PROPERTY VALUATION The valuation of a property is determined by the price the consumer is willing to pay and by supply and demand. When an appraiser values a property, he/she will compare your property with the most recently sold properties within proximity to your home. Consideration is given to location, square footage, lot size, availability of financing, the condition, and features of the property. WINDOW OF OPPORTUNITY Interest is at its highest when your property is first presented on the market. Sellers often make the mistake of pricing their property high in hopes of netting more money. The assumption is that they can reduce the price later; however, the window of opportunity is reduced drastically.
