INTRODUCTION Klang Valley, or Lembah Klang in Malay, is named after Klang River, which is associated to the early development of the area as a cluster of tin mining towns in the late 19th century. Situated in the center of the west coast of Peninsular Malaysia, Klang Valley comprises the Federal Territory of Kuala Lumpur and its adjoining districts in Selangor, namely Gombak, Hulu Langat, Petaling and Klang, covering an area of 2826 square kilometers. Geographically, it is delineated by Titiwangsa Mountain Range to the north and east, and the Strait of Malacca to the west. Development of the region took place mainly in the East-West direction (between Gombak and Port Klang) but the urban areas surrounding Kuala Lumpur have since grown south towards the border with Negeri Sembilan and north towards Rawang. Now, with the emergence of Klang Valley 2 Region, covering two areas in the south of Selangor – the districts of Sepang and Kuala Langat, this new region will generate economic development, strengthen the intra and inter-regional economic network and distribute its benefits to the surrounding areas. These districts have been directly affected by the implementation of mega projects, such as Multimedia Super Corridor (MSC) and the Federal Administration Centre in Putrajaya, hence becoming the new areas for the expansion of the present Kuala Lumpur Metropolitan Region, Klang Valley. Sepang District, shaped like the stem of a ‘keris’ as seen from the air, is the youngest district for the state of Selangor. It borders the districts of Hulu Langat, Kuala Langat, Petaling, as well as Bandar Baru Nilai in Negeri Sembilan. The road network in Sepang comprises the Elite Highway on the west, the Kuala Lumpur-Seremban Highway on the east and the B20 Highway in between, as well as the Express Rail Link and new roads such as the South Klang Valley Expressway, Kuala Lumpur-Putrajaya-Cyberjaya Highway, Putrajaya Urban Motorway and the new B15 Highway. The district of Kuala Langat has become a strategic investment area following the intense development of Putrajaya and KLIA and good road network linking it to Kuala Lumpur, Petaling Jaya, Shah Alam, Klang, Port Klang, Putrajaya and KLIA. Kuala Langat is located in the south-western part of Selangor and bordered by the districts of Klang to the north and Sepang to the east.4
Unveiling KVL Reminiscence INTRODUCTIONThe Greater Kuala Lumpur/Klang Valley (Greater KL/KV) extends beyond theboundaries of Kuala Lumpur, covering an area of 2,793.27 square km and iscurrently home to about 7.2 million people or more than a fifth of Malaysia's totalpopulation.It covers a far larger area that is under the administration consisting of 10 keymunicipalities, namely, Kuala Lumpur City Hall, Putrajaya Corporation, Shah AlamCity Council, Petaling Jaya City Council, Klang Municipal Council, Kajang MunicipalCouncil, Subang Jaya Municipal Council, Selayang Municipal Council, Ampang JayaMunicipal Council and Sepang Municipal Council. These municipalities have beenidentified as being the highest density economic centres within the country.Greater KL/KV is a relatively new term as compared to the more prevalent andestablished Klang Valley term. The term Greater KL/KV was espoused by the PrimeMinister Dato’Seri Najib Tun Razak as an urban agglomeration to spur the country’seconomic growth by the billions in the Economic Transformation Programmeannounced in 2010.A key driver to achieve these goals is the successful implementation of four keydimensions, which have been identified as being pivotal in shaping the Greater KL/KV of the future. Each of these dimensions is based on clearly planned Entry PointProjects (EPPs).One of the four dimensions is the presentation of Greater KL/KV as being wellconnected, both internally and externally. Its two EPPs are to connect to Singaporevia the High Speed Rail Link (HSR) and the building of an integrated urban MassRapid Transit (MRT) system.The MRT project is scheduled for completion by 2017. It will cover 51km and willhave 31 stations and three provisional stations for future development. 5
INTRODUCTION Unveiling KVL Reminiscence Klang Valley’s population is estimated to reach 10 million by 2020. Currently, the population of Klang Valley is six million. Hence, the government has decided to develop the Mass Rapid Transit (MRT) as a solution to traffic woes in the Klang Valley. The rail transit system offers an integrated system that combines underground and overhead tracks that cut through various congested areas to reach destinations within and outside the city and is capable of moving more than 40,000 people in one direction in an hour. As such, the MRT is an efficient public transport service for a growing population. In the city centre, the MRT will be underground. Outside the city, the MRT can be above the ground or on the