This striking 17 story building stands as a flagshipfor Zions Bank in the Idaho region. Anchor tenants also include law firm Holland andHart and Ruth’s Chris Steakhouse. A second level mezzanine connected to the streetby escalator houses two other restaurants on a mezzanine overlooking the bustlingintersection of Boise’s financial and entertainment districts. The building houses268,000 square feet of office and retail space and includes 3 levels of parking, 180stalls. The top floor, the Idaho Room, has panoramic views overlooking the statecapitol with mountains to the north and is available to lease for various functions. 9

CLEARWATER BUILDING BOISE, ID | 260,000 sf | $70 million A significant part of City Center Plaza, is the nine-story Clearwater Building. Clearwater Analytics, inhabiting five floors of the facility, is the leading provider of web-based investment portfolio accounting, reporting, and reconciliation services for institutional investors in over 9,000 organizations. Our team provided a cohesive designed space where Clearwater was able to consolidate multiple locations into one. Employee amenities were a high priority to the owners. Everything from beta bars, break rooms, and outdoor patios to shower rooms and even a basketball court were included in this tenant improvement. A driving objective was to keep current talent and attract new talent - with a fresh young look. Also included in this outstanding facility is one level of retail and restaurants and two levels of parking — all overlooking the most prominent public space in downtown Boise.10

LEHI WESTLEHI, UT | 250,000 sf | est. $22.5 millionLocated adjacent to the I-15 corridor, the client challenged us to create a campus of buildings that wereimmediately recognizable and distinct from the surrounding built environment. The rhythm and visualtexture of the facade meets those goals while also addressing solar heat gain and providing flexible officedesign solutions on the interior.This project is currently in design. 11

LEHI SPECTRUM OFFICE BUILDING LEHI, UT | 125,000 sf | $10.5 million With this five story efficient office building layout we were able to accommodate a full building tenant. Featured is floor to ceiling glass with a custom angled curtain wall exterior. Important to Spectrum’s culture, full amenity spaces including BBQ cooking area, outdoor dining, basketball hoop and covered parking with PV paneling make this office building an inviting place for their employees. We took lessons learned from previous projects and adapted them into a more cost efficient manner. Based on the requirements from the building tenant, we made some adjustments to the mechanical design to accommodate their required ceiling heights on all levels. We met with both structural and mechanical engineers to fully maximize the efficiency of our floor to floor heights with respect to the mechanical loop and structural depths.12

View 72 is considered one of the most successful master planned developments along the I-15 corridor.VIEW 72 MASTER PLANMIDVALE, UT | 80 acresView 72 is an 80 acre master planned business park that now includes offices, retail and hospitality. The project wasdesigned to provide environmentally sustainable buildings on a remarkable site located in the center of the Salt LakeValley. Tenants have easy access to the I-15, service retail, Front Runner Train Station, and the Jordan River Trail. Thecareful integration and relationship of each element creates a powerful synergy on this site. 13

ZIONS BANKBOISE, ID | 65,000 sf | $6 millionThe core principles of the Zions Bank space in the 8th and Main tower were clear: stability, tradition andprestige – with a personal touch. Our design team worked with various groups within the company – fromexecutives to facilities personnel – to define and understand the core principles and to determine how theytranslated into the architectural experience. Once we defined a clear program, after meeting with teamswithin the bank, we focused on the spatial organization and adjacencies, vetting many different layoutoptions, helping our client weigh the pros and cons of each. Throughout this process we then honed in onthe design that was best suited to their culture.Client-facing spaces in the first floor branch emphasized transparency and a welcoming atmosphere whilealso including the quality traditional and durable materials such as natural stone tiles and finely craftedcherry wood millwork.Internal administration spaces reflected the executive-level positions at the bank. Offices lined the exteriorwalls, maximizing views and natural light.The top level of the tower has two primary focal points — the surrounding mountain views and thehighlights from the owner’s extensive art collection. The design highlighted those two counterpoints. 19

We are obsessed with upending commonplace industry approaches so we can deliver a superior commercial mortgage experience and a full suite of products. 8TH & MAIN — A10 CAPITAL BOISE, ID | 13,451 sf | $690,000 A10 Capital is a financial lending firm headquartered in Boise, Idaho on the Eleventh Floor of the iconic 8th and Main Tower. Through the programming phase, the design team learned of and responded to their unique modern culture. For them, everything is in the details. This space was created with crisp, clean lines on all components producing an architectural treasure.20

