General: The building will be designed and constructed in accordance with the latest construction regulation and norms in force with a mat foundation and column , beam and slab type reinforced concrete structure. Underground water drainage system will be built at the foundation level.Foundation and underground walls will be properly water insulated and insulation will be protected by EPS boards. Interior and external walls will be built by brick,light weight brick or gypsium board as necessary.Proper heat insulation will be applied on the external walls.Facad of the building will be cladded with the combination of composite stone,alumium and mortar&satin paint finish.Windows will be heat and sound proof,double glazed,suitable color filmed PVC frames . Loft level will be Alumium frames with double glazing. Heat and Water Insulation will be applied on the flat roof. Lifts: There will be 4 lifts in the building. One being emergency and service lift have the capacity of 1600 kg and the remaining 3 are passenger lifts with 1000 kg capacity.Lifts will have ventilation system,intercom system connected to security point,alarm bell,emergency car light,digital signalization,earthquake sensor and full automatic car doors. Heating-Coling &Hot water: Heating and domestic hot water will be provided by means of the Central Heating system . Panel type radiator heating system will be utilized for the heating of the apartment units and amenities. The required piping for the wall type split-air conditioning system will be prepared. Domestic hot water for the apartments will be provided through the heat stations having the exchanger to heat the cold water by using the main heat pipe which will be located at the entrance of each apartment. The necessary calorimeter,hot and cold water meters will be installed in this station in order to measure the heating,hot water and cold water consumption of each apartment. Plumbing: All sanitary fixtures will be in compliance with the green building code in order to save water consumption. Fire System: A full automatic sprinkler system complience with Fire Code including the fire detection system,fire hydrants,fire hose cabinets,fire water storage,fire pump station will protect the whole building against fire.Also, a ventilation system consisting of Lift and staircases area pressurizing fans,fresh air and exhaust fans,air ducts,air and smog dampers and jet fans for ventilating the covered parking area.. Security System: There will a security check point at the main entrance of the territory. Intercom system between check point and apartmens will be operative. The whole territory will be checked and recorded 7/24 by means of a CCTV system. Electrical Systems: Power,lighting,earthing,lightning and weak current sytems will be installed according to design. LED lighting fixtures together with motion sensors will be used for the economic lighting of mutual areas such as car park area,floor corridors,stairways,etc.Suitable emergency power generator will be used to feed lifts,floor corridors and territory lighting,security and central systems during the city electricity failure. Car Parking Area: 2 Car parking area for 3 bedroom and loft apartments and 1 car park for the remaing will be reserved. Bycycle parking area,electrical car charging unit and car wash area will be reserved. Storage areas will be reserved for 3-bedroom,2-bedroom and loft apartments.
