character for the wider development. 18
HOSPITAL LANE, BEDWORTH - VISION STATEMENT - PERSIMMON - 2023 NORTHERN QUARTER 4.6 The Northern Quarter is a valuable element when uniting the existing residents of Bedworth and this new parkland neighbourhood. The spaces and facilities will be multi-generational and promote healthy lifestyles and wellbeing. 4.7 As per the previous masterplan, the Northern Quarter is positioned at the northern edge of the new development, overlooking open space, large play area, enhanced habitats and a network of shared footpaths and cycle ways. 19

HOSPITAL LANE, BEDWORTH - VISION STATEMENT - PERSIMMON - 2023 4 DESIGN PROPOSALS DESIGN CONCEPTS 4.8 The Sketch Layout on the previous page illustrates some of the thought processes and ideas that the design team considered in the early stages of generating the proposals presented within this document. 4.9 The concepts were informed by the work previously carried out under the previous planning application. The principles set out and illustrated by the previous masterplan have been incorporated and expanded upon to provide a suitable framework in which development cells can be delivered. 4.10 Key features of the Concept Plan include: Concept 1 - Parkland First Approach This site presents a fantastic opportunity to deliver a huge area of parkland and a series of attractive green corridors through the heart of a new vibrant community. The Sketch Layout therefore needed to demonstrate a landscape led approach which respects the existing landscape fabric to create attractive parkland and flexible spaces, linked by a safe network of footpaths and cycle routes. Persimmon Homes and the Design Team therefore placed early emphasis on the existing landscape structure and features within site to provide a fantastic foundation for attractive and characterful parkland. These spaces will allow people to socialise, exercise, interact, and be part of a proud community. Concept 2 - A Connected Community It was imperative that we respond appropriately to the previously produced technical material and design work to carry forward the positive influences that contribute to the attractive landscape setting of the site. A significant factor that was considered at an early stage was the need to celebrate the positive aspects of traditional local building styles and materials. The architectural details and materials palette will harmoniously support the introduction of this new neighbourhood to Bedworth. Concept 3 - Vibrant Places Place making is fundamental to the delivery of successful residential development. The existing and proposed landscape structure, as well as the appearance and function of the new Middlegate Square and Northern Quarter centres will therefore combine to create unified, sympathetic and high quality destinations within this vibrant new neighbourhood. High quality landscaping, design details and materials will enhance the biodiversity, appearance and sustainability credentials of the overall development to meet the aspirations of Persimmon Homes and the existing local people. This is knitted together with a clear movement framework and street hierarchy which structures the site into a series of legible development parcels, whilst maintaining focus on creating a walkable and cyclable neighbourhood. 21