8TH & MAIN — CLENERABOISE, ID | 7,424 sf | $392,865Located on the ninth floor of the 8th and Main tower in downtown Boise, Clenera is an end-to-end utility-scale solarproject developer and operator. The understanding and importance of Clenera’s beliefs were brought into the designthrough a simple, minimal solution. A fast-track schedule was met to respond to this up and coming progressivecompany. Babcock Design is now completing construction documents for a second phase for Clenera’s continuedgrowth.Welcome to the Era of Clean, Safe, Renewable Energy. 21

Main Street Station is fundamental to the success of our regional transportation system. MAIN STREET STATION — VALLEY REGIONAL TRANSIT BOISE, ID | 50,000 sf | $10.4 million Beneath the nine-story Clearwater Building is an underground multi- modal transportation center. It is a central hub for local transit services including buses, bicyclists and pedestrians. It has eight bus bays, a customer service office, restrooms, bike storage and repair areas and a Boise Police Department substation. This project is a catalyst for the Boise downtown economic development bringing together multiple public and private entities.24

BOISE CENTREBOISE, ID | 64,000 sf | $26 millionCreated by voters in 1959, the Greater Boise Auditorium District (GBAD) completed construction of the original BoiseCentre in 1990. With continued growth in Boise, City Center Plaza now offers a much needed additional five-storypremier convention space. Our team collaborated with the District to create elaborate ballrooms, spacious meetingrooms and intimate pre-function spaces. 27

CITY CENTER PLAZA — BOISE BOISE, ID | 380,000 sf | $72 million 2017 Idaho Smart Growth Grow Smart Award 2017 Boise City Best Overall Project 2017 IBR Top Project of the Year 2017 IBR 2nd Place Transportation Project BOISE CENTRE MAIN STREET STATION — VALLEY REGIONAL TRANSIT CLEARWATER BUILDING City Center Plaza in Boise is the definition of unique and complex. 371,000 sf of dense mixed-use including a transit hub, retail and restaurants, offices and classrooms for Boise State University, emerging software technology offices, and convention center space — all overlooking the most prominent public space in downtown Boise. Every project has multiple end users — often intent on pulling in different directions. As the leader of the design team, our role was to analyze the specific space criteria for each of the various entities, and then synthesize the information to produce a cohesive and organized design.28

UINTAH CONFERENCE CENTER VERNAL, UT | 66,000 SF | $20 million 2016 ENR Mountain States Best Project — Cultural / Worship 2015 ENR Moutain States Project of the Year 2015 AGC of Utah Cultural Building of the Year 2015 Utah Construction & Design Magazine Most Outstanding Community Project The award-winning Uintah Conference Center is a new 66,000 sf conference center located on two city blocks in downtown Vernal, UT. The interior consists of a large 14,000 sf flexible ballroom space capable of seating over 900 guests in a banquet setting with smaller meeting and banquet areas capable of hosting meetings, expos, conferences or socials and receptions of all sizes. A full-service kitchen is also provided to meet the catering needs of all events while the integrated presentation amenities provide limitless audio-visual possibilities and event flexibility. The exterior of the building features large prominent overhangs and a modern aesthetic. The Conference Center is part of a larger master plan which includes a hotel and potential retail spaces. Completed in 2015, the Uintah Conference Center is the premier event facility in Utah.30

NAMPA LIBRARY SQUARENAMPA, ID | 62,000 sf library, 60,000 sf office, 5,000 sf retail, 300 stall parking structure | $16.5 millionGreen Globes Rating: 3 Globes2015 Best Project of the Year, Mountain States, ENR2015 1st Place, ENR (Engineering News-Record)2015 Top Government Project, Idaho Business Review2014 Top Government Project, Idaho Business ReviewNampa Library has joined the modern library design fray and is the focal point of Nampa LibrarySquare, a redevelopment of an entire city block in downtown Nampa, Idaho. The site waspreviously occupied by a vacant bank building, a police station, and an under-used public park.The 3-story, 62,000 sf library is the main anchor for the block and services as part communitycenter and part gathering space. This cutting-edge library also has a 3rd floor exterior patio thatlooks onto the plaza below.In addition to the library is a 300 stall parking structure, a 3-story office building and single-storyretail building. Each building fronts the new public plaza with fountains, outdoor dining, grassand other enhancing landscape amenities.The city operates and maintains the library, while Nampa Development Corporation operatesthe parking garage and plaza. Gardner Company owns and manages the office and retail spaceon the rest of the block. 31

