Focus Area 1: Establish Smart Long Lasting Infrastructure Raj Aangan Dream Team 2017 – Young Team One Vision• Negotiate with RHB/Nagar Nigam/JDA to get re- carpeting of roads done• Improvise recycled (STP) water line to the fullest and establish supply to all the gardens, common areas• Upgrade the electrical system and negotiate with RSEB to make sure that power outages are rare events• Take initiative to install energy efficient lighting system and use solar energy for street lights and water fountains etc.• Promote green technologies & environment friendly systems

Focus Area 2: World Class Safety & Security Raj Aangan Dream Team 2017 – Young Team One Vision• Deploy automated systems & processes – boom barriers, RFID gate openers, entry/exit software• Monitor key areas and boundaries by deploying latest cameras and surveillance systems• Aadhar and Bio-metrics based police verification and registration of all caretakers, permanent workers and implement a process to handle temporary workers• Hotline/Helpline for all residents in case of emergency• Dedicated Police support.

Focus Area 3: World Class Facilities Raj Aangan Dream Team 2017 – Young Team One Vision• Central Garden • Apply creative ideas and unique concepts • Develop on lines of world famous botanical gardens & make it a nature lovers destination• Recommendations • Improve aquatics & build a waterbody to attract all kinds of local and migratory birds • Develop heritage areas and different types of gardens. Host annual flower/garden shows• Develop All Parks • Apply creative & innovative ideas to develop • Need practical solutions that are low cost• Recommendations: • Invite ideas from the residents and develop based on needs of the residents & social requirements • Hire professional landscape services firm to implement the plans as per directive • Generate future cash flows by allowing certain earmarked areas for social functions & get-togethers

Focus Area 4: Create High Value Assets Raj Aangan Dream Team 2017 – Young Team One Vision• Raj Aangan Club - 21 • Practical solutions to take control & start the club • Make Club 21 the heart and soul of the colony where all residents get together on a regular basis• Recommendations: • Immediately finalize & sign the pending MoU so that resources can be deployed to start the club • Develop pool and sports facilities as soon as possible. Enhance gym and other kids activities • Create the club society of which all the Raj Aangan homeowners are the only permanent members as promised originally• Corner Areas Handed Over by RHB • Develop plans to monetize these assets • Need practical solutions that can be a win-win• Recommendations: • Develop plans as per consensus and approval • Hire professional architect & services firm to implement the plans as per directive • Plan - Future Cash Inflows & Capital Investments

Focus Area 5: Create High Value Assets Raj Aangan Dream Team 2017 – Young Team One Vision• Buffer Zones (around Colony) • Develop plans to monetize this huge asset • Increase safety & create a barrier to future misuse by homeowners• Recommendations: • Develop world class cycling track • Grow fruits & vegetables on both sides with Israeli technique • This state of the art facility can help build the “Raj Aangan” brand on a global level• Facility Area (D Area) • Ask RHB to deliver what was committed and develop it as a landmark • Need practical solution that can be win-win• Recommendations: • Negotiate with RHB as per consensus and approval from the residents • Get RHB to Develop urgently needed facilities on an immediate basis i.e. shopping complex, bank, post office etc.

Focus Area 6: World Class Facilities Raj Aangan Dream Team 2017 – Young Team One Vision• Develop Unmaintained Open Areas • Create long term assets with minimal capital investments • Provide Residents with Sports and other Recreational Facilities• Recommendations: • Set an example for creating the best community facilities in the world • Build 9 Holes Golf Green • Build state of the art Basketball Court, Squash Court, Skating Rink etc.• Promote The Open Air Theatre • Create a hub for arts and culture initiatives • Increase community involvement and provide high quality recreation option• Recommendations: • Start new cultural initiatives & Fests • Integrate on successful events like Jaipur Literature Festival & Film Festival etc. • Help build the “Raj Aangan” brand on a global level with tradition and culture

Focus Area 7: High Quality Maintenance Services Raj Aangan Dream Team 2017 – Young Team One Vision• In all areas of maintenance, employ key supervisors for the heavy labor intensive tasks• Deploy recycled water treatment plant on a high priority to get rid of foul smell• Upgrade garbage pickup method to a much cleaner, environment friendly and efficient system• Road, footpath and associated cleaning to be done on a regular basis with possibly automated system• Create a helpline service request system for the homeowners to be more efficient & effective

Focus Area 8: Use Technology to Empower Homeowners Raj Aangan Dream Team 2017 – Young Team One Vision• Promote use of secure web based online system for homeowners which can provide – • All the information – RAS EC as well as community related • Online accounts for the homeowner as well as the society • Basic directory information on all the homeowners • A framework for logging & tracking all service requests • Details on rules/regulations and bylaws of the society • A forum for common communication and sharing ideas• Implement voice and video recording of all the key meetings including AGM and GBM’s• Implement online guest management software to inform security in advance and avail a hassle free entry/exit• Use skype etc. to include all members in the meetings via conference call Focus Area 9: Implement Process Orientation & Transparency• Define and document systems and processes for the proper functioning of RAS executive committee and general body• In case of disagreements, compulsory voting in all the meetings and dissent should be honored and duly noted• Amend the constitution or add bylaws to incorporate process orientation & make things clearer• No excuse for complete transparency, all MoM, decisions, accounts and defaulter list to be available online• Major decisions to be ratified in resident meeting/GBM/AGM