ground. Looking back, the first MRT route – Sungai Buloh-Kajang (SBK) was launched by Prime Minister Datuk Seri Najib Tun Razak on July 8, 2011 and the MRT Sungai Buloh-Kajang is expected to be operational by 2017 where it will be able to accommodate 1.2 million users. By 2020, more than 400,000 passengers are expected to use the MRT every day. Overall, the MRT project covers 150 km of tracks, linking various destinations in Kuala Lumpur, including the construction of 9.5 km long tunnels, scheduled to be completed within two years and passing through 31 stations. Out of these 31 stations, seven are underground – Sentral, Pasar Seni (Central Market), Merdeka, Bukit Bintang Sentral, Pasar Rakyat, Cochrane and Maluri. Passengers will find it easy to switch from one station to another in changing the rail services. This integrated system comprises the Kelana Jaya and the Ampang LRT service, KTM Komuter, Monorel, KLIA Ekspres and KLIA Transit. The new MRT line is expected to generate a gross national income (GNI) of between RM3 billion and RM4 billion per year and raise property values by an estimated RM300 million in gross development value.6
Unveiling KVL Reminiscence INTRODUCTIONThe government’s plan to extend the light rail transit (LRT) service in the Klang Valley is well underway and the extension project is now in its final stages ofdetailed designing, with over 95 per cent already completedAccording to MyRapid’s website, the Kelana Jaya Line Extension will add 13 newstations. The extension covers a distance of 17.4km while the total length of theKelana Jaya Line upon completion of the LRT will be 46.4km.As for the Ampang Line Extension, the line will start from Sri Petaling Station with12 new stations. The extension covers a distance of 18.1km while the total lengthof Ampang Line after the completion of the LRT Line Extension Project will be45.1km.LRT Line Extension Project aims to improve traveling convenience and reduce stresswhile traveling. All stations will be equipped with Universal Access facilities suchas ramps, tactile tiles, low ticket counters, and toilets for people with disabilities.Various facilities for customer’s convenience such as lifts, escalators, publictelephones, suraus, and public toilets will also be available for the new stations.Upon completion in the first quarter of 2016, the two LRT lines will connect atthe Putra Heights station and form a complete rail system in the Klang Valley.Alternatively, the Kelana Jaya line extension will the able to increase passengercapacity up to 98,000 during peak hours, while the extension of the Ampang linecan cater up to 79,800 passengers. 7
INTRODUCTION Greater Kuala Lumpur Population 2015 Kuala Lumpur, or KL, is the federal capital and is the fastest growing metropolitan area of the country. Ranked as an alpha world city, it’s the economic, financial and cultural city of the country and one of three Malaysian Federal Territories. The city also has a high Human Development Index. In 2014, Kuala Lumpur has an estimated population of 1.67 million in an area of just 94 square kilometers (243 square kilometers). This gives the city proper a very high population density of 17,310 people per square mile, or 6,890 per square kilometer. Greater Kuala Lumpur, or the Klang Valley, is a large urban agglomeration with an estimated population of 7 million in 2014 with a population density that is nearly equal to that of the city proper. Future Population Growth However Greater Kuala Lumpur has become an aging city as birth rates have fallen in the last decade or two. This has led to a lower percentage of young people under 15, a group that has fallen from 33% in 1980 to under 27% in 2000. The working age group between 15 and 59 has increased from 63% in 1980 to 67% in 2000 as more people move to the city for opportunities. By 2020, Kuala Lumpur is projected to have a population of 2.2million. 8
Greater Kuala Lumpur Demographics INTRODUCTIONAccording to the 2010 census, major ethnic groups in Kuala Lumpur are: - Malays:44.2% - Chinese: 43.2% - Indians: 10.3% - Other: 1.8%The city is primarily a mix of Malays, Chinese and Indians, although there aremany cultures in the city such as Eurasians, Kadazans, Ibans and indigenouspeoples from East Malaysia and Peninsula Malaysia. In the 1970s, the Malaysiangovernment put in place, policies deemed \"racially discriminatory\" to favourthe Malays (also called Bumiputera, a term that describes the Malay and otherindigenous peoples of the Southeast Asia). This was done to defuse ethnictensions after violence against Chinese Malaysians, and it created a strong urbanMalay middle class.Rapid development in the city has also led to an influx of low-skilled foreign workersfrom countries like Thailand, India, Bangladesh, Nepal, Burma, Sri Lanka, Philippinesand Vietnam. Today Kuala Lumpur has many religions and Islam accounts formore than 46% of the population, followed by Buddhism (36%), Hinduism (8.5%),Christianity (6%), Daoism (1%) and other religions (2%). For the perfect leisure full of surprises, the time is now, the place is Klang Valley. 9
