About CMAS QS CMAS QS Ltd. is a firm of Quantity Surveyors who specialize in Quantity Surveying, Contract Administration and Project Management services. The firm’s expertise is very comprehensive and reliable with a reputation for providing real added service to our clients drawn from its highly qualified professionals who have a vast practical experience in quantity surveying, project management and contract administration having managed some of the largest and most complex construction projects in East Africa. CMAS QS Ltd. prides itself in value addition. Apart from the normal Quantity Surveying Services a developer would get from a quantity surveyor, CMAS QS has on hand practical experience in contract administration and management and is able to put in place the required tools and systems during the life of the project to ensure that the three construction variables i.e. time, cost and quality are controlled and managed efficiently. PROJECT MANAGEMENT CMAS provides construction project management services and to do so, we work closely with owners, architects, engineers, and other construction consultants to provide seamless integration between all stages of the construction process. From pre- construction to project closeout CMAS provides proactive problem solving solutions for any construction projects. WHAT IT ENTAILS - Preparation of the project execution plan. - Tendering management and tender negotiations. - Management of the initial mobilization stages of the construction contract. - Review of contractor’s equipment and facilities to ensure conformance with the contract. - Management of subcontracting process. - Management of construction information. - Establishment and coordination of project communication protocol. - Construction programme monitoring and management. - Conducting and recording the necessary site and technical meetings. - Monitoring the performance of the contractor for compliance with best industry practice in relation to workmanship and advice in case of non-compliance. - Review and approval the Health and Safety Plan submitted by the Contractor. - Regularly inspecting the works to ensure compliance with the approved Health and Safety Plan. - Managing and Overseeing testing, commissioning and handover of the project. - Managing and administering the project closeout, including preparation and co-ordination of the necessary documentation to facilitate the effective operation of the final product.
CONTRACT ADMINISTRATION The complexity of construction projects has grown steadily over the years and this has been accompanied by an increase in the extent of risk involved for owners, contractors, architects, and engineers with resulting negative impacts on projects. To safeguard our client's interests, CMAS adopts a proactive approach . OUR APPROACH - Analysing risks before signing contracts - Ensuring effective implementation of contract terms and conditions - Facilitating and participating in negotiations on issues arising under the contract with contractors, subcontractors, consultants and owners. - Instituting systems for tracking and maintaining contemporaneous records for delay and disruption events. This includes ensuring that the correct type and right amount of information is collected. - Analysis of delays and disruption to progress using CPM schedule analysis tools. The schedule analysis tools are also used in claims to determine the actual impact of delays by linking the cause of delays to their effects. - Documenting cause/effect of delays and increased costs including preparing and maintaining contemporary records. - Assessment of damages and expenses incurred due to circumstances which entitle recovery under the terms of the contract. - Avoiding and mitigating disputes and claims through early identification of problems and developing strategies responding to the problems before they become entrenched in the project.

The programme aims to renew old estates, optimize land use, SERVICES PROVIDED: improve the aesthetic appeal of houses and provide basic amenities while at the same time ARCHITECTS: providing affordable housing. BROOK HOUSE SCHOOL- RUNDA CAMPUS NAIROBI PROJECT TYPE: EDUCATIONAL FACILITY VALUE: COMPLETION: USD 20.0M PROJECT DETAILS: 2018 SERVICES PROVIDED: The school is located in Runda Nairobi and the scope of work included the construction of a main block for the classrooms and administrative offices, teachers accommodation apart ment block, an auditorium with a kitchen and dining, a sports hall, a playing field, a swim- ming pool and all associated services with a gross floor area of approximately 23,000m2 excluding externa facilities. CMAS were the resident Quantity Surveyors representing the principal contractor, offering contract administration, programme management and quantity surveying/cost management.
GEMS INTERNA TIONAL SCHOOL NAIROBI PROJECT TYPE: EDUCATIONAL FACILITY VALUE: COMPLETION: USD 14.0M PROJECT DETAILS: 2012 SERVICES PROVIDED: The school is located on Magadi Rd. It consists of a school block auditorium, multi-purpose sports hall, kitchen and dining, hostel facilities, international standard pool, basketball pitch, tennis court, football pitch and athletic field. CMAS was engaged by the principal contractor to offer Quantity Surveying, Contract Administration and Programme Management services.