VERNAL BREWING COMPANY VERNAL, UT | 9,000 sf | $3.2 million 2013 Most Outstanding Private, Under $10M Project, Utah Construction and Design Magazine The award-winning Vernal Brewing Company totals 9,000 sf accommodating brewing facilities, restaurant, bar/tasting room and office space. The building is a two-story structure with a farm on the south end which supplies the brewery with hops, vegetables and fruits. The building design takes advantage of the site’s main feature: views to west and south. In response to the region and orientation, the restaurant portion is shaded by a significant roof canopy with fascia material of copper. Outdoor seating is available year-round as the area is covered with an operable roof device. The exterior is clad in basalt tile that is wedge shaped, which enhances the building’s geometry. This project was designed to be an icon for the owners to promote their new brewery and to create a new dining venue within the city of Vernal. The largest volume of the building houses the brewing function. The brewery is fully functional from the beginning of the process of milling to fermenting to packing and distribution. Accessory spaces to the brewery include a lab space, office space and storage. This building consistently operates at full-capacity.32

The majority of thebuildings are oriented facing a central linear plaza designed around articulatedtrellis work and large stone water feature. The center was designed to createa walk-able retail experience, varied storefronts and elevations reference newurbanism with a street appeal, at a pedestrian scale. Draper Peaks Retail Centerhas quickly become the centerpiece of a rapidly growing small community. 35

RC WILLEY UTAH — DRAPER, OREM, SOUTH SALT LAKE REMODEL; NEVADA — LAS VEGAS, HENDERSON REMODEL; CA: SACRAMENTO | 170,000 sf | $16.5 million This spacious furniture store located in Draper, Utah is the largest RC Willey facility yet with three levels of shopping, totaling 169,000 square feet. Customers are welcomed from the east entrance with an eye catching two-story waterfall. Extensive tenant interior finishes include other water features, six large skylights and a large center open area with a mezzanine, a small café and Willey Guest Stop. The east side of the building has glazing that views the majestic Wasatch Mountains. Extensive landscaping and ample parking with easy access off Interstate 15 makes this new facility a great shopping experience.36

REDSTONE VILLAGE KIMBALL JUNCTION, UT | 180,000 SF Redstone is a mixed-use project that combines retails, office and residential in Kimball Junction near Park City. It includes a shopping street with office space above retail on one side and residential above retail on the other. The project is anchored by a Whole Foods Grocery Store and the Redstone Cineplex. This project totals 180,000 sf of buildings and was completed in 2005.38

THE DISTRICT RETAIL CENTERSOUTH JORDAN, UT | 850,000 sf | 36 different buildings | $20 millionThe District Retail Center in South Jordan, Utah consists of 850,000 squarefeet of shopping. With 36 diverse structures, it creates a walkable and excitingshopping experience. A high level of detail went into the design of this retailcenter with an eye catching central boulevard that was created to add interestand make this a shopping destination. 39

EMERGENCY CENTER TEXAS — ARLINGTON, BEXAR COUNTY | 7,400 sf | $3 million These Emergency Centers are stand-alone emergency care facilities that offer comprehensive emergent evaluation and treatment. The space includes CT scan, ultrasound, x-ray, lab services and various exam rooms. This 7,500 SF building is organized on a circulation path that demonstrates state-of-art capacities of the facility. Patience rooms are spacious with access to ample amounts of daylight. The warm and natural exterior materials are complimented by the dramatic roof profiles and volumes of spaces.40

NAMPA MEDICAL COMPLEXNAMPA, ID | 120,000 sf | $20 millionThis facility was designed as a multi-specialtymedical clinic with urgent care and ER forSt. Lukes, a major healthcare provider in thegreater Boise area. This 90,000 sf facility is thecenter-piece of a 35 acre site owned by Gardner-Ahlquist Development and master planned byBabcock Design. The site, adjacent to a majorretail center and I-84 has a plaza of in-line retailshops that frame the medical facility.A cluster of medical buildings to the north ofthe clinic are connected by a plaza and trellisescreating a medical center campus. Thesebuildings will provide out-patient treatments,dental and other medical services. The brick andstucco building design, similar to other St. Luke’smedical facilities around the Treasure Valley/Greater Boise area reinforces their identity asthe premium healthcare provider. 43