INTRODUCTION Where to Invest In Klang Valley Location is important when it comes to investing in property, you have to choose the location of the property carefully as the wrong choice could have a great impact on the potential for capital appreciation as well as ability to attract high rentals. If you are looking for commercial properties, spots near popular shopping centres are good bets as business from the shopping centre could very well attract tourists into the surrounding area. Established areas like the city centre as well as popular residential suburbs like TTDI, Bandar Utama and Mutiara Damansara offer good growth potential. Furthermore, investing in prime locations like Bangsar, Damansara Heights, Bukit Tunku, Mont’ Kiara/ Sri Hartamas as well as Ampang Hilir and U Thant will never be wrong as land available for development in these areas is limited and property prices can only go up. These areas are popular with expatriates and usually fetch better rentals as well as offer good potential for capital appreciation. 10
Klang Valley Toils ahead with an irresistible future INTRODUCTIONWhat are the new growth centres within the Klang Valley? Try looking at the map and zero in on areas which have seen vast improvement ininfrastructure. Areas like Kota Damansara or Sungai Buloh offer good potentialdue to their improved connectivity via the LDP, the interchange from the NKVEand the Penchala Link. Other potential hotspots include the area betweenthe established Sri Hartamas neighbourhood and the lower profile Segambutarea which have seen a significant improvement in the road network systemas well as the areas flanking the Old Subang airport road and linking to AraDamansara which have recently witnessed a spurt of new developmentsafter the airport shifted to KLIA. The SILK highway should also bring moredevelopment and interest to the areas stretching between Balakong andKajang.Some other areas which have seen significant development activities are theBukit Jalil - Puchong stretch and Klang where townships like Bandar Botanic,Setia Alam, Setia Ecopark and Bandar Bukit Tinggi have added new colour tothe lifestyle of Klangites. This ambitious makeover is driven by one underlying aspiration - to turn our capital into a world-class city to live, work and play and be the Iconic City, symbolic of our country’s 2020 vision, and a signal to the world that Malaysia has arrived. 11

During the war in 1866, Prince Mahathir Ibni Almarhum Raja Sulaiman built this fort in his fight against Prince Abdullah Ibni Almarhum Raja Jaafar. The church is a rare example of masonry structure found in the state. KUALA SELANGOR The Temuan’s Land The “Temuan” are the largest tribe of Orang Asli people groups living in Peninsular Malaysia. The government categorizes them under the Aboriginal Malay or officially called as the Proto-Malay subgroup. The Temuan villages accommodates between an amount of 50 to 500 people around the lowland valleys of districts in the states of Malacca, Negeri Sembilan, Pahang, Johor and now highlighting their refuge in Selangor, Fraser hill in this Klang Valley 4 Locals Issue No.25. They are physically indistinguishable from Malays. They are very much influenced by the culture of the Malay people with whom they frequently come into contact. Sightseeing Kuala Langat Introduction Previously Kuala Langat was known as Langat and it was located where Bandar Temasya and Jugra are now situated. Langat was believed to have been founded by the Bugis who came from Johor in the 18th century to trade with Melaka. Jugra was already well known during the golden age of the Melaka Sultanate. Actually it existed well before the Sultanate emerged, as proven by the discovery of archaeological remains believed to be 2,000 years old in Kampung Sungai Lang in 1964. During the reign of Sultan Abdul Samad Ibni Almarhum Raja Abdullah (1857 - 1898), the seat of power was moved to Bandar Temasya during the Klang War (1868). Thereafter, Bandar Temasya became a Royal Town and it played an important role in the political, social and economic development of Selangor. This was mainly due to its location on the coast, which made it suitable for a riverine and marine-based governance system. River navigation was made safe due to its location near the riverbank of Sungai Langat and natural protection provided by the nearby Carey Island. It attracted people from the neighboring areas as well as traders from Sumatera and Bugis. After the death of Sultan Abdul Samad on 6 February 1898, his son Sultan Alauddin Sulaiman Shah was installed as the Sultan.