THE AGA KHAN ACADEMY MOMBASA PROJECT TYPE: EDUCATIONAL FACILITY VALUE: USD 25.0M COMPLETION: 2012 PROJECT DETAILS: The institution is located in Mombasa and the scope of work included the construction of several buildings and facilities to the new Nursery, Primary and Secondary Schools for the SERVICES PROVIDED: Academy. The project was done in phases. CMAS were the resident Quantity Surveyors representing the principal contractor, offering contract administration, programme management and quantity surveying/cost management.
THE HUB KAREN NAIROBI PROJECT TYPE: MALL VALUE: USD 40.0M COMPLETION: 2017 PROJECT DETAILS: The Hub Karen is a large shopping, recreation and entertainment mall in Karen, an affluent suburb of the Kenyan capital Nairobi. The mall is situated over 50,000m2 featuring retail SERVICES PROVIDED: space, offices, medical facilities and a gym. It accommodates over 85 stores. PURPLE HAZE APART- MENTS NAIROBI PROJECT TYPE: RESIDENTIAL APARTMENTS VALUE: USD 20.0M COMPLETION: 2019 PROJECT DETAILS: The project has 2 blocks comprising of 7 floors of apartment & 2 levels of penthouses. The project has 219 apartments. SERVICES PROVIDED: CMAS provided contract consultancy to the client’s team. ARCHITECTS: WAVE ARCHITECTURE & DESIGN, SINGAPORE AND SYCUM SOLUTIONS.
AFRICA SPIRITS LTD THIKA PROJECT TYPE: INDUSTRIAL / FACTORY VALUE: USD 7.0M COMPLETION: 2016 PROJECT DETAILS: Africa Spirits Ltd(ASL) is a project in Thika. The project comprised of factory, Go-downs and offices for Africa Spirits Ltd, measuring an area of approximately 8,142 m2 SERVICES PROVIDED: CMAS QS offered project management and Quantity Surveying Services to the Client. FACTORY FOR NISSIN NOODLES for JKUAT JUJA MAIN CAMPUS PROJECT TYPE: FACTORY VALUE: USD 2.9M COMPLETION: 2017 PROJECT DETAILS: This was a design and build project which is located in JKUAT, Main Campus at Juja. The Work comprised the design and construction of a factory complete with the SERVICES PROVIDED: associated ancillary buildings and civil works. CMAS offered quantity surveying services. LILAC APARTMENTS PHASE 2 KIAMBU PROJECT TYPE: APARTMENTS VALUE: USD 1.35M COMPLETION: 2020 PROJECT DETAILS: This project which is currently under the bidding process is expected to commence construction in March 2020. The project involves the addition of one Block of Apartments to the already SERVICES PROVIDED: existing two blocks that had been executed in Phase 1. This 2nd Phase involves the Construction of 19 two bedroom apartments, 3 one bedroom apartments and a lower ground floor parking in a ARCHITECTS: seven storeyed block at Kiambu. CMAS duties include provision of quantity surveying services and project management services to the Client with an estimated contract sum of Ksh 135 Million. M/S APT BUILDING ASSOCIATES.
LAB (PHASE 2) FOR NATIONAL SERICULTURE RESEARCH CENTRE (NSRC) MARAGWA PROJECT TYPE: LABORATORY VALUE: USD 0.4M COMPLETION: 2019 PROJECT DETAILS: The scope of work for this project which is underway involves the construction of a rearing laboratory for silkworms for NSRC funded by JICA. The construction is expected to be SERVICES PROVIDED: completed in July 2020 with a contract sum of USD 0.4M. ARCHITECT: CMAS has been engaged by JICA as the Quantity Surveyor and Project Manager in offering consultancy services as a consortium of consultants. M/S. APT BUILDING ASSOCIATES
UPGRADING OF THE MT. KENYA GAME RANCH (MKGR) AIRSTRIP NANYUKI PROJECT TYPE: AIRSTRIP WITH ANCILLARY FACILITIES VALUE: USD 3.0M COMPLETION: 2017 PROJECT DETAILS: Construction of a 35m wide runway path with 20m width of the runway in tarmac, 7.5m wide shoulders on either side of the tarmac covered in grass. The new runway has been realigned SERVICES PROVIDED: to allow for elongation of the full length to 1700m. Relocation of the existing hangar, ENGINEER: construction of a waiting lounge including access road, fuel tank house, weather station, fencing and drainage works was also part of the scope.
