HOW DO YOU QUALIFY A CONTRACTOR? Everyone has the same questions, “How much will it cost?” and “When can you start the work?” These questions are very important, but are they the right questions to ask? McKinnis has been in the roofing industry for over 38 years, so we have compiled a list of additional questions that you should be asking to protect yourself and your home. Is the low-bid contractor providing a fair price? • Studies clearly show that most dissatisfaction involves the lowest bid contractor. • Be sure to spend one hour with each contractor discussing problems, products, and price. • It’s important to compare estimates that have the same products - some may be of lower quality. Does the business have a physical address? • Be sure to double check the company’s name and address on bbb.org. • Automatically reject any contractor without a permanent place of business. • If the contractor is not permanently established, how can you be sure the work will get done? • What would you do if the project fails, and you are financially harmed? • What if the contractor doesn’t finish the work, and they stop answering your calls? 3

How long has the company been established? • Visit the contractor’s place of business. Does it appear that they have been there for years? • Select a company that you can call if a problem arises in the future. • Don’t be timid about asking pointed questions, this proves you are an intelligent buyer. • A contractor that has been in business for less than five years could be financially unstable. • Check references carefully - long term references prove the longevity of their work. • What certifications do they have? Is the company licensed, insured and bonded? • Homeowners have been financially harmed by uninsured or inadequately insured contractors. • Request the contractor’s Certificate of Insurance, Liability, and Worker’s Comp information. • Homeowners can be sued for injuries on their property if the contractor is not insured. • Don’t be fooled by the self-employed contractor - they need proper insurance as well. • Today, insurance to protect the workers and your property is a significant cost of the project. • The low bid estimate may be the result of a contractor not having proper insurance. Do they employ a Insurance Safety Director? • Safety violations can shut down projects and leave the homeowner with unfinished work. • Some contractors will be unwilling to pay the fines and return to the job-site. Does the company belong to trade associations? • You can call the associations and get more details about each particular contractor. • Does the contractor offer continuing education to their employees? How does the contractor handle complaints? • Reject any contractor that has NEVER had a complaint. No contractor is perfect. • Ask the contractor about a problem they encountered. How was it resolved? • Check BBBinc.org for contractor ratings. Does the business have a workmanship warranty? • Does the contractor provide a workmanship warranty to address service needs in the future? • A good workmanship warranty is typically 3-5 years to protect the installation. • If the warranty sounds too good to be true, it probably isn’t real. • The long-term warranty is provided by the manufacturer of the product being installed. • A product warranty is only valid if the contractor is “certified” to install the product. • You can call the manufacturer to determine if the contractor is in good standing.

How To Document Damage for an Insurance Claim If your home has sustained storm damage, you may be wondering where you should start. If you do not take immediate action, these issues will get worse and may cost you money if the problem is not fixed right the first time. Did You Know? (helpful facts that you might not know) Your insurance company can void your policy if you allow a roofing company to cover your deductible Homeowners who do not pay their deductibles are technically committing a form of insurance fraud. Below is some of the actual language in a standard insurance contract. There are variations of this in every homeowner’s policy. Concealment or Fraud This policy is void as to you and any other insured, if you or any other insured under this policy has intentionally concealed or misrepresented any material fact or circumstance, made false statements, or committed fraud related to this insurance, whether before or after a loss. Cancellation (2) if this policy has been in e ect 90 days or more, we may not cancel this policy unless: (c) you submit a fraudulent claim. Not all roofing companies carry the proper insurance Roofers are exposed to dangerous working conditions like a collapsing roof, falls and personal injuries while installing a roof. Because of this, roofer’s can claim liability from their customers since it occurred on their property. This protects homeowners from facing liability. On the other hand, it’s also possible for roofers to damage their customer’s property while working. Insurance protects the roofer from being liable for repairs. Moreover, the customer doesn't have to pay for damage caused by the roofer. Storm chasers make unreliable roofers Most out-of-town storm chasers only do the bare minimum to replace a damaged roof. They find the cheapest materials to quickly assemble a new roof, often leaving out important elements and failing to restore things back to their original condition. These cheaply installed roofs often last less than ten years, whereas professional roofing contractors using high-quality materials and techniques would leave you with a roof lasting 40 years or more. Storm chasers usually do not have the proper licensing or insurance to work on roofs. To avoid this, make sure you are dealing with local licensed roofers. One way to spot storm chasers is to look at their license plates. If they are out of state there’s a very good chance they are only in town to make a quick buck.
