OUR TEAM COMPANY PROFILE Bayview and Bayshore Apartments, NORM CAREY Port Melbourne MANAGING DIRECTOR As Managing Director, Norm Carey is head of all construction and building projects undertaken by the company, utilising his extensive expertise in professional management and leadership, strategic management and building organisational capability. Norm is one of Australia’s most knowledgeable and skilled property developers, with over 30 years’ experience as a developer, and a career which began in construction. Norm built a national property development portfolio of projects over $2b, with over 100 projects throughout Australia. With a wealth of experience in design and construct, Norm has developed strong management principles which assure successful project outcomes. Former Director of a major property development company, managing a staff of 1,860 in offices throughout Australia, Norm’s capabilities and experience prove instrumental in the successful completion of property development projects from highrise residential and commercial towers, hotels, shopping centres and entertainment precincts, and medical and professional centres. NORM CAREY GENERAL MANAGER CONSTRUCTION Norm Carey has a wealth of experience in the construction business gained in Australia. He has held a range of senior executive roles within a number of construction firms and has more than XX years’ experience in the industry. His primary role is to oversee and monitor all construction projects to ensure they meet the key performance indicators including timely completion within budget and delivering the required quality. STEPHEN RYAN CHIEF FINANCIAL OFFICER Stephen is responsible for all aspects of financial control within the company including cost accounting and management accounting services as well as compliance and assistance to the project development team. Stephen is a qualified CPA with over 25 years’ experience in property development and investment. Stephen’s qualifications include a Bachelor of Commerce (Accounting and Finance) Degree; Certified Practising Accountant (CPA); Graduate Diploma of Science (Computer Studies); Securities Institute Graduate Diploma in Financial Planning; and a Diploma of Property Investment & Finance. Previously Stephen held various roles at Clough including Finance Manager and Acquisitions Manager. He established Twin Ocean Property that contracted with Clough to manage property projects. PROJECTS BAYSHORE APARTMENTS Bayshore involved the acquisition of a major residential and retail development site located in Bay Street. The Bayshore site is directly opposite the Bayview development. Bayshore has 306 residential apartments and 18 commercial units designed for retail shops, cafés and restaurants. PROJECTS PARAGON CBD APARTMENTS The development site of Paragon CBD Apartments, Retail Arcade and Office Tower benefited from two prime street front addresses. The apartments are located on Hay Street, Perth with the retail arcade running between Hay Street and St Georges Terrace. The office tower is located on St Georges Terrace. The $34 million refurbishment of the Paragon CBD Retail Arcade and Office Tower completed in early 2000. Paragon CBD Apartments involved the construction of 153 apartments with a project value of $46 million. PROJECTS CHOCOLATE FACTORY The former Dollarsweets Chocolate Factory located at 8 Bridge Road, Stanmore, Sydney developed into 87 Warehouse residential apartments. The site comprised of a large 5 storey warehouse building on land of approx. 2,664m2. The redevelopment converted the large warehouse into attractive airy apartments, 3.5 kilometres west of Sydney CBD, Sydney Harbour and lifestyle attractions of Sydney’s inner western Suburbs. PROJECTS LOCATION EMU BREWERY Perth, Western Australia ParkWest involved the design of a residential CATEGORY development situated between the banks of the Swan River, the Perth CBD and King’s Park. Residential Renowned architect Harry Seidler designed the building to take full advantage of this location – PROJECT VALUE all apartments designed to capture Swan River views. Harry was a Sydney based architect who is considered $450 million one of the wold’s best, his only Perth based work is the QV1 building. The restoration of an 1864 heritage blue-stone warehouse in Dow Street sees the return of the buildings historic charm and character. The unique development combines heritage with contemporary design. The project comprised of 26 apartments over 2 levels. The apartments range in size from 50m2 to 94m2. The project included a revolutionary open-air roof design incorporating the heritage-listed trusses with timber, corrugated iron and Perspex, visible from the internal atrium. PROJECTS WOODSON WAREHOUSE CONVERSION The refurbishment of an existing warehouse in the heart of historic Fremantle. The project included office/ retail shops and arcade on the ground level, a carpark between the existing ground level and first floor and the creation of 36 luxury apartments between the 1st, 2nd and 3rd floors providing unlimited views of Fremantle and the Fremantle Harbour. The interiors were fitted with new kitchens, bathrooms, floor coverings, light fittings and window treatments. All the villas were successfully sold prior to construction being completed between 1987 to 1988. PARAMOUNT APARTMENTS The project consisted of 45 residential units from single bed studio units to three bedroom units with 3 commercial/retail units and a café. The original building converted into an apartment hotel with 280 rooms operated by Pacific International Group. At the upper levels of the building are 37 luxury residential apartments. The development includes 158 residential apartments marketed as Panorama Sky Apartments. The buildings heritage listing protects the existing façade that denotes the previous occupants R.S. Exton. The restoration of the façade sympathetically incorporated into the new modern design. The project is in the heart of Brisbane, near the river, business district and Fortitude Valley. The Centre anchor tenants are Woolworths and Coles supermarkets with 3,500m2 of speciality retail stores. Stage 1 project value of $25 million completed on schedule in March 1998.
