22 Biscayne TerraceA 104 unit, luxury rental building located North of the Omni district and just off Biscayne Bay. Thebuilding was oriented to maximize the spectacular views of Biscayne Bay and downtown Miami givingevery unit both water and city views. The structure was simplified by a very practical design whichallowed for the maximum density without the need for an elevated parking structure. The project hasbeen designed, permitted, and constructed in a period of less than one year. FORMGROUP architecture + planning

343 Madeira PlaceFour elegant townhouse units line Madeira Avenue and Lejune Road offering the highest inluxury amenities. The project is designed to provide individual enclosed parking garages,private elevators, and a 1000s.f. rooftop terrace with jacuzzi and outdoor kitchens. Proposed renovationsExisting Building before renovations South Facade with new residential addition 814 Ponce DeLeon This existing 40,000sf. building was the first renovation in the city of Coral Gables to incorporate the \"re-cladding\" concepts encouraged by the city's urban design charrette. The existing buildings main facade was completely striped and recladded converting it into a true Mediterranean landmark at the North entrance to the City. A residential addition will add nine luxury condominium units and will share a concealed parking garage with the office building. Recipient of the \"2003 Best\" award from the BASF, the project was completed in Fall 2003. FORMGROUP architecture + planning

Biscayne Boulevard FacadeBiscayne Plaza ApartmentsBiscayne Plaza is a mixed-use building with 195 luxury rental units and 27,000 s.f. of class Aretail space fronting Biscayne Boulevard. Twenty \"true loft\" units with 20ft. ceilings line a fivestory parking structure and make up the urban facades along Biscayne Boulevard and NE18th Street. A 12ft deep covered colonnade fronts the retail space along Biscayne andprovides for an active streetscape for outdoor dining and displays. The project has receivedresounding praise from the City of Miami Planning department. Fully occupied, the project wascompleted in Fall of 2004. FORMGROUP architecture + planning

View from Ponce Park 3001 PONCE - OLD SPANISH VILLAGESite PlanPonce Circle Park Facade A 175 unit luxury condominium project in the heart of historic Coral Gables, 3001 Ponce lies at the heart of the largest urban development project proposed in the City of Coral Gables since the original city plan. 3001 Ponce includes over 16,000s.f. of commercial space intended to form the basis for a new entertainment and urban center in the city's gallery district. Open air cafes and galleries will line the ground floor and will share a two-story arcade that wraps the entire public front of the building. Private and public parking are housed in a three story parking structure accessed from a new private alley. A great public plaza and fountain located at the Northeast corner of the site will create a central public gathering place for local gallery night activities and will make a significant contribution to the city's public realm. The project is scheduled to begin construction by Spring of 2009. FORMGROUP architecture + planning

The interior atrium provides internal bedrooms with naturallight and ventilation and creates a very pleasant living environment.Villas del EsteHialeah, FLOwner: Keystone Holdings, Inc.Scope: 60 residential unit apartment building with ground floor retail.Status: Approved 2005, pending financingBudget: $8millionThe project proposed a more urban building for a traditionally underdeveloped area. Keystone Medical Center This medical office building, designed to be sold as individual office condominiums, takes advantage of the dramatic views from a major highway overpass. The cone-shaped tower marks the junction of one of Miami's' busiest intersections and will have a marked impact on the local area. The structure includes a three story parking garage and takes advantage of the awkward site. The project is scheduled to begin construction in early 2004. Biscayne Boulevard FacadeBiscayne Park ApartmentsBiscayne Park, located at 25th and Biscayne Boulevard, is a 25 story mixed-usebuilding with 218 affordable rental units and 18,000 s.f. of class A retail space frontingBiscayne Boulevard. The eight story parking structure is screened by residentialunits on the main public street, a precursor to \"Miami 21\" zoning requirements. Themain structure of the tower is located partially on grade allowing for units to line themain facades down to the street level. A ground level pool garden keeps the garagerooftop affordable and allows for extensive outdoor amenities. Restaurants anddesign retailers have found the location ideal and the building has become an activepart of it's surrounding community. Completed in 2007. FORMGROUP architecture + planning

Entry View Blue Lagoon CondominiumsPool View A contemporary residential complex on the lakefront edge of Blue Lagoon. The building will include 180-units and will feature an extensive amenities complex including a fully equiped exercise facility and ballroom. Scheduled to start construction in fall 2006. CIMA Corporate Center Cima Telecom commissioned this building in early 2006 with the intent to build and efficient, modern headquarters for it's communications company. The design process yielded an extremely energy efficient building that is now under consideration for a Gold LEED certification. The ground floor \"column forest\" entry arcade is a reflection of the complex root structure of the Banyan Trees that line historic Coral Way fronting the site. The project is scheduled for completion in late 2009 and has already been nominated for a PRISM Award from the Gold Coast Builders Association.Existing Building before renovations FORMGROUP architecture + planning
